Je suis canadienne avec la nationalité francaise.Je veut partir en septembre habiter en France mais je ne trouve aucun logement car on le demande un garant et un travail.
J ai de quoi payer.

Tu ne pourras pas trouver de location classique, il n'en est effet pas possible de louer sans avoir de salaire ou des personnes se portant caution pour toi (d'autant que ton dossier arrivera logiquement toujours en concurrence avec d'autres dossiers qui apporteront davantage de garanties que le tien).
Il faudrait que tu passes par des organismes qui louent des appartements (généralement meublés) à des étrangers pour des durées moyennes (quelques semaines à quelques mois), le temps de trouver ensuite sur place un appartement pour toi (et le temps aussi d'avoir un salaire)...

Je ne les connais pas personnellement mais il faut que tu fasses des recherches sur internet du genre "location pour étrangers" "location temporaire" "location de meublés", tu trouveras plusieurs adresses je pense.

Pour avoir travaillé dans l'immobilier parisien, ce qui se fait pour les personnes dans ton cas pour les appartements meublés c'est de faire une garantie bancaire c'est à dire qu'il faut que tu bloques la somme du loyer dans une banque française pour toute la durée du bail. Par exemple si le loyer est de 1000 euros par mois il faut que soit bloqué 12 000 euros pour un bail d'un an ferme par ta banque qui stipule qu'ils sont affectés au paiement du loyer tenu à telle adresse si tu ne peux pas payer.. Ce qui veut dire qu'une garantie bancaire t'engage à pouvoir payer le loyer sans ton argent de côté. Tu peux parfois faire un paiement d'avance sur une durée ferme également. Tout ceci est à voir avec le propriétaire de toute manière il n'est pas tenu d'accepter et ceci ne t'exonère pas de payer un dépôt de garantie.
Pour les vides le bail étant de 3 ans renouvelable..une garantie bancaire d'un an doit être renouvelable.
Il y a plus de souplesses dans certaines régions de France.
Il est clair que tout propriétaire veut des garanties (c'est-à-dire des revenus) : un revenu mensuel équivalent au moins à 3 fois le loyer, charges comprises. Sinon, il faut un cautionnaire, percevant un revenu équivalent à 3 fois au moins le loyer. ça, c'est l'exigence de base.
Mais la concurrence entre les dossiers des locataires potentiels n'existe pas partout. Il y a des villes de province où l'offre de logements est superieure à la demande. Alors forcément, les proprio sont moins exigeants. De plus, dans ces villes-là, les loyers sont très nettement moins élevés qu'ailleurs.
Sais-tu où tu veux t'installer ?
Bon à savoir :
Les locations en meublés présentent plus de souplesse pour les proprios, car ils peuvent rompre le bail assez facilement, ce qui n'est pas le cas pour les locations en vide(en plus, c'est plus intéressant pour eux au niveau fiscal). Du coup, ils sont beaucoup plus exigeants envers les locataires potentiels quand c'est en vide : si problème, ils ne peuvent pas "virer" le locataire - ça augmente leur niveau d'exigence au moment de choisir le locataire.
Comme dit plus haut, je pense qu'il est de toute façon plus judicieux de commencer par une location type airbnb, pour prendre le temps de visiter sur place pour une location à pllus long terme.

After living for many years in the West (Belgium, Italy, Switzerland),
I’ve decided to return and settle in Cameroon, my home country.
Currently an entrepreneur in real estate and transport, I’m looking for a partner / partners / foundation to collaborate on an agriculture project, as I own 10 hectares of land.
The hectares have remained unused for years due to a lack of financial means, since the project requires what I’d call a considerable investment. As the main stakeholder, I have a minimal contribution to offer.

Our departure time is getting closer (we have less than 2 years left—it’s both a long time and so short!). To start preparing seriously, we’ll need quite a bit of info. If anyone knows the rates charged by movers for a crate to French Polynesia, or what pitfalls to avoid (I know you can get quotes directly from movers, but I’d love insights from actual customers😉).
