1/ Je pense acheter une villa de 300 a 600 m2, avec jardin de min 2000 m2, en bord de mer et a moins de 15/20 min d`une de ces grandes agglomerations, de preference entre Hammamet et Sousse.
Je ne souhaite pas etre en ville , mais a l`exterieur. Peut etre d`un village de pecheurs comme Mahdia.
Villa de style mauresque plutot qu`americain, mais avec le confort moderne, notamment internet...
est ce qu`un budget de 250/300, 000 euros peut convenir ?
y a t il des possibilites de trouver ce style de biens ?
2/ Il me semble , d`apres mes lectures de differents topics, que le prix des voitures est tres eleve.
Quel est le prix d`un land rover 110 ou d`un bon 4x4 de meme type neuf ?
Est ce que l`importation d`un vehicule ne revient pas moins cher que de l`acheter sur place ?
3/ En combien de temps la residence peut elle s`obtenir ?
4/ une fois la residence obtenue, est ce que le demenagement de ses effets personnels est exonere de taxes ? notamment un vehicule ?
mes loisirs, ce sont la peche sous marine, la peche , la cuisine, les jeux de carte, notamment tarot, le jardinage, les echecs, la chasse. Si il y en a parmi vous qui pratiquent ces activites et habitent dans la region, ce serait bien de prendre contact.
A part ca, je prefere les souks, les petits restos locaux, les marches locaux , les plages desertes aux marinas, galeries commerciales modernes avec plages bondees de gens et fast foods .....
je prefere aussi aller en mer avec un pecheur local plutot que le golf que je ne pratique pas de toute facon.

je vais essayer de vous aider un peu (enfin j'espère)
A Sfax, la ville à laquelle j'habite et qui est la deuxième ville de Tunisie (1.7 million d'habitants), tu peux avoir une grande villa neuve et moderne de 300 à 500m2 (avec une belle piscine et un beau jardin de 2000 m2, voire plus) pour la somme de 300.000 eur. Mais, la distance entre Sfax, qui se situe sur la côte, et Sousse est de 127km (en autoroute). (Sfax/Hammamet:200km en autoroute) (Sfax/Djerba:280km)...
En ce qui concerne les voitures, le prix d'une bonne 4*4 neuve varie entre 60000 dinars (environ 30000 eur) et 150000 dinars (environ 75000 eur) , mais il ya des 4*4 qui sont plus chère comme les Audi Q7, Porsche Kayenne et Hammer par exemple. Ces prix baissent de 40 à 50 pour cent après trois ou quatre ans de circulation.
Enfin, je te propose de chercher aussi à Monastir, c'est une belle ville touristique qui est tès calme par rapport aux autres villes (Monastir/Sousse :20km, Monastir/Hammamet:130km en autoroute).

En temps que promoteur immobilier, j`ai construit pas mal ici , en repdom. Mais c`est la galere.
personnel non qualifie, manque de materiaux, vols, tentatives d`arnaques en tous genre, jemenfoutisme total.....Tous cela oblige a une presence constante et de consacrer un temps considerable.
geographiquement, je pense que la region de Hergla effectivement n`est pas mal placee, a mi chemin entre Sousse/ Monastir et Hammamet

En matière de construction, ce n’est pas du tout la galère comme vous le décrivez en République Dominicaine. On trouve plutôt du personnel qualifié, une quantité faramineuse de matériaux de haute qualité (sinon, on vous l’importe), un savoir faire incomparable au niveau des enduits de revêtements intérieurs, extérieurs, des sols de marbre, granit avec des inserts et des types de pose tout en détail, des hauteurs de plafonds établies à 2.80m, des standards de dimensionnement 15 % supérieur à ceux pratiqués en Europe. Pas de vols, pas d’arnaques (si bien encadré ! ), ce qui ne veut pas dire qu’on essaiera pas de vous en glisser une « petite vite ». Je me suis associé à un architecte Tunisien, ce qui me prévaut de beaucoup de coups « fourrés »... Le « je-m-enfoutisme » existe aussi, sauf, s’il est bien encadré et accompagné de sévères moyens de répression (financier pour les retards et recommencement pour les tâches exécutées non conformes). Nous réalisons toutes nos missions avec beaucoup de vigilance et du personnel trié et des visites chantiers régulières et rapprochées. Nous gérons les grands chantiers comme les petits, avec la même rigueur et ça porte ses fruits.
Hergla est la localisation qui reste aujourd’hui promise à un bel avenir, le prix des terrains est encore accessibles en bordure de mer et les premiers arrivés auront les avantages du prix et de la situation. De plus Hergla se trouvera à +/- 20 min du nouvel aéroport international d’Enfida. Les prix de la construction sont inférieurs à ceux pratiqués en Europe. A titre de comparaison, une villa de 400 m², vue sur mer, à Baie des Anges, (à côté de la Résidence d’été - toute neuve - du Président Ben Ali), dominant le petit port de El Kantaoui et comprenant : sous-sol avec Hammam, toutes commodités, garages, salle de billard, rez avec grand hall, 3 salons (Marocain, Tunisien, Européen) grande salle à manger, cuisine super équipée. Etage avec 6 chambres, dont 1 parentale avec dressing et SdB privative, + 2 autres SdB, bibliothèque/bureau, des terrasses partout. Une grande piscine et jardin, ... pour 600.000 Euros... 3 à 4 x moins chère que sur la côte d’Azur ! Ajoutez à cela un coup de la vie 3 x moins chère qu’en France et faites vos comptes...
L’essence est (constamment) à 1.300 dinar soit 0.72 €/litres, mais les véhicules neufs sont aux mêmes prix qu’en France et on trouve toutes les marques. Et les véhicules d’occasion sont hors de prix. Le plus fréquent des 4x4 reste Toyota, mais on croise des Range, Land, plutôt « étrangers » et des Audi Q7, BMW X3/4, Mercedes ML en grand nombre, (pour les nantis) Mitsubishi Pajero, Opel Frontera, même des Cherokee, Jeep, Hummer, etc... Tous les concessionnaires comme en Europe et des petits garages « aladébrouille », qui ré-inventent la mécanique locale, adaptée à toutes les situations et qui vous permettent de doubler l’espérance kilomêtrique de votre véhicule. Parce qu’on croise encore beaucoup de forgons pick-up Peugeot 404, voitures 504, même des 403, Mercedes 200 D, Renault 4 L, ...
