Je compte acheter un terrain au Sénégal de 300m2, à 40km environ à la sortie de Dakar, j'achète directement au propriétaire, j'aurai aimé avoir des infos, et connaitre les démarches à effectuer, puis savoir quels papiers doit on avoir absolument en main propre au moment de l'achat du terrain afin d'être en possiblité de prouver que ce terrain m'appartient bien suite à l'achat.Puis si il y a d'autres démarches ou papiers à avoir, j'aurais aimé les connaitre merci.
Bref j'aimerai connaitre toutes les démarches à effectuer pour l'achat d'un terrain et pour savoir si il ya des impots ou d'autres choses à payer, pour ce terrain qui est non habitable pour le moment.
Par la suite, Si certaines personnes ont des expèriences à partager, comme l'achat d'un terrain suivi de la construction de leur maison, hotel ou commerce.
Puis Quelles sommes d'impots sont à débourser chaque année pour une maison simple type moyenne ou plutôt petite maison vivable quoi, pas pour un palace ni une villa hein, et j'aimerai aussi savoir à combien s'élève une facture l'électricité au sénégal en moyenne, si il ya des redevances, et toutes ces choses qui s'additionnent auquellles il faut penser... cela pourrait m'éclaircir les idées, merci

nous avons vu hier le notaire salarié de la notaire de Sally, qui ne m'a pas fait bonne impression, car, expéditif, voulant nous faire signer une promesse d'achat, en l'absence de délimitations cadastrales et de présentation du titre de propriété, répondant à côté des questions essentielles sur celle délicate de l'obtention du titre foncier et de la délivrance du permis de construire futur, qui doit nous être garantie...les réponses telles que " le vendeur est le père du maire, enfin non, son oncle ", sont un peu insuffisantes....l'achat porterait sur 30 ares pour un prix à l'arrivée conséquent
j'ai demandé l'équivalent d'un certificat d'urbanisme, qu'on m'a annoncé comme long à venir et aussi me suis engagé à faire intervenir un géomètre, mandaté par le vendeur, mais payé par moi
quelles sont le précautions à prendre et les documents à obtenir, dans quels délais cela est il possible, ?
on me presse de signer et de payer le terrain d'ici 3 mois maxi
Faites attention; un elu local (maire ou autre ) n' a pas le droit de vendre ou d'autoriser la vente de terrain d'aprés les textes senegalaise .
Même s'ils parviennent à corompre et à bousculer les procédures .
Dés que le régime en place sera débarqué vous risquez de voir toutes les acquisition de terain non conforme annulé .

par ailleurs les ventes de terrains par les toubabs ne sont pas forcément intéressantes et je crois que le changement de régime du président ne modifie pas la constitution et donc le parlement de votre pays

Déjà, Même sans parler d'acheter il suffit de voir le prix des locations d'appartements à Dakar, surtout envers les blancs, pour se rendre à quel point c'est du n'importe quoi!! Payer plus cher qu'en france pour avoir une rue pleine de sable et pleine de déchets avec des coupures de courants chaques semaines voir chaque jours, ça plus les plages qui deviennent de plus en plus dégueulasses, si ça continue comme ça, bientôt ils n'auront plus de poissons ni de touristes alors le gouvernement comprendra peut être certaines choses...
Puis aussi Il faut qu'ils arrêtent de penser que tous les blancs sont des chefs d'entreprises qui gagnent plus de 5000euros par mois, non il y a des blancs qui gagnent moins que certains sénégalais et il faudrait leur faire plaisir aulieu de les faire fuir car le bouche à oreille devient de pire en pire à propos de Dakar...

Vous pouvez bien trouver des terrains bien en règle à 40 Km de dakar, moi j'habite à 36 Km de Dakar dans la commune de diamniadio, une ville d'avenir et plein d'opportunuté. Présentement les gens font tout pour y acquérir des terrains pour y investir et vous vous adresserez directement au propriétaire....
Merci pour ces réponses, mais moi j'ai dû rentrer en France faute de moyen, le pays me manque mais aujourd'hui je trouves cela très difficile pour un jeune de s'installer au Sénégal...Rien qu'au niveau des prix des loyers sur Dakar que je trouves bien trop excessifs alors qu'il ya des coupures d'électricité, des blèmes de pollution, de poussières, et le fait aussi qu'on est souvent embêté par les vendeurs dans la rue lorsque l'on est blanc, ect ect...Bref Je paye 3fois moins cher en France pour un appartement plus grand et sans tous ces problèmes que vous devez sûrement connaitre sur Dakar...
Je penses que c'est terminé le temps oû l'on allait là bas en pensant conserver les économies un maximum de temps...Aujourd'hui seuls ceux qui ont travailler toute leur vie en France ou ceux qui ont un job d'expatrié peuvent se permettent de durer làbas, sauf quelques cas particuliers comme quelques amoureux de certaines régions ou d'autres qui arrivent tout juste à manger et exercer leur petite activité et à vivre tout en sachant qu'ils ne pourront même plus rentrer en France, après la vie est faite de choix c'est certain...
En tous les cas pour ceux qui gagnent le salaire minimum comme la plupart des jeunes en France c'est quasiment impossible de rester au Sénégal bien longtemps...
