J'ai passé un mois à St François , c'était en Février 2011 en pensant aussi à un investissement retraite . C'était la deuxième fois que j'allais en Gwada ; la 1ére année à la marina de Gosier , impossible de fermer l'oeuil jusqu'à environ 4 heures du mat et reprise des "activités" guère après 5 heures . A St François : changement de programme car ce sont les moustiques qui nous ont rendus la vie impossible : à partir de 17 heures , gare . De plus si vous aimez la plage , le secteur est quelque peu venté et du coup c'est la sensation de fraicheur assurée et à part la plage des raisins clairs (comptez environ 2kms du bourg) , ce n'est pas terrible . Je me suis rendu plusieurs fois à Sainte Anne pendant cette période et c'était nettement plus agréable . La marina de St François est assez agréable et sans bruit même tard dans la nuit . Si vous connaissez alors vous devez savoir un peu comment çà se passe sinon perso je vous déconseille d'investir dans ce coin : les appart sont vraiment pas chers (à partir de 60000 euros) car je pense que l'offre est trop importante alors pensez aussi à la revente ... Si vous flânez sur les bords de la marina vous observerez la foultitude des pancartes à vendre et à louer , après c'est chacun qui voit et on a bien sûr le droit de tomber sous le charme .
En ce qui nous concerne, nous sommes propriétaires d'un appartement sur la marina où nous nous rendons 2 fois par an.
Jamais nous n'avons été dérangés par le bruit des câbles des bâteaux. Je précise que, même si notre résidence jouxte le port, notre appartement n'est pas en première ligne sur celui ci. Faites donc le choix d'un appartement qui ne soit pas directement en façade sur la marina. Si vous souhaitez le calme, c'est la bonne solution car, outre les bâteaux, vous y avez également un passage piétonnier important et nombre de bars et restaurants.
Sinon? Je pense que vous avez fait le bon choix de l'endroit.
St François offre une qualité de vie, avec toutes commodités, facilités et loisirs sur place. Aussi le calme que l'on ne trouve pas à Ste Anne, commune traversée par un flot incessant de voitures et dont les plages sont envahies à longueur de temps. Critères importants pour des retraités!
Les alizés rafraichissent doucement l'endroit, qui d'ailleurs est connu pour son micro climat trés agréable Et, franchement, il y a bien pire comme endroit envahi par les moustiques!
Pour le côté investissement? Jamais rien vu à 60000€, alors même que nous avons achetté en période de prix bas! Constatation faire depuis notre achat? Pourvu que l'on fasse le bon choix, l'investissement n'est pas à perte.....loin de là même!

Il faut juste un peu ouvrir les yeux et se renseigner . Un seul exemple de site immobilier , seloger.com et c'est une FOULTITUDE d'appart à 2 balles et quand j'annonce 60000 euros c'est négocié . Désolé , mais j'affirme ce chiffre car j'en ai fait l'expérience sur le terrain . Ensuite il faut tout dire aux éventuels acheteurs . Grèves à répétition et quand ils sont en grève çà rigole pas . Depuis 2008 l'immobilier a chuté (et tant pis si il ne faut surtout pas le dire) . Un peu comme en Espagne énormément d'appart à vendre , c'est certainement une preuve que tout va bien . Question moustiques : chacun ses moeurs ... Je vous donne vraiment raison sur les alizés car pour rafraichir , çà rafraichit ...

Allant depuis xx années à Ste-Anne, pendant 1 ou 2 mois, je suis d'accord avec Kornog !
Si nous devions investir en Guadeloupe, je ne choisirais pas St-François et surtout pas la Marina ! trop de proximité... aucune tranquilité, et ambiance rien à voir avec Ste-Anne, beaucoup plus authentique !
Quant aux plages, elles sont bien plus belles et très accueillantes pour les Retraités aussi !
Il en faut effectivement pour tous les goûts !

- Moustiques? Avez vous seulement passé une nuit à l'intérieur de l'île pour savoir que le bord de mer est particulièrement épargné?

Quel est le plus important lorsqu'on choisi de vivre sous les tropiques ? et dans vos cas plus particuliérement en Guadeloupe? le prix du M2 qui est "plus ou moins ici ou là" ;les haubans de voliers sur le port ; la concentration de métros plus ou moins importante à Ste Anne ou St François ; les coins les "plus authentiques " mais de quelle authenticité parlons nous d'ailleurs ?
Si le climat ; l'environnement ;le parc immobilier ou méme la nature ; ou enfin les particularités de nos iles d'outre mer devaient étre plus proches de "ceci ou cela" ;mieux vaut rester à la Baule ; Aurillac ;Paris ou Vesoul ( 😏) ou Mulhouse !!!
L'essentiel n'est 'il pas de s'mmerger dans autre chose ; la mer ;la foret;les cascades les volcans ;le "meltingpot" de la gastronomie créole et tout ce qui fait la richesse de l'outre mer . Le reste n'est que littérature et matérialisme ; alors venez dans les iles , imprégnez vous de l'archipel dans son ensemble et faites nous révez par vos recits et vos decouvertes mais non par vos petits tracas quotidiens ou vos avis sur le prix du studio ou du T2

Comment vous avez fait quand vous êtes arrivé sur l'île, il y a 23 années? Vous avez choisi votre "petite maison dans la prairie" selon votre inspiration et sans renseignement? Au petit "bonheur la chance" sur un simple ressenti?
Désolée mais je doute fort que ça se passe aussi simplement quand on a un projet de vie: tourner la page sur la métropole, qui plus est à l'âge de la retraite, pour aller vivre dans un ailleurs! Ca demande un minimum de réflexion qui passe par des considérations matérielles.......qui ne sont pas, quoique vous en disiez, un copié collé de ce que nous avons ici........mais juste une recherche qui peaufine notre choix!
Par ailleurs, croyez vous que celui qui fait ce choix n'est pas imprégné de l'ïle, voir de son archipel comme vous le dites?
Ceci dit, bien d'accord avec vous sur le fait qu'il y a toujours à découvrir et je vais dans ce sens......Encore des fleurs que je ne connaissais pas, le jardin de plantes aromatiques d'amis sur place, une rencontre avec le "propriétaire" d'un temple indien, Marie Galante, survol des îles, etc furent mes dernières découvertes avant les prochaines en mars......comme quoi on peut répondre à des questions "bassement" matérielles.....avec tristesse, semon vos dires!

Dans ces cas là on souhaite plutot réver et lire des récits d'expérience enthousiastes ou des retours d'avis sur les mauvais plans à éviter. ou mieux encore des conseils avisés sur des VRAIES questions qu'on se pose.
Un choix de nouvelle vie se passe de 2 façons ;
1) on prépare sur de longs mois en calculant chaque paramétre pensant étre au "top" ; et il reste au final une bonne dose d'incertitudes qu'on ne peut anticiper et qui ; de toutes façons ; apparaissent trés vite une fois arrivé sur place.(culturelles ;financiéres;matérielles;géographiques etc etc etc ).

2) on a un appel du large et/ou des tropiques + un aller et retour d'une semaine sur place et 3 semaines pour choisir de quitter sa région avec femme et enfant ;chacun un travail et un mode de vie bien en place et on s'adapte en arrivant tout en gardant son réalisme "NON béa " et en se donnant un timing et des objectifs d'installation définitive ou non .
Ce fut notre cas ;et pas la chance d'etre retraité avec une certaiine securité en ayant du temps pour se dire Oui ou Non 😏 j'y vais ......ou pas
Tu comprendras que mon coté "mise d'huile sur le feu" me démangeait un peu au sujet de :
la fréquentation sur la plage de Ste Anne ;le bruit des cables des voiliers ;les apparts à 60000 ou 95000 ou à 300000 ou plus ;ou encore les idées toutes faites sur l'insécurité ou le mauvais acceuil ou toute autre futilité
Cerise sur le gateau aprés 9 semaines d'installation on "béneficiait" de notre ami "Hugo" de triste mémoire .
Donc le "matérialisme "etait ailleurs et le piment de vivre une "petite aventure " avait déjà pris le dessus ; et reste " le liant" depuis toutes ces années
Bonne retraite et bonnes découvertes de iles de Guadeloupe et des autres voisines 😉😉
