Le systême bancaire en général est basé sur l'appréciation du risque d'insolvabilité.
à partir de là, une banque refuse toujours un prêt "hypothècaire" d'un immeuble situé à l'étranger sur lequel on veut placer l'hypothèque puisque celui ci ne sera pas saisissable légalement et facilement en cas de faillite personnelle (étant à l'étranger).
Sur cette constatation, il est donc impossible d'avoir une hypthèque dans son pays de résidence et sa banque "habituelle" pour un achat à l'étranger.
La seule solution d'emprunt est un emprunt personnel avec garanties de solvabilités très solides dans son pays de résidence.
Aucune chance de pouvoir placer sa maison de vacances en Tunisie en garantie.
L'exemple le plus facile est d'être propriétaire sans hypothèque de sa maison dans son pays et de la remettre en hypothèque pour toucher un montant assez gros pour acheter à l'étranger avec ces liquidités nouvelles.
En cas de non paiement, adieu votre maison dans votre pays et les garanties bancaires seront parfaites pour la banque.
PS: il vous restera toujours le cabanon au bord de mer à Djerba :)
Je suis a peu pres d'accord aec vous mais le systeme francais est different du systeme bancaire anglo-saxon.
Tu ne peux pas emprunter plus en hypothequant ta maison. Ce type d'emprunt n'existe pas et est illegal en france.
Pour son cas c'est soit un emprunt a titre personnel (sans justifier l'objet du pret) soit d'apporter en garantie, comme tu l'as dit, son appartement/maison pour la banque.
Il y a une 3eme solution mais qui n'est valable que si on a la nationalité du pays d'achat c'est de faire le credit en tunisie meme.
C'est donc une piste intéressante pour générer du "cash" pour un achat à l'étranger.
Egalement, la piste d'un emprunt dans le pays où l'on achète. Suivant le pays, pas toujours besoin "légalement" d'être un ressortissant de ce pays pour emprunter par contre, il y aura encore et toujours le principe de solvabilité et du risque. Il sera impossible pour le banquier de vous prêter de l'argent puisqu'il ne sera pas en mesure de saisir vos revenus puisqu'ils viennent de l'étranger (votre pays d'origine).

je recherche deseperement un pret immobilier pour acheter en tunisie, les banques francaises me demande des garanties trop importante notament l 'hypotheque d 'un bien immobilier que je n 'ai pas, aurait tu une solution pour je puisse en contracter un en tunisie sans avoir besoin d 'etre de nationalite tunisienne.

Comme cela fut dit dans la discussion, il y a longtemps, avant de penser même à acheter en Tunisie, vérifiez bien que vous achetez dans une zone touristique à bâtir et pas en terrain agricole, car il est interdit aux étrangers d'acquérir des terres agricoles tunisiennes.
Comme on vous l'a dit, il faut etre certain d'obtenir l'autorisation du Gouvernbeur ensuite pour acheter.
Il y a pas mal d'arnaques immobilières en Tunisie (comme dans tous les pays quand on ne connaît pas bien la léguslation d'ailleurs): faites faire une étude sérieuse de votre projet avant de vous lancer, par des professionnels sérieux..
Personnellement j'attendrais encore un peu, avant d'acheter en Tunisie, que la constitution tunisienne soit votée et les nouvelles lois immobilières promulgée: il ne faudrait pas que vous achetiez un bien, construiosiez dessus et ne puissiez plus le vendre ensuite et ressortir l'argent de TUnisie.
Pour ma part, la sécurité juridique n'est pas parfaite, loin de là, mais ce n'est que mon avis, et tout dépend de la proportion de votre investissement par rapport à votre fortune totale.
En effet les banques françaises sont plus exigeantes lorsqu'il s'agit d'accorder des crédit pour un investissement. J'en ai fait moi même les frais il y 1 an quand j'ai acheté un bien au Italie. Ma banque m'avait refusé mon crédit alors j'ai cherché et il existe des sociétés qui s'occupe que des financements pour l'étranger. Il y a des infos sur Credit International si tu veux.
Après pour les taux, ça dépend de l'apport initial et du pays. Pour ça je pense que seul les gens qui travaillent dans la finance peuvent répondre.
