Il y a déjà de nombreux posts sur des expatriations à Sao Paulo. Toutefois ils sont souvent assez ancien et avec des réponses parfois divergentes (sur les aspects coût de la vie, coût de logement).
Mon employeur me propose une expatriation à Sao Paulo. Je devrais en connaître les conditions prochainement.
Vu mon lieu de travail il serait possible d'habiter dans les quartiers réputés :
Parque d'Ibirapuera
Morumbi
Itaim Bibi
Pinheiros
Jardim Paulista
Vila Mariana
Vila Madalena
1) les quartiers
Il semble que ces quartiers soient prisés pour leur "relative" sécurité, calme, verdure. Vila Madalena m'a été très fortement recommandé pour ses facilités (petits commerces, restaurants...) et son ambiance. N'est-ce toutefois pas un quartier trop voire exclusivement noctambule ?
Parmi ses quartiers, lequel offre le meilleur compromis commerces de proximité/sécurité/tranquilité/sortie culturel/resto.
Nous serons à Sao Paulo en couple, nous n'avons aps d'enfants, la proximité avec les écoles françaises n'est pas une priorité.
2) Logement
Par ailleurs, parmi les différents posts et forums, les indications de prix sur des locations d'appartement varient parfois fortement pour une description similaire (100m² dans un quartier donné entre 800/1000€ à 2000€ mensuel - c'est quitte ou double !).
Au "cours actuel" (2010), pour un couple sans enfant, à quel tarif peut-on louer un appartement 2 ou 3 pièces, entre 50m² et 80m² dans une résidence moderne surveillée et sure, avec garage/parking interne à la résidence ?
Est-ce que toutes ses résidences (pour expat) sont équipée de gardien, caméras, piscine, salle de sport, ... comme cela est souvent décrit ou est-ce au cas par cas et si oui quel impact sur le loyer ?
Existe-il dans ce type de résidences des appartements entièrement meublés et équipés ?
3) Déplacement
Est-il raisonnable de circuler dans sa propre voiture à Sao Paulo ? (pour ma part il semble que le trajet des quartiers cités vers le lieu de travail est simple en auto et mal desservi en bus/métro)
Posséder une voiture blindée est-il incontournable ? Est-ce financièrement un réel luxe ?
Combien coûte une course en taxi à Sao Paulo ?
Les Métros et bus ne sont-ils pas un lieu de probables agressions/vols à la tire ?
Est-il raisonnable de partir en week end en voiture hors de Sao Paulo vers des endroits agréables (mer, montagne, campagne..) ? en terme d'embouteillages ? de sécurité ?
Faut-il y préférer le train ou l'avion ?
... ou ne rien faire et rester chez soi parce que trop dangereux...?
4) Coût de la vie
D'après les dernières statisques, Sao Paulo serait à vivre quasiment aussi cher que Paris (donc plus cher que les autres grandes villes de provinces en France) ? Est-ce vrai ? La nourriture locale est semble-t-il bon marché mais pas le reste (sortie, produits manufacturés) ??
Beaucoup de questions se bousculent...

coût de la vie identique à la France, salaire minimum à demander 5000 R$/ mois + assurance médicale, logement et éducation scolaire (si tu as des enfants), et 1 A/R par an en dessous pas intéressant....

Que faire le week end, plein d'opportunité seulement c'est comme Paris, embouteillage le vendredi soir en sortie de ville et le dimanche soir en entrée de ville...
D'autres posts parlent de 6000/7000 R$ pour un trois pièces 100m² (meublé et équipé design + condominio).... et à première vue il y a peu de petite surface en condominio (entre 50m² et 80m²) dans les quartiers cités ( d'après : http://www.vivareal.com.br). 2000R$ me parait un peu juste...
Il ne faut pas éxagérer non plus, tu ne recherche pas un appartement grand luxe, car 7000 R$ c'est comme si tu payait 7000€ en France !!!!!.
Pour t'habituer et faire des comparatifs, par du principe qu' 1R$ au Brésil vaut la même chose qu' 1€ en France, cela te permettra de mieux cibler tes besoins et de ne pas partir dans du m'importe quoi, un gringo qui arrive au Brésil est considéré comme quelqu'un ayant un fort pouvoir d'achat et donc il est facile de lui vendre hors de prix quoique ce soit et beaucoup se font pièger de la sorte 🤪
Pour exemple:
un café en France est à 1.30€ en moyenne, au Brésil il est à 1,30 R$
un tee shirt en France se trouve entre 12 et 30€ au Brésil idem mais en R$
une place de parking en France te coute environ 1,50€ de l'heure au Brésil 2,00R$
une place de ciné 8,00€ au Brésil 8,00 R$
un litre d'essence SP 95 1,37€ au Brésil on roule à l'alcool essentiellement 1,40 R$ le litre
une bouteille de Coca 1,5L = 1.80€ contre 1,70 R$ (2l)
une nuit d'hotel à l'ibis en France entre 90 et 120 €, à Sao Paulo centre, c'est 93R$ + 7R$ petit déjeuner
etc.....
Un appartement de 100 m2 se trouve facilement dans une zone de prix compris entre 1400 et 2000 R$, frais de condominio inclus.
Pour les voitures, il faut savoir qu'elles sont chères à l'achat : 26000 R$ pour une 206 "+" de base 1,1L bi flex et chaque année tu as un impôt appelé IPVA qui est de 4% de la valeur de la voiture. Ensuite question assurance voiture, il faudra compter environ 1200 R$ / an pour 25000 R$ de capital assuré (l'assurance n'est pas obligatoire)
Pour les voitures d'ocassion, elles restent trés chére malgré leurs âges, les kms parcourus valent le double en terme d'usure que ceux fait en France, souvent elles n'ont jamais été entretenus. La décote entre le neuf et l'ancien est d'environ 15% sur 3 ans contre 50% en France !!! donc cela demande reflexion lors de l'acquisition d'une voiture...
Avec un visa en poche il faudra que tu passe ton permis de conduire brésilien, sinon tu risquera une amende de 900 R$ pour défaut de permis 🤪
Pour ta santé : si tu veux une protection sociale, tu peux souscrire à une assurance privée Brésilienne qui te coutera en moyenne individuellement 300 R$ / mois d'ou l'intérêt de la faire prendre en charge par ton employeur.
Loisir : la palge est à 120 kms de Sao Paulo, les Paulista partent de SP en fin de semaine et vont à la plage, bouchons monstres à l'aller comme au retour. Par contre tu peux louer un appartement au bord de mer pour une semaine dans une fourchette de 500 à 800 R$ selon la période..Autrement tu as l'option pousadas à 100 R$ la nuit, cafe da manha inclus pour 2
Juste une précision, pour le loyer dans un post intitulé "Installation à Sao Paulo" d'août 2009 destiné à d'autres futurs expat, il était écrit :
" je pense que les quartiers du Morumbi, de Jardim Paulista ou de Itaim Bibi semblent le plus correspondre à ce que tu recherches. Je pense qu'il faut compter autour de 6000/7000R$ (avec le prix du condominio inclut) pour un appart 3 chambres. "
d'où mon interrogation légitime (entre 2000R$ et 7000R$ il y a un gouffre....)
Un ami paulistain me disait que l'essence était à 2,2R$/litre et non pas à 1,4$/litre. Peu importe....
le litre d'essence SP est à 2.45 R$ le litre, mais 90% des voitures récentes sont bi-flex et roulent à l'alcool à 1.40 R$ le litre....
Ensuite tu as une amplitude de prix et de standing en terme d'appartement qui seront en fonction de ton budget et surtout de ce que tu cherche........comme à Paris ou dans ta ville de résidence, à Sao paulo un quartier comme Morumbi occupe la surface d'une ville Française de 15000 H......
Comme dit Chicobrasil, comme partout les loyers peuvent beaucoup varier d'un quartier à l'autre comme au sein d'un même quartier.
Je connais pour ma part les prix sur Rio.
Pour les quartiers zone sud, à titre indicatif je n'ai rien trouvé d'intéressant à moins de 3000 + condominio + taxe d'habitation (IPTU).
Tout les appartements sont évidements dans des condominios, + ou - cher suivant le niveau, il faut quand même compter un minimum de 500 pour quelque chose de correct, je dirais entre 500 et 800 en moyenne, et ça peut monter très haut suivant la résidence.
De toutes façon le plus simple est de te connecter à un site d'agence immobilière, en voici une plutot pratique :

Au Brésil ils comptent un terme de chambres pour le calculer le nombre de pièces, le salon allant de soi.
Tu sembles avoir très peur pour ce qui est de la sécurité. C'est vrai que c'est chaud mais c'est quand même pas Bagdad. Il s'agit d'être vigilant, de ne pas être ostentatoire.
J'y suis pas mal allé en touriste et pour ma part j'ai trouvé les brésiliens adorables, et pour tout dire il y a beaucoup moins d'agressivité ambiante au Brésil qu'a Paris.
Les gens sont cool, et il est impératif de rester cool, car on ne sais jamais sur qui on peut tomber.
C' est peux être un peu moin cher sur SP?
je reprend les exemples de Chico sur Rio. La vie semble plus cher sur Rio!
Un cafe au centre ville, 2,80 R$.
Place de parking (barra shopping) 4 R$.
Bus, 2,35 R$ ( le moin chere) mini van ; 6 R$,
Ciné 17 R$.
Coca 2 Litre ; mondial ; 3,14 (2,69 pepsi). Chez les petits commerçants, 4,50 R$.
Pour une nuit d' hôtel sur Rio il faud compter 200 R$ avec les taxes.
Je ne connais pas SP, mais j'ai l'impression que c'est plus cher à Rio en effet.
Cela dit ce sont les prix des quartiers les plus "chic" que j'ai donné pour l'appart, (leblon, ipanema, leme, lagoa ... moins cher à copa, botafogo) et donc la vie quotidienne aussi. Les bons quartiers sont plus limité donc les bons apparts plus rares et plus cher. Je ne connais pas les quartiers équivalents à SP.
Il faut dire aussi qu'a rio en tout cas tout a beaucoup augmenté ces derniers temps.
