Il y a erreur sur la somme ce n'est pas 2000€ que l'on doit te demander mais plutôt 12000€. Les frais "dits" de notaire englobent plein de choses et non pas uniquement la rémunération du notaire

moi j'ai contactez 5 notaires pour un devis des frais , cela me permettra de choisir, car c'est vraiment pas simple. c'est dommage car je passe directement par les propriétaires, mais c'est pas du tout évident. j'ai demandé a la proprio qu'elle m'envoi les doc du syndic, pour savoir si elle a tout bien réglé.

Personnellement on m'avait dit 10 % sur le prix d'achat tout est compris, frais du Notaire, Impôts.
Jean Louis, vérifie tout par toi même si tu achètes directement chez le particulier, il n'y a pas que les charges du syndic, le rapport de l'Assemblée Générale si tu n'auras pas d'autres frais pour l'année suivante, travaux, l'électricité, l'eau, impôts, etc...N'achètes surtout pas à l'aveuglette et bien réfléchir, ça ne te coûte rien si tu vois un agent immobilier en t’intéressant à un bien qu'il vend sans que tu le visites en lui posant toutes les questions.

Les saisines des banques s'apparentent souvent "aux chateaux en Espagne".
La crise immobiière espagnole est en voie de stagnation, les vraies bonnes affaires c'étaient en 2012.
Encore une fos, si vous prenez le temps de lire les posts de ceux qui ont acheté réellement un bien immobilier en Espage, vous verrez que les prix ont effectivement chuté de 30/40% depuis 2009/2010, ce qui compensait à peine la forte hausse des prix à partir de 2005.
Toutes les provinces espagnoles ne sont pas concernées de la même manière. Je ne connais que la situation de la cote Est., en résumé, plus on descend au sud, moins c'est cher. Pourquoi? no say! les européens veulent limiter les temps de roulage, et les Russes ne jurent que par la Costa Brava.
L'andalousie a particulièrement souffert, et surtout les immeubles excentrés avec peu de commoditiés.
Mais il est impossible de trouver un appartement correctement construit, isolé et avec une vue dégagée à moins de 60000€ pour 1 chambre et 80000€ pour 2 chambres.
Je connais des appartements de 25 m2, sans chauffage, avec une vue sur le mur d'en face situé à 2 m qui sont proposés à 40000€ et qui seront toujours invendables, sauf pour en faire un débarras.
Les vérifications à faire et les différences avec les lois françaises ont déjà été détaillées.
Les frais d'acquisition (notaire, enregistrements, déclarations) sont en général de 9 à 12% du Prix de vente, cela dépend des provinces et du prix du bien.
Mais avant tout, il faut aller sur place, y passer une semaine en prospection, et se faire tout expliquer par les voisins et commerçants, si vous ne voulez pas passer par une agence.
Le notaire espagnol ne fait aucune vérification sur l'état et la nature du bien, uniquement si le vendeur est bien le propriétaire.
Des exemples avec construction d'un parking aérien en face d'un immeuble vendu avec "vue mer" sont habitules.
C'est un devoir de bousculer la pensée unique...

Celui qui vérifie ce point là est un asesor ou un avocat ... et je n'aurais même pas confiance en une agence immobilière pour cette question là.

En effet, il vaut mieux contacter directement Solvia si tu achètes dans la province de Valencia, ils te diront ce qu'il faudrait comme documents, quant à l'apport, selon les banques 0 % et +, voir directement avec la banque, certains agents immobilier sont en bon contact avec les conseillers.

Dans mon cas (achat début 2011) le notaire de Blanes n'a vérifié qu'un seul et unique élément: que le vendeur était bien titulalire d'un acte de pleine propriété enregistré à la Maire de Lloret et aux impots.
Aucune autre vérification, ne sur le métrage, ni sur les travaux en cours dans le lotissement ou la copro, ni sur les éventuelles modifications du plan d'urbanisation.
Bon 2014.

Il y a d'énormes différences entre Pineda et Tossa.
Pineda c'est plus la Costa Brava, et la ligne de chemin de fer dénature beaucoup. C'est une ville très pauvre... qui ressemble un peu aux quartiers difficiles de Toulon ou Beziers.
Blanes est une ville peu touristique, c'est à dire les commerçants et employés des hotels de LLoret habitent à Blanes, beaucoup plus calme, mais avec très peu d'hotels et beaucoup de campings.
Tossa est une station magnifique, l'une des 25 plus belles stations du monde selon le National Geographic. Très chère mais complètement déserte à compter du 15 septembre, et jusqu'au 15 mai.
C'est pour cela que notre choix s'est portée sur Lloret, en évitant absolument le centre ville.
Blanes et Lloret c'est 2 villes distantes de 5 kms avec 100 000 habitants l'hiver.
Nombreux commerces et restos ouverts toute l'année.

Entre ces trois, je préfère Blanes. Mais je n'en connais que le port pour y avoir fait escale à la voile. Tossa je crois est une station touristique. On y vente ses mérites à la télé en Espagne.

Nous avons eu la même expérience à Alicante.
Au nord de Lloret, la Costa Brava mérite bien son nom de cote Sauvage (et non pas brave!!!).
C'est très accidenté et les rares plages sont au fond de criques difficilement accessibles. Scooter obligatoire!
Palamos est un joli village, mais rien de comparable à la beauté de Tossa, réellement magnifique mais déserte hors saison.
Encore plus au nord on arrive à l'Escala/Estartit, grosses stations sous la forme de marinas.
Ce sont plus des stations balnéaires que des villes habitées 12/12 mois.
Enorme différence entre un achat pour les 3 mois d'été et pour y vivre à l'année ou presque.
2 exemples: Les habitants de Tossa doivent aller à Blanes (20 km) pour acheter une simple bonbonne de gaz..., et à Lloret pour boire un verre dans un bar sympa (à compter du 01 octobre et jusqu'à fin mai), ça calme tout de suite....
Le plus simple est de venir passer une semaine dans le coin, pour visiter chaque ville ou village, et de choisir la zone qui correspond le mieux à vos gouts.
On a pas tous les mêmes motivations et c'est tant mieux.
Mais il ne faut pas rêver... les prix ont chuté certes, mais un vrai appart (2 chambres et petite terrasse, aux normes actuelles et sans vice) ne se trouve pas à moins de 100000€, et beaucoup plus si vue mer et parking...
A mon avis les meilleures affaires sont sur les gros budgets, mais la concurrence avec nos amis Russes est vive.
Dernièrement une villa sur 4 niveaux (150m2 habitables) avec ascenceur privé et piscine intérieure ouvrable, s'est vendue 450000€, son proprio l'avait acheté à un promoteur plus de 650000€ en 2009...

pour ma part l'appartement qu'ont achètent est situé a 700m de la plage , il fait 60 m2, a 1 chambre , un grand salon , cuisine équipé , balcon, piscine, jeux pour enfants , terrain de tennis etc etc...... de plus il a été refait entièrement a neuf: carrelage, électricité, peinture , etc ...... pour un prix de 54000€ , je pense que c'est vraiment pas cher. dans le même coin, certains appart sont affichés aux prix de 70000€ a 80000€ ( même surface )

Notre idée est d'acheter un appartement pour venir l'été et quelques week-end en Mai et Septembre.
Je connais Lloret del Mar et Pineda de Mar. J'ai trouvé le village de Pineda sympa, sauf pour la plage, separée par la ligne de chemin de fer. Je pense concentrer nos recherches dans une zone situé entre Blanes et Arenys de Mar ( Blanes, Malgrat, Santa Susanna, Calella, Canet de Mar)
Cette fameuse ligne de chemin de fer, elle longe la plage dans tous les villages? Selon vous où se situent les plus belles plages? A Pineda de Mar, j'ai trouvé qu'on avait plus pied rapidement. Est ce que toutes les plages sont similaires?

Pour ma part, je loue mon appartement moi même via le site Abritel. Fr et je n'ai jamais eu de soucis.
Si vous passez par une agence locale, il faudra le déclarer et payer des taxes en Espagne. De même, certaines agences vont vous annoncer que l'appartement n'est pas louer malgres que celui-ci est occupé. Et sur le prix de location, vous devrez laisser +/- 20% a l'agence.
En le louant moi-même, j'ai quasiment 5 mois de locations par an, voire plus certaines années. Par exemple, pour cette année, il est déjà loue plus de 4 mois et il me reste encore de la place fin juin.

Je demande également une caution, remboursable après le retour des clefs.
Pour abritel, il y a un abonnement a payer suivant le nombre de semaines de mise en location. Pour ma part, je n'ai jamais eu de soucis avec les locataires du site. Il y en a même qui sont devenu des habitués d'année en année. De plus le locataire peut laisser sur le site une appréciation concernant votre location et visible par tous. Il existe d'autres sites, équivalent, payant aussi. Pour info, via abritel et ses sites partenaires, j'ai déjà eu des australiens et pour cette année, j'ai des américains. Dans ses cas là, pour les clefs, j'ai une personne de confiance dans les environs qui va leur remettre lors de leur arrivée. Idem pour le départ. J'ai beaucoup à de belges ou de français. Par contre, je refuse les espagnols car si a la fin du séjour, ils ne quittent pas, impossible de les mettre dehors et ils sont protégé par les lois du pays. Bien a vous et a votre service.

So, I submitted a biometric passport application on July 20th. Since then, the tracking has been stuck, and the town hall can’t (or won’t) give me any clear information. Every time I call, I get a different story. The last update I received was that the passport had been produced since July 23rd with a status of "about to be shipped," but nothing since then.
I’ve managed to push my departure back to next Tuesday at the latest, but I’m starting to really panic.
Have any of you submitted an application around July 20th, especially in Val-d'Oise (95)? How long did you wait between the passport being produced and it being available at the town hall? Is it normal for this step to take this long?
This mission means so much to me. I had everything organized, and I’m also supposed to attend a friend’s wedding right after near the border.

I’m a regular visitor to Canada—this will be my 10th trip since 1997, plus a year as a permanent resident (2000–2001) and a cross-country run from Vancouver to Halifax in 2011. So, I’m definitely not a terrorist! But since our last trip in July 2015, they’ve introduced this eTA thing. Seems more like a way to make money than to actually secure Canada, if you ask me, but anyway, that’s not the point. I applied for an eTA for myself, my wife, and our two kids. They all got approved within hours, but not me! I was asked to create a GC key and then an IRCC account, which I did. Normally, you get news within 72 hours, but since Monday, January 15th, nothing! In the "message" section of the account, it says "explanation letter (required)" with a deadline of January 25th, but I can’t find any explanation anywhere—despite searching the Canadian government website and Google. No links, nothing! I’ve emailed them but haven’t heard back yet. I’m thinking of calling the Canadian embassy in Paris tomorrow. Even though I’m not stressing yet, it’d be a bummer if everyone else got to go without me! If anyone’s had this issue before or knows what this explanation letter is about, I’d love to hear more.

I’ve tried my hotel, the Lotte Hotel (which is well-known in Seoul), the airport—basically, I’ve entered at least 20 addresses, all rejected....

Some websites say the passport must be valid for 3 months at the time of entry. However, it will still be valid both on entry and return, but its validity will only be 1 month at the time of entry (and 3 weeks on the return date, everything prepaid).
It's an individual family trip.

This year, it’s a disaster for us—not only were we planning a 4-month stay, adding a visa run in between (which some say is quite risky), but the law is apparently changing in the coming months with the return of the 1-month exemption (plus the usual 1-month option). So, we looked into applying for a 6-month multiple-entry visa, allowing a maximum of 60 consecutive days in Thailand. However, I can’t find anywhere the minimum time required outside Thailand between two stays—do any of you have an idea? Thanks for the info! If you’d like tips on Khao Lak and the surrounding areas, we’ve got some experience, though things change fast! Cheers, Bruno.

We’ll soon be moving to Madagascar long-term.
As a French national, I need to obtain a short-stay visa that can be converted to a long-stay one. To do this, I have to send the required documents to the Madagascar embassy in Paris.
No issues with that procedure so far.
If I get this visa, once I arrive in Madagascar, I’ll need to provide the same documents to the Ministry of the Interior in Anosy. I’m trying to find an email address or website for the Ministry to check which documents I need to submit (I think they ask for additional ones).
If you have any info on this, I’d appreciate your replies.

I filled out the B2 form to apply for a visa, created an account on Atvis to pay the visa fees and schedule a meet-up, but every time I try to pay with my Boursobank Visa 1st card, they refuse the payment with a message telling me to check my details (address), even though everything is correct. Does anyone know why this is happening, or maybe they don’t accept Visa cards? Are you aware of this?

Just a question that’s probably been asked before (though usually the other way around for my situation :))
My wife and I are heading to the US.
On her ticket, it only has her maiden name (e.g., Martine DUPOND).
On her passport, it’s written as Martine DUPOND épouse AVRY.
No issues for travel, I hope I did the right thing with the ticket?
Then for the ESTA, is just Martine DUPOND enough, or do I need to include the "épouse AVRY" part like on the passport?

I arrive in Peru on August 13, 2019 (for about twelve days), and my passport is valid until February 16, 2020.
That’s 6 months and 3 days after my arrival date in Peru. In my opinion, I’m good to go.
But could I still be denied entry if they say I don’t cover the return date or that I’m too close to the 6-month mark?

My departure is slowly approaching, and now that I’ve got my Russian visa sorted, I’m fine-tuning the rest of my trip to Tajikistan. Since the Tajik visa is no longer required for stays under 30 days (for French nationals), I’ll need to visit the Ministry of Interior (OVIR) to register within 10 days of entering the country. No big deal, though, since I had to go there anyway to apply for my GBAO permit. 😉 However, I’ve *seen* several reports from travelers (mostly motorized) mentioning that you need an entry permit for Kyrgyzstan, which has to be arranged in advance at the Kyrgyz Ministry (consulate?) in Dushanbe. Otherwise, you’re *stuck* at the Kyzyl-Art border (with no Wi-Fi, of course, to try and sort it out). The most recent report was from a year ago, so I’d love to know if this is still the case and if it’s indeed at the Kyrgyz Ministry (consulate?) where you need to go for this pre-authorization.
Does anyone have any recent info on this?
