je suis canadien francais et je désire aller vivre en grèce avec ma copine qui est grec. nous avons comme projet d'ouvrir une auberge ( bed and breakfast ) pour y vivre et travailler en même temps. est-ce que quelqu'un s'est s'il est possible d'emprunter l'argent, pour l'achat du bâtiment là-bas, à une banque grecque sans avoir de travail sur place mais en ayant une mise de fond de quelque millier de dollars. il est important de mentionner que je n'aurai pas le statut de grec mais de résident canadian en grèce. est-ce qu'il y a quelqu'un qui peut m'éclairer ??
Si tu trouve un visa pour ta situation il y a le problème du prêt (hypothécaire).
Personnellement tu ne pourras pas avoir un prêt puisque tu n'a aucune garantie en Grèce (pas de travail et tu est étranger). J'imagine que c'est comme partout ailleur (je n'ai jamais habitée en Grèce, je suis au Royaume-unis mais pour les prêt hypothécaire c'est toujours très difficile à obtenir).
Par exemple moi je suis au Royaume-Unis et j'ai un très bon emploi, quand j'ai demandé un prêt hypothécaire (ca fesait 2 et demi que j'habitais ici) ils ont refusés, il voulait avoir des références (en Angleterre) pour les 3 dernières années donc il me manquait 6 mois.
Aussi parceque je suis Canadienne ca me causait un problème, pour avoir mon prêt j'ai du faire un prêt conjoint avec mon mari qui est Anglais (il ne gagnait pas beaucoup donc la raison pourquoi au début j'ai fait la demande seule). Une fois que lui était aussi sur la demande cela a fonctionné sans problème.
Comme tu vois il veulent des garanties pour montrer que tu va pouvoir rembourser le prêt.
Je dirait que la seule chance d'avoir un prêt serait que ta copine fasse la demande (si elle travail et elle a un bon salaire). Ici on peut emprunter un montant équivalent a 4 fois le salaire annuelle ca doit être semblable en Grèce.
C'est la même chose qu'au Canada si tu est sans emploi (et non Canadien sans visa) tu ne pourrais pas demander un prêt !!
Merci de me répondre aussi rapidement. Juste pour clarifier quelques points, nous comptons nous installer là-bas; elle en temps que Grec, et moi, en temps que résident canadien en grèce. Nous serons marié à ce moment et selon les dires du consulat grec je n'aurai aucun problème à obtenir un Visa une fois marié avec elle.
Vous nous conseillez donc de trouver un emploi chacun et que seulement par la suite nous fassions une demande de prêt hypothécaire!!

Pour le prêt hypothécaire:
1- j'ai fait quelques recherches sur internet pour essayer de trouver si c'est possible de faire un prêt (au Québec) pour une résidence à l'extérieur du Canada mais je n'ai rien trouver. Tout les sites (Banques du Canada) que j'ai trouvé ne fesaient mention que de l'achat d'une résidence au Québec ce qui confirme un peu ce que que pensait (que ce n'est pas vraiment possible). Je pense qu'il est possible pour une personne qui désire acheter une résidence secondaire (à l'étranger) d'obtenir un prêt hypothécaire (puisque la résidence principale peut être prise en 'garantie' ) et surtout que la personne continue de travailler au Québec.
Je ne crois pas que c'est possible d'obtenir un prêt hypothécaire au Québec pour une résidence à l'étranger si le prêteur à l'intention de quitter le pays ...le prêteur pourrait facilement décider de ne pas payer et c'est très difficile de poursuivre quelqu'un qui vie à l'étranger...c'est un trop grand risque à prendre pour une Banque.
Je ne suis pas une experte en ce domaine alors tu devrait quand même te renseigner mais ne sois pas surpris si la réponse est non !!
Si tu as déjà des économies c'est déjà un avantage car habituellement les prêts ne sont pas pour 100% du prix de la résidence, il faut mettre un dépôt (en général de 10 %).
Une fois avec un emploi essaie de 'bâtir' ton crédit. Si j'ai bien compris ta copine est aussi au Québec avec toi? Si oui même si elle est Grecque elle devra elle aussi bâtir un crédit. Ce que j'entend par ca, c'est tout d'abord essayer d'obtenir des cartes de crédit (et payer les montant dû à temps !), peut-être aussi faire un petit prêt peu aider à montrer que vous êtes de bon payeur.
D'après ce que j'ai vu, il demande des références pour les deux dernières années (vos références au Canada ca ne compte pas car il ne peuvent pas vérifier). Donc ca peut dire attendre 2 ans avant de pouvoir demander un prêt (en Angleterre c'est 3 ans).
Mais encore une fois je parle de facon général, c'est peut-être un peu différent en Grèce il faudra vous renseigner auprès des Banques là-bas. Mais encore ca m'étonnerais que vous puisser avoir un près très tôt après votre arrivée.
3- Si tes économies sont élevés disont 50% du montant que vous désirez emprunter peut-être vous renseigner auprès des Banques (en Grèce) pour un prêt pour démarrer une entreprise (puisque c'est B & B).
Ca existe ici en Angleterre alors peut-être aussi en Grêce !

Il y a un sacré bout de temps que je n'ai pas écrit. Je trouve cela intéressant de voir une autre personne intéressée par moi projet. Pour répondre à ta question et bien je compte toujours ouvrir une auberge mais seulement il se peut que la destination est changé quelque peu. J'organise présentement un tour du monde pour avril 2008 qui m'ammènera à explorer et découvrir l'endroit rêvé où je voudrai construire mon auberge. Après mure réflection, je me suis dit que je ne devais pas me limite qu'à ma connnaissance de l'Europe mais que je devais parcourir le monde à la recherche de l'endroit qui me ferait vibrer et où j'aurais envie de finir mes jours avec ma femme.
Si à la suite de notre tour du monde ( 1 à 3 ans), je ne trouve pas d'endroit intéressant pour m'établir, nous nous installerons fort probablement en Grèce pour monter notre projet d'auberge.
