J'aimerais acheter un terrain ou une petite maison vers Fortaleza ou San Salvador (j'y suis allée 1 fois, il y a longtemps !) ou dans un autre endroit sympa
J'ai surfé sur les forums mais je n'ai trouvé que des questions/réponses datant de ... 2008 !!! les choses ont peut-être évoluées dans le bon sens depuis :)
Question sécurité, est-il toujours aussi peu recommandé de se trouver hors des grandes villes ? bord de mer par exemple ! peut-on laisser plusieurs mois une maison non habitée sans qu'elle soit squattée ou vandalisée ?
Quelles sont à ce jour les difficultés d'acheter pour un étranger ? véracité des documents de propriété par exemple ? dois-je passer par un avocat obligatoirement ? de plus je ne parle pas la langue !! sacré handicap 😕

Depuis une fièvre immobilière les biens ont considérablement augmentés .
- le problème des maisons isolées ou seule sur un terrain est toujours d'actualité .
Elle sera vandalisée - et si vous avez un gardien( caseiro ) les frais mensuel deviennent important
Avec les augmentations de salaires depuis 2003 ( compter au mini 1000 ou 1500 réais ) suivant le niveau de vie de la région .
- ces maisons ou sitios de WE sont en général de construction plus que basique , qui ne correspond pas au standard exemple pas de fondation ou vide sanitaire = humidité et salpêtre dans tous les murs .
- dans les environs des grandes villes ( de 40 à 150 km ) on trouve des condominiums de maisons de WE en campagne ou bord de mer donc plus sécurisé car gardiennage et taxe mensuelle moins importante que d'un caseiro .
Achat d'un terrain vide représente plus de risque qu terrain plus maison .
Il y a beaucoup de chose à vérifier ici, sens de l honneur et honneté n étant pas dans les gêne brésiliens .
Il vous faudra l expertise d'un agent immo ou avocat ( attention les deux ne sont pas non plus des gages de travail bien fait )
Il faudrait à ce moment là ce rapprocher de Français qui connaissnt un pro de confiance .

Solution trouvé un de ces grands condominiums dans la verte . En plus la situation juridique du bien serait plus facile à vérifier .

dans le ceara il faut voir ce que vous cherchez comme type de vie ou localisation . et prix aussi
dans le ceara outre Fortaleza il y a des etrangers ou Francais à cumbunco , Paracuru , caponga -cascavel

bahia si vous aimez la nature il ya parfois des occases a l ile Morro de Sao paulo - Itacaré

Il faut malheureusement au brésil ne pas foncer tête en avant , que ce soit pour les formalités achat , la localisation . Vos besoin . En France on va au notaire qui assure la légalité de la transaction ici non .
Et la sécurité - et toute transaction avec un brésilien mêmetransaction minime vous devez avoir tous vos systèmes radars en fonctionnement . Ce qui n'empêche pas de continuer sur vos idées .
L année prochaine profitez pour fairune escapade décontractée , voire faire les 2 régions , passer des vacances , avoir des contacta ce les brésiliens , éventuellement faire des recherches immo. Sans vouloir repartir à tout prix avec un tas de pierres .

Très charmante ville de province, près de la mer et pas loin de la montagne. J'ai été séduite par son caractère et sa situation privilégiée mais hélas elle se transforme à vue d'oeil sous les constructions anarchiques des promoteurs. Les immeubles poussent comme des champignons, les uns à côté des autres et bientôt Lattes sera côte à côte avec la tentaculaire Montpellier !! c'est un peu la raison pour laquelle je recherche un petit coin de paradis où me poser de temps en temps ! je sais on pense que l'herbe est plus verte ailleurs, mais il existe quand même des endroits plus sympathiques que d'autres :)

After living for many years in the West (Belgium, Italy, Switzerland),
I’ve decided to return and settle in Cameroon, my home country.
Currently an entrepreneur in real estate and transport, I’m looking for a partner / partners / foundation to collaborate on an agriculture project, as I own 10 hectares of land.
