Ce que font les Brésiliens, c' est acheté sur plans et revendent une fois le bien prêt.

Et n' oublié pas que la coupe du monde serra ici et les J.O.
Sur la zone Ouest Barra da Tijuca et Récreio, l' investissment est un capital fort intérréssant.

Sur novo Leblon les immeubles sont assés vieux maintenant cependant la localisation est super privilégiée.
Le petit centre commercial avec les commerces, est le petit shopping qui marche le mieux de tout barra.
j'y mange tous les midi (copieusement 🙂 pour 10 R$ soit : 4 Euros. sa c' est pour la petit histoire.
Sur l' immo, dans la zone les dernières zones qui ont étaient achevé par le constructreur Gafisa, est Mondo novo/America park. Il est super difficil de trouver un bien déjà dans la zone. Ceux qui ont achetés il y a 2 ans on doublés leurs capital.
Le gros boumes actuellement se situe à côté du Barra Shopping, derrière plus exactement. La péninsule!

L’inflation au Brésil est de 4 à 5 % depuis plusieurs années, en 10 ans en France grâce à l'Euro le pouvoir d'achat a baissé de 40% !!!! à fonction identique entre 2000 et 2010, les moyennes des rémunérations proposées est en chute libre de 20 à 45%, quand on est retraité c'est encore pire....
le litre d'essence SP 95 valait en 2002 dans les 5, 00 francs, le smic était à 6200 francs net, aujourd'hui le smic est à 6500 francs net et l'essence SP vaut 8, 55 francs ( +70%) et des exemples de ce type sont nombreux
Au Brésil, les salaires de base comme le reste à suivi l'inflation et pas l'inverse comme en France,
- pour mémo en 2004 le salaire de base était à 260 R$ en début 2010 il est de 400 R$ ( + 53%), le litre d'essence était à 1.80 R$ aujourd'hui il est à 2.30 R$ (+27%) .....si en France on avait raisonné de la même manière, le smic serait pas de 1000 euros net ( 6500) mais de 1500 euros net ( 10 000 francs) aujourd'hui confirmé par une étude de novembre 2009 qui est passé rapidement sous silence, ou des analystes avaient estimé que les salaires devaient être majorés de 300 à 500 € pour suivre la perte d'achat depuis 2002
le R$ est la monnaie la plus stable au monde ce qui n'est pas le cas de l'Euro est du dollar 😮...depuis mi 2004 la parité R$ / € n'a pas varié sauf durant la période de crise financière entre mi 2008/mi 2009, aujourd'hui nous sommes sur les mêmes bases d'avant crise soit 2.50 R$ pour 1, 00€ .....quand à l' Euro il a pris 88% par rapport au dollar ce qui n'a pas eu de conséquence sur les économies européenne et sur le portefeuille des Français....
L'immobilier au Brésil n'a pas subit de crise ce qui n'est pas le cas en France, des investissements en centre ville sont les meilleurs placements, et celui qui a acheté à Leme (RDJ) en 2004, à vu sa valeur d'appartement triplé et cela n'est pas finit car la demande en logement est important surtout en primo-accédant.
Pour l'histoire mes placements immobiliers réalisés en 2004 et revendu en 2009 m'ont rapporté le triple...et ceux d'un ami qui a investi en 2006 et revendu en 2008 à Sao Caetano à 10 mn du marché municipale de SP, lui a rapporté le double en moins de 24 mois pour un appartement de 70 m2
Le marché immobilier est dopé par la baisse des taux de crédit qui sont aujourd'hui de l'ordre de 6% au Brésil !!! pour 5% d'inflation finit le temps des crédit à 20% et cela est une réalité depuis plus de 3 ans et ceux qui investissent sur place savent de quoi il en est réellement .
Annecy est sinistré ou l'immobilier est en déroute actuellement et ou il faut 2 ans pour vendre un bien au dessous de son prix d'achat !!!! D'ailleur ma maison que j'ai vendu à 320 000€ fin 2003 ne trouve pas preneur depuis 2 ans sur la base de 330 000€, tu peux la voir sur "leboncoin"....son propriétaire actuel doit s'en mordre les doigts avec son crédit de 30 ans sur le dos, en 5 ans il a perdu de l'argent car il n'a amorti que les intérêts de son emprunt et je ne parle pas des 12000 euros de frais d'agence et de notaire....
Au Brésil, environ 5 millions de nouveaux consommateurs arrivent sur le marché intérieur et c'est aussi pour cela que le taux de croissance du pays est de 5% annuellement contre à peine 1% en France.
Pour répondre à la question de l'acquisition d'un visa permanent s'il l'on acheté un bien au Brésil, c'est "NON".... le fait d'acheter ne donne aucuns droits en terme de visa......sauf celui d'être propriétaire d'un bien et de pouvoir comme tout touriste y passer 3 mois par an, auquel on peut pourra adjoindre un visa de tourisme de 90 jours...
