Buying an apartment in Casablanca

Hi everyone, I’d like to buy a new apartment in Casablanca on a small budget, but I don’t know who or what to trust—whether it’s for a mortgage or a developer. I’m doing some research online to get an idea, but hearing from someone with experience is much more reassuring. I’m planning to come this summer to buy the apartment since I really want to visit often, especially for my kids. Thanks in advance for any tips!

hi The first tip: never proceed without a notary present. You can get a mortgage from CIH Bank, and you’ll find lists of reliable real estate developers there. Prices vary widely—sometimes double—depending on location, quality, and finishes. You can get up to 80% financing. Never proceed without a notary of your choice. Larbi

Thanks, Larbi, for your advice. Actually, I’m new to this, so can a notary provide a list of reputable developers? As for prices, of course, it’ll depend on the neighborhood and quality. Do you happen to have an idea of the prices in Casablanca for a 3-room apartment (F3)? Please and thank you, Larbi.

hi there, in a decent neighborhood you’re looking at around 2000 € per sq. meter. Casablanca has gotten as expensive as France now. Hang in there!

Hi Khotao, thanks for your reply. It's true that right now this city is getting expensive. I’d also like some advice on trying to buy at a reasonable price in a decent neighborhood and get an idea of prices to assess financing with the bank. I need to be careful to make this happen. Thanks in advance.

you should budget around 120 000 € for a new 3-room apartment!

hi there.

for the F3, prices range between 500,000.00 and 1,000,000.00 MAD in decent neighborhoods.

you should insist on using your own notary.

good luck with the process.
IN Inchino ·
Thanks, nemo, for your message. The price you mentioned is way higher than what I expected—it really feels like French prices. Well, it *is* Casablanca, after all.
IN Inchino ·
Thanks for your message. I think you're from Casablanca—what are the decent neighborhoods with reasonable prices in your opinion? For the notary, I’d like one who’s professional.

Hi there.

Luckily, there are plenty of options: in the center, the hospital district, Bourgogne, 2 Mars, Beauséjour, Oasis, Ain Diab... On the way to the small town of Mohammedia: you’ve got Roches Noires, Ain Sebaà. Toward El Jadida, Dar Bouazza. Toward the city of Settat: Californie Bouskoura...

For the best deal, it’s everywhere—as long as you don’t go through real estate agencies or middlemen, who are just as responsible for the skyrocketing prices the housing market is seeing these days.

Here’s my advice: first, visit these neighborhoods to get a sense of the price range. Before finalizing your purchase, check out the apartment at different times of the day, because a street that’s pretty quiet during the day can be unbearable at night or midday.

For a notary, I can recommend Maître SBAGHI on Boulevard de la Résistance.

Good luck.

Hi Sebbar, thanks for your helpful message. I’ve heard about the Addoha group—what do you think of them? I’m planning to come at the beginning of July, and I really intend, inshallah, to buy an apartment. I’m taking your advice into account since I don’t really know Casa except for vacations. Thanks for the notary tip. See you soon.

hi there, you forgot Maarif (the new center of Casa) and Anfa. On the other hand, Ain Sebaa isn't great, but oh well... Last remark: Dar Bouazza (it's amazing, my favorite spot, but darn, we shouldn't talk about it too much). Cheers.

Dar Bouazza ???

It might be nice one day when there’s a garbage collection service, instead of piles on the side of the streets that feed stray dogs or get burned, giving off that plastic smell. The road connecting to Casa is one of the most dangerous in the area—unless it’s jammed on beach-return days.

Hi,

After my father’s passing, we’ve decided to sell our apartment located in Ain Chock, near the California neighborhood. It’s 116 m² with 3 bedrooms, a large living room, and a big kitchen. There’s a spacious entryway, and the price is 80,000 €. I’m available if you have any questions.

hi there.

I’d recommend the AL OMRANE group (formerly ERAC) instead. At least they don’t cut corners.

Personally, I’m really happy with my purchase—check out EL FAL or CHAABI LI ISKANE too.

As for RAOULX, I’m glad to hear from you every time someone knocks on your door.

See you around.

Hi Mohamed, Here’s the view from the entrance of a villa for rent that I visited the day after that famous storm! With ocean views!! 12,000 MAD per month!! No hot water in the kitchen, Garage with such a steep ramp and such a low ceiling that nothing fits inside.

Hi Khotao, thanks for your message! I love what’s downtown—those colorful streets, the vibe that’s both European and distinctly Moroccan. When I go this summer, I’ll check out your neighborhood pick, inshallah, to see for myself. See you soon.
IN Inchino ·
Good evening Raoulx, I hope not all the streets look like that. It’s a shame for Casa—I really like this city. And it’s true, every trip back from the beach is a nightmare, especially in the middle of summer with traffic that’s impossible to keep up with, as it’s so difficult for me because of drivers who are sometimes, let’s say, inattentive. See you soon.
IN Inchino ·
Hi Yahilou, I’m so sorry about your dad. Thanks for your message—this is way over my budget, but I’ll ask around to see if I can help you out. Talk soon.
IN Inchino ·
Hi Sebbar, thanks for your message. Would it be possible for you to tell me all the steps you took for your purchase, and if it’s not too personal, the price as well? Also, what does this group offer? Does CHAABI LI ISKANE have any connection with Banque Populaire? See you soon.

Hey, if you take a photo of Naples today, it looks like this, and yet Naples is a great city. On the way back from the beach, I admit that between 4 PM and 8 PM it gets jammed, but hey, it's like that everywhere in many coastal cities around the world (the French Riviera is worse). But I still think that in Dar Bouazza it's cleaner than in Paris (and fewer traffic jams). Cheers.

Hi Inchino,

Have you already settled on an idea of which neighborhood you’re targeting, or the size? When you say you’ve looked into it, do you have any idea of the price per square meter? Since a lot of people come to work in Morocco, prices are skyrocketing (last month’s 14,000 MAD is now 16,000 MAD for new builds in Gandhi, for example). You know, here everything happens through friends. A friend does you a favor, hoping you’ll return it someday. So you should mention, for example, that you work in education or business, and a Moroccan with kids who need to study in France might help you—they know a friend in real estate... or their daughter just graduated in marketing and is looking for an internship in France... I think real estate professionals will also respond when they see your ad. If I can be of any help, let me know which neighborhoods, etc.... Best regards.

Sorry, I just re-read what I posted—it’ll be more readable without the mistakes:

Buying an apartment requires a lot of thought and time, so you’ll need to come here to Casablanca and check out the buildings that have just been constructed. You visit the apartment (there’s always a concierge on hand to assist you), and if you like it, you contact the owner directly. Once you agree on the price, the notary handles all the paperwork—bank, administration, etc. Right now, the best neighborhood in Casa is around Bd Al Massira in the Racine district.

Hi Djdjer, thanks for your message. After taking into account the info from VF members, I’ve gathered details about the developers Al Omrane and Addoha, then checking out the banks, the administrative and notary formalities. But for the neighborhoods, I’d like something in the city for a 3-room apartment (F3) with a budget between 25,000 or 30,000 €. Thanks for your help—I actually don’t know how to say I want this or that to get this or that, so I might be at a disadvantage compared to others, but oh well... Thanks, see you soon.
IN Inchino ·
Hi Bounaim, thanks for your reply. When I come to Casa, I’ll check out the Racine neighborhood and others, and I hope to find what I’m looking for, thanks to all the info I’ve gotten from this forum. As for the owner—who might be a developer—can I get brochures online before I come to visit in person? That way, I can get an idea of the different buildings and styles. See you soon.

Hi!/You can visit a site www.marocannonces.com. For photos, they’re only available in brochures distributed in supermarkets. I’ll be at your full disposal once I’m in Casablanca if you’d like any help!

A new 3-room apartment in the city center for 25 to 30,000 €—unfortunately, that’s likely to remain a dream. Even in Rabat, which is cheaper, it doesn’t exist.
SE Sebbar Regular ·
Hi.

For the Chaabi group, it has nothing to do with the bank you mentioned. It’s part of the YNNA holding company.

TO MAKE THINGS EASIER FOR YOU, try checking out these two sites to see their offers:

www.al omrane.ma and www.chaabi lil iskane.ma

For the procedures, the notary will handle everything from A to Z.

For me, my 80m² cost 290,000 DH, but that was 2 years ago.

A tip: be very careful with offers you receive via private messages or elsewhere.

See you around.

Good evening Nemo, it's true, it's a dream, but if I need to do more, I'll go in that direction. I'm thinking of making a purchase that fits the price while keeping in mind my priorities and what I want. Thanks in advance for your reply. By the way, how much should I budget for Racine, Gauthier, Anfa—basically decent neighborhoods? Thanks in advance.
IN Inchino ·
Good evening Sebbar, thanks for your valuable information. I’d also like to get my purchase at the price you mentioned if any are still available. I’ll check the sites you sent me for details on loans. As for the notary, how did you handle it?

It’s true, you’ve got to be careful in this area—there are a lot of, let’s say, not-so-great people around. Thanks, see you soon.

Here’s a smart observation. You had a good eye, and it turns out you didn’t lose it! Also, glad to hear you’re doing well despite the nonsense read on a blog some time ago. Honestly, you never know who to believe.
