je viens de passer 3 sem au nordeste, juste le temps d'avoir envie d'y investir et de regarder qq terrains et maisons, mais trop court pour agir...
Pour cette région, la bande de plage au nord de Fortaleza, je suis évidement à fond dans le Kite, sinon aussi médecin généraliste-urgentiste, mais je ne pense pas pouvoir vraiment travailler là-bas, alors plutôt pour des vacances.
J'ai vu de belles choses, surtout à Paracuru, (aussi à Icaraï de la Montada, mais les prix bcp moins interessants).
Il y a des villas interessantes mais c'est ensuite toute une gestion, et comme je pense d'abord investir puis m'y consacrer d'ici 2 ans, je pense que l'achat d'un terrain est bcp + simple dans un 1er temps. Surtout que j'ai une idée très arrêtée sur mon type de ptite case, et que la construction là-bas ne parait pas poser de pb.
Alors mes questions: Faut-il se précipiter pour investir ?
avant que les prix ne montent, et que les terrains vue-sur-mer ne disparaissent. Me conseillez-vous de visiter d'autres lieux, à savoir vent & vue mer, prix et placement interessants
Premier conseil : tout traiter avec l'aide d'un avocat
Second conseil : oui, les prix montent, montent... les prix des terrains comme les prix des matériaux et main d'oeuvre
Troisième conseil (gratuit) : attention aux propositions alléchantes des corretor d'imoveirs ou agence immo : elles te vendent des terrains qui ne sont pas constructibles.. leur interet est de vendre, un point c'est tout.. après, tu te demmerdes avec ton terrain inconstructible.. c'est vrai
Et plus tu te rapproches du bord de mer, plus les prix montent.. Plus tu t'éloignes.. plus..
Bonne chance... mais le bresil est vaste, tu vas trouver... quoique, les dispo en bord de mer direct, se font de + en + rare

bon, je maitrise l'espagnol et je potasse le Brésilien depuis mon retour, et je connais des français sur place qui se débrouillent.
Je te remercie donc pour tes conseils, surtout à savoir qu'il faut en effet ne pas tarder, merci pour le coup des agences, j'aurais pensé que c'était + fiable que ça, j'espère qu'avec un avocat je serai à l'abri.
Actuellement le prix d'une maison n'est pas bcp + elevé que le prix d'un terrain nu, mais je ne me sent vraiment pas la gestion d'une maison à distance avec gardien modérement efficace etc.. Tant pis je construirai + tard pour + cher.
Certains m'ont dit "tu vas te faire occuper ton terrain ou le voir racheté si tu n'y es pas", je pense qd même pas que ce soit possible si je fais tout en règle qd même non?

effectivement, si tu achètes un terrain en ''posse'' cad, pas en "ecriture public'' cad, cadastré et etc.. ton terrain peut etre squatté... donc, borde toi avec un avocat et entame la procédure d'usucapion... qui te fait, après 2 ans de procédure mas o mesnos, et qq reais, legalement propriétaire de ton bien... irremediablement..
a l'invers de l'europe, le bresil n'a pas legalisé et cadastré la majorité de ces terres... alors, on peut effectivement avoir des surprises... comme par ex, des terrains vendus 2 fois à 2 acheteurs différents : ici, c'est très courant, sauf dans les condominiums fechados
les reflexions de tes relations ne sont pas fausses : la solution est de prendre les services d'un avocat specialisé dans ce creneau immobilier-usucapion-etc, d'acheter on terrain en etablissant un contrat d'achat avec le nom de tes voisins qui te servent de reférence, de monter un cloture de suite qui delimite ton terrain, et de lancer la procédure d'usucapion..
ça... c'est des conseils ''cadeau'' que je te fais... et tente de les respecter.. sinon, tu auras, durant tes nuits de soucis, l'occasion, de penser à moi...
et je ne suis pas speed ou flippée... que neni, c'est la réalité du pays et que ceux qui ne sont pas d'accord, lève la main... !!!

J'ai acheté en 2004, un terrain en "posse" (cadastré, acte notarié) à Icarai de Amontada (ou Icaraizinho). J'ai acheté ce terrain moins de 8€ le m2 ....
Aujourd'hui (vérifié cet été), les terrains comme le mien en bord de plage deviennent très très rares et surtout les prix ont flambé (environ 50€ le m2) depuis l'arrivée de la route bitumée et du nouveau centre de windsurf (l'ancienne pousada "les alizés" ayant été rachetée par le "club ventos" déjà propriétaire à jericocoara).
Des opportunités semblent encore se retrouver vers moïtas, mundau semble aussi promis à un bel avenir ...
C'est bien un terrain proche de la place (10m) ... avec les cocotiers dessus ...
J'ai eu la chance à l'époque d'acheter ce terrain à un français installer là-bas depuis plus de 10 ans et qui bien sur maitrisait parfaitement le portugais ... ce qui m'a grandement facilité les tâches administratives auprès du notaire de Amontada (mon portugais étant encore bien limité ...).
Je vais au Brésil depuis 6 ans et je viens d'acheter un terrain sur Paracuru Beach malgré le nom le terrain se trouve a 1.5 km de la plage mais bon de toute façon ya pas de terrain au bord de la mer sur Paracuru et de toute façon je n'acheterais jamais un terrain au bord de l'eau.....
C'est très simple d'acheter un terrain au Brésil et surtout rapide en 2jrs cest bon pour autant que tu ailles un cpf et il te suffit d'aller a la prefecture et au cartorio pour savoir si ya des dettes sur le terrain en princippe ya toujours un arrièré de l'impôt mais cest des petites somme ~ 10 reals par année moi yavait 15 ans darrièré que jai déduits du prix.
j'ai déjà commencé la construction fait le mur de 2.60 m de haut et j'ai commencé la villa ça se passe pour l'instant sans problème et jai assez confiance du maçon.
j'ai pas acheté sur Icarai, Flexeira, ilho de guajiru, car je trouve ces villages un peu mort et surtout ya pas de place de village et c'est trop loin de fortaleza.
le pire cest Taiba il on construit pleins de petit logement au bord de l'eau super moche et il arrive pas a vendre la moitié cest dommage pour le paysage....
Les Brésiliens cest pas tous des voleurs au contraire il ne son pas aussi tordu que en europpe..
quand je suis pas au Brésil cest le maçon qui construit la maison qui m'envoye des photos et il me fax les factures pour le matériel et j'envoie de l'argent suivant l'évolution du chantier.
Mais bon j'ai aussi des amis sur place qui passent pour voir si ça avance dans les règles.
Et si jamais ya un gros problème mon beau frère monte depuis Salvador....
Pour l'instant ont a fini le rez et tout se passe très bien et le maçon a tout intéret de bien travailler si il veut que je le recommande à mes amis.
les travaux vont reprendre bientôt cest fini le carnaval....
Le CPF est un peu le sésame au Brésil .... c'est donc une bonne nouvelle ...
Autre question ... comment faites vous pour payer votre maçon depuis la france ? Car expédier une somme assez importante depuis une banque francaise vers un pays d'amérique du sud n'est pas toujours très facile ...

Je suis allé à Paracuru aussi, j'y ai rencontré beaucoup de gens formidables. Je n'ai qu'une hâte, c'est de quitter la France pour devenir brésilien :)
Le peu que j'en ai vu en fond un pays magnifique et les brésiliens que j'ai rencontré sont vraiment très agréables. Et comme le dit takoon, ils sont bien moins tordus que les européens.
