L'idée d'investir au Costa Rica commence à nous titiller !
Nous pensons venir visiter le Costa Rica, sans doute pendant 2 semaines, dans les prochains mois, et si l'occasion "en or" se présente, nous aimerions pouvoir être prêt à sauter sur l'occasion !
Sur Internet, nous avons trouvé pas mal de réponses à nos questions mais, d'un point de vue très concret et pratique, nous avons encore quelques petites interrogations.
Peut-être quelqu'un certains d'entre vous pourraient nous aider ?
Si nous prévoyons donc de faire un voyage de deux semaines au Costa Rica, avec dans l'idée d'acheter un terrain ou une maison si nous trouvons quelque chose qui nous convient sur place :
1) devons-nous prévoir d'avoir en espèces sur nous une somme importante de dollars ? Si oui :
a) devons-nous avoir sur nous un pourcentage du prix escompté, pour servir d'acompte et payer les frais ?
b) pouvons-nous prévoir des traveller's chèques pour cet argent, ou est-ce mal accepté ?
2) si j'ai bien compris, une fois que nous nous sommes mis d'accord avec le vendeur sur le prix, nous payons l'acompte, et ensuite, avant de payer le solde, notre avocat fait toutes les vérifications, et pour payer le solde, que faut-il faire ? (je suppose qu'en l'espace de 2 semaines sur place, ce n'est pas faisable de tout boucler, non ?)
Doit-on effectuer un virement en dollars à partir de la France, une fois retourné en France ?
Si oui, vers quel compte ? celui de notre avocat ? celui du vendeur ? celui du realtor ? celui de l'avocat du vendeur ? ou alors vers un compte à notre nom que nous aurions dû ouvrir au préalable au Costa Rica ?
3) une fois qu'on a payé l'acompte, que les vérifications ont été faites, et donc au moment de signer l'acte définitif, comment ça se passe ? Doit-on obligatoirement revenir au Costa Rica pour être présent physiquement pour la signature de l'acte définitif ?
4) y-a-t-il des documents que l'on doit obligatoirement avoir sur soi en allant au Costa Rica pour acheter (en dehors du passeport, bien sûr) ?
5) n'y-a-t-il pas des déclarations ou des formalités à faire, auprès des administrations françaises, si on "sort" une certaine somme d'argent de la France pour acheter à l'étranger ?
Bref, si quelqu'un a quelque info que ce soit qui pourrais nous éclairer, ne serait-ce qu'un tout petit peu, ce serait GENIAL et vraiment sympa ! 🙂🙂🙂

Nous habitons le costa rica depuis 1 an et je crois pouvoir répondre à plusieurs questions d'un seul coup!
Depuis notre arrivée nous avons changer d'endroit 3 fois et nous avons eu au moins une trentaine d'offres alléchantes...Ces offres allechantes sont toujours sur le marché et vont le rester encore longtemps.Donc je vous renvoi la question ? comment pensez vous en deux semaines trouver l'investissement idéal, l'endroit idéal, au prix idéal. Dans la région il y a plusieurs Gringos qui ont payé leur maison une fortune, et qui sont pris avec ! Le marché de l'immeuble ici est tres different de celui en france ou au E-U. Les locaux, à part les tres riches, ne peuvent presque pas se payer les maison de luxe auxquels nous (les Gringos) sommes habitués, les banques ne pretent pas, et les taux d'interet sont tres élevés.
Avant toute chose, si vous voulez vraiment acheter, c est de vérifier les titres de propriété au registro nacional. Ne croyez pas personne tant que vous ne serez pas certain à 100 %, et surtout ne donnez pas d'argent avant. Le vendeur ferait tout pour vendre sa propriété et l'avocat est souvent le cousin ou l'oncle...

Le gouvernement n'autorise pas les concessions aux étrangers, et il faut que la majorité des parts d'une compagnie soit sous détenues par un Costaricain ou compagnie Costaricaine d'où la création de Grupo kimson.
Le terrain est bordé à l'avant par le pacifique, à l'arrière par la mangrove, sur le côté gauche par un terrain classé réserve naturelle et à droite par des terrains vacants.

POUR LA CONCESSION sur Isla Damas, la propriété est soumise au droit maritime par bail de 20 ans renouvelable tacitement donc emphythéotique. La seule obligation est de ne pas construire sur les 50 m de bande maritime qui doivent rester accessible au public .
Le projet éco-lodge serait d'installer en 1ére phase un rancho pool - house(bar- restaurant, piscine) et 10 bungalows .

Our departure time is getting closer (we have less than 2 years left—it’s both a long time and so short!). To start preparing seriously, we’ll need quite a bit of info. If anyone knows the rates charged by movers for a crate to French Polynesia, or what pitfalls to avoid (I know you can get quotes directly from movers, but I’d love insights from actual customers😉).

Actually, I’m currently doing a postgraduate diploma in pediatric respiratory physiotherapy and want to specialize in that area.
