2) prix de la contruction (+/- 150 m2) sachant que j'ai l'intention de la construire avec des habitants du village.

je te conseille vivement de vérifier toute information qu'on te donne... surtout si elle vient de gens qui proposent de t'aider. Visite d'abord le Sénégal, parle aux étrangers qui sont des résidents depuis longtemps et décide si tu veux t'aventurer dans un tel projet. Le nombre de gens et entreprises qui se sont fait piégées en achetant un terrain ou en construisant sur place est tel qu'il est prudent d'inventorier les risques.
Il y a de nombreuses causes à ces situations. L'une d'entre elles est liée à la supperposition d'un droit coutumier qui n'est pas écrit et le droit moderne. Par exemple, un terrain peut appartenir à quelqu'un sans pour autant que la personne ne possède de document écrit. Il a arrive aussi qu' une personne montre un droit de propriété qui en fait est un faux. Il y a des cas où une personne est propriétaire du terrain mais pas de la maison dessus ou l'inverse....
j'ai l'intention avec mon épouse d'acheter un campement pour y vivre et l'exploiter tranquillement. Y a-t-il des risques de se faire plumer en achetant et en faisant toutes les tractations avec une agence immobilière?

Je te conseille de te rendre au Senegal et de parler avec les Europeens installes sur place. Beaucoup sont restaurateurs ou hoteliers... demande conseil... je sais notamment que des Belges ont ouvert des auberges et campements sur la plage dans ce qu 'on appelle la langue de Barbarie (region de St Louis)... je ne me souviens plus du nom mais peut etre en surfant sur internet tu le trouveras...
Les Senegalais sont les rois de la triche... ils appellent cela la debrouillardise ou en Wolof ils disent faire le gorgorloo.. ils sont aussi d'excellents orateurs et beaucoup tombent dans leur piege...

Attention aussi au droit, qui n'est pas le même d'une région à l'autre, voire d'un quartier à un autre... A Saly par exemple (où mes parents ont fait construire une maison), certains quartiens sont dépendants de la "SAPCO" qui est un organisme d'état. Ainsi, tu dois leur payer une taxe supplémentaire annuelle...
Dans certaines région aussi, tu crois que tu achètes le terrain, mais en fait tu achètes une concession pour 20 ou 25 ans...
Nous avons failli nous faire avoir alors que nous sommes passés par une agence... Tout ça pour dire que tout le monde ici est près à te mentir ou à te cacher des choses si ça peut leur rapporter un peu d'argent...
Je connais une Française qui s'est installée ici il y a une petite dizaine d'années. Elle a monté une agence immobilière très sérieuse et travaille sur tout le Sénégal. Elle ne fonctionne qu'avec le bouche à oreille, ce n'est donc pas dans son intérêt de faire des mécontents parmi ses clients... After living for many years in the West (Belgium, Italy, Switzerland),
I’ve decided to return and settle in Cameroon, my home country.
Currently an entrepreneur in real estate and transport, I’m looking for a partner / partners / foundation to collaborate on an agriculture project, as I own 10 hectares of land.
The hectares have remained unused for years due to a lack of financial means, since the project requires what I’d call a considerable investment. As the main stakeholder, I have a minimal contribution to offer.
