Bonjour, je souhaite d'abord me renseigner sur le visa (via société thai ou pas, mais ca semble compliqué), puis louer ou acheter, en tout cas vivre à koh samui.
Je me renseigne donc de partout, et pour éviter les arnaques je m'entourerai d'avocats.
Pour le visa, j'en suis au fait que jusqu'à 90 jours, pas de problème, après...
Et en créant une société thai, pour respecter scrupuleusement la législation, ça se complique, avant on pouvait prendre n'importe quel thai, maintenant il faut qu'il ait des moyens, investi dans la société, bref, pas fictif.
Au niveau de la maison, ça commence à 2.5 millions à koh samui pour une maison sympathique.
J'ai aussi regardé les terrains......

exact avant il y avait des thai dit : nominner meme si les thais reclamait, par voie de justice si tu prouvais que tu avais mis l'argent et eux non tu recuperais ton bien.
actuelement quand tu vas au land office il faut montrer les bank book des thai, ils deviennent officielement proprio des part de la compagnie.
mais tres bien de prendre conseil directement avec un avocat car justement les lois change constament, faut voir les dernieres, fais confiance a personne( encore moin aux expat ) , si tu entreprend des gros travaux fait que tout soit ecrit noir sur blanc dans le contrat, delai , compensation etc
dans un premier temps personnelement je te conseil de louer, et de bien tout regarder, bien sur le coter administratif , mais aussi betement pour la vie de tout les jours, un lieu paradisiaque pour 2 semaines de vacances peux etre chiant a long terme. esite pas a bouger
s'entourer d'avocats est totalement inutile, d'autant que ce pourrait etre alors les mieux placés pour savoir vous entourlouper !
trouver un assistant thai de confiance et débrouillard sera certes plus dur mais beaucoup plus utile
car pour le visa, le permis de travail les demarches administrtaives, un avocat n'est pas indispensable
le seul moment ou l'avocat est obligatoire, c'est lors de la création et de l'enregistrement de la société ( mais ca représente 3 journées de travail d'avocat - guere plus )
les démarches sont simples, logiques et vraiment pas compliquées , puisque vous voulez faire les choses en regle
( en général ca semble compliqué pour ceux qui ne font pas les choses en regle, ceux qui ne remplissent pas ou plus, les conditions demandées ou qui essaient de contourner la loi ou l'esprit de la loi )
pour le reste, le mieux est de venir chercher les infos sur place en y passant déjà 3 ou 6 mois avec un visa de touriste
car dans votre cas ( age 29 ans) la seule possibilité est soit de trouver un travail soit de le creer vous meme
donc un projet qui demande a ce que vous soyez sur place
S'entourer d'avocats n'est surement pas utile, mais en avoir un bon, surtout lorsque l'on débarque n'est pas inutile. Perso, je n'ai absolument pas à me plaindre des services du mien, à des tarifs qui restent super raisonnables...

je suis tout a fait d'accord avec toi ; un "bon" avocat de temps en temps peu s'averer utile, et surtout de bon conseil, voire indispensable dans certains cas
en ce qui me concerne j'ai utilisé un avocat 3 fois : la première fois il y a 10 ans pour la création et l'enregistrement de la société
( 3 journées ) ,1 autre fois il y a 5 ans pour rédiger un compte rendu d'assemblée générale modifiant les staut et les comptes en banque société
et la 3ème fois en 2007, lorsque la loi a changé , n'imposant plus que 3 actionnaires pour une Limited Co (au lieu des 7 actionnaires exigés auparavant)
et j'ai effectivement 2 assistants thais de confiance ( + un bon comptable)
pour la maison, la construction de la maison , le suivi du chantier j'ai personellement assuré ( certes c'est un peu ma partie ! )
