Voila j'ai trouver des logements ADDOHA IMMOBILIER au Maroc, étant Français je ne connait pas tout les vices de vente.
Je connais les démarches , j'ai un notaire. mais je voudrais savoir si sa vaut le coup d'acheter un appartement economique (17.0000dh) au groupe Addoha, j'ai visiter l'appartement témoin, les appartement non fini (livré 2 mois après) sont interdit a la visite, mais j'ai insister au gardien et il ma laisser voir 5minutes... Toujours est il que c'est surprenant de ne pas pouvoir les visiter..
J'aimerai bien trouver quelqun qui connais l'immobilier, je voudrais savoir si le prix peut ce négocier . Si il vaut mieux un rez-de-chaussé ou un dernier étage ( a 19.0000dh)
Et est ce que je peut faire confiance a Addoha, est ce que je risque des retards de livraisons.. des frais caché ?

Moi je ne veux pas faire de crédit je peut l'acheter direct, on ma demander seulement un chèque de 20% et photocopie passeport c'est tout.
Ensuite je refait un chèque a la livraison.
Ce ne sont pas des appartements sociaux, mais économiques disponible a tous.
La ville c'est à Meknes. dans un nouveau quartier.
Addoha quand meme c'est du lourd , c'est pas n'importe quel promoteur qui vend des apparts a la sauvette..
c'est des milliers de projets a travers le royaume , Un CA Consequent et une qualité de service Certifiée ISO.
jusqu'a present il ny'a jamais eu de problemes de retard de livraisons ou de coup Tordu de leur part a ma conaissance 😐

ADDOHA ou pas , ce que tu vises, c'est un programme bas de gamme ! et concernant le bas de gamme au Maroc, il ne peut y avoir aucune tromperie, c'en est vraiment !!!!!!
Malfacons à répétition, plomberie chinoise, huisseries soit qui frottent, soit avec des jeux à courants d'air, retards systématiques de livraison quand les chantiers ne sont pas abandonnés, parties communes prévues récupérées à d'autres fins, etc ..
Et ensuite , il faut affronter les joies de la copropriété façon Maroc, avec des voisins qui ne payent pas les charges, qui squattent tout ce qui est commun , terrasses, jardinets, qui stationnent sauvagement, et qui n'ont pas toujours la même notion que toi des horaires de sommeil et de niveau (ni du style) de musique.
Mais bon , si tu cherches de la banlieue authentique , c'est ton choix.
Tu pense vraiment qu'un groupe comme ADDOHA peut abandonner le chantier ?? La livraison est prévu pour 2 mois seulement... et sa a l'air de bosser. ( les appartements on déjà le titre ) pour quel raison une société pourrait abandonner le chantier?

du coté d un appart de 170m dh, il sera ds tres peu de temps comme certains HLM
en France óu tu ne voudras pas habiter......
et alors , il fait de l'immobilier marocain , comme les autres, mal fait, mal fini, mal bouclé administrativment, et il m'étonnerait que dans les centaines de chantiers à l'abandon il ne soit pas responsable de quelques uns, comme tous les promoteurs.
Peut etre pas beaucoup d'abandons dans le bas de gamme dans les quartiers populaires comme tu vises, mais la c'est un autre problème, et c'est après l'emménagement que tu verras !
Dégradé dans 2 ans , et invendable même à la moitié de son prix d'achat , tellement il y a d'offre de biens neufs sur le marché.
Un conseil , va te promener dans les quartiers neufs, qui ont 2 ans, et vois si rien qu'à la vue extérieure tu as envie d'y vivre. si c'est oui, pénètre dans les parties communes, et si la réponse est encore (miraculeusement) oui, interroge un propriétaire, et demande lui la liste des malfacons, ses problèmes de cohabitation , le relevé des charges impayées du syndic, le taux de panne de l'ascenceur (ou plutot , depuis quand est il en panne!) , et la si ta réponse est encore oui !!! pinces toi fort , tu dors encore.
ouai raoulx ta raison, finalement je crois que je vais mieux faire un crédit pour un appart de meilleur niveau.

Si tu investis dans un programme d'un niveau au-dessus, tu seras un des seuls occupants de l'immeuble, donc pas de co-propriétaires présents, donc pas de charges payées, etc, etc
Si vraiment tu veux acheter, songe à un terrain, non v.n.a, titré et ensuite à faire construire à condition que tu sois présent sur le chantier tout le long des travaux...
Tout est dit je pense. Si on cherche à acheter en faisant de la spéculation va falloir prendre son mal en patience vu la surproduction d'appartements. Ils sont nombreux les immeubles quasiment vides à Tanger.
Vaut mieux prendre son fric et le jouer au Casino.
Moi j'en ai acheté un en 1999 à Rabat. Pas chez Addoha mais chez Bouygues Maroc. Je l'ai acheté 12.000 Euros de l'époque (F3 55 m2 env au 4° etage).
Pas eu de malfaçons (enfin pas plus que le neuf que j'ai acheté à Paris en 2004 !!).
Effectivement, j'ai changé la chaudière à gaz chinoise pour une française.
J'ai eu de la chance car immeuble habité uniquement par des fonctionnaires. Les charges sont payées, jamais eu de soucis. Les communs ne sont pas squattés non plus...
Les charges représentent environ 10 Dirhams par mois (pas d'ascenseur). La taxe foncière est de 250 Dirhams par an.
Les seuls soucis que j'ai eu sont avec ONE (l'edf locale) qui faisait des relevés de compteurs en pifométrie au début mais aprés plein de palabres plus de soucis).
EN résumé je ne regrette pas cet achat parce que j'ai payé moins cher qu'une place de parking à Paname et que ca me fait un truc pour les vacances ou pour louer à bas prix de temps en temps aux copains.
Si c'etait à refaire je le referai. Attention par contre à la catégorie de gens qui vont y habiter, Meknés n'est pas Rabat ni Casa et moi j'ai la chance de n'avoir que des fonctionnaires de ministeres... donc éduqués et disons "classes moyennes locale"..
comparé ton achat de 1999 à maintenant n'est pas réaliste après l'exploision des prix et on ne peut pas imaginer qu'il puisse y avoir encore un tel embelli en 10ans

D'autre part, j'ai failli le vendre l'année dernière, il était expertisé 250.000 Dh.. Le prix n'a pas explosé en 10 ans... Celà depend des programmes. Il y a tous types de biens au maroc.

Les prix dans les grandes villes telles Casa ou rabat et marrakech reste élevés comparé au niveau de vie de la majorité des marocains. Les prix continueront a baisser. Evité les appartements car ils ne repondent pas au meme norme d isolation qu en france . un appart haut standing au maroc c est un appartement avec du marbre au sol !!!!!!!!
Surtout n'achète pas ce type d'appart, mon beau frère s'est fait arnaquer en achetant, personnellement j'ai visité les lieux, une vraie catastrophe, ex:fenêtre coulissante en l'ouvrant elle a failli tomber vers l'extérieur
robinet de l'évier enfoncé dans une boule de platre
chauffe eau non livré (achat personnel)
prises éléctriques montées de travers et très limitées
porte d'entrée en contreplaqué (un coup de point pour le cambrioleur suffit pour rentrer)
