je possède une maison en rep dom, les démarches sont assez proches de celles que nous avons en france.
si tu trouves ton bonheur, il te faut prendre un avocat-notaire qui vérifiera tous les papiers du bien à vendre, en particulier son titre de proprété et son deslinde (obligatoire depuis quelques mois)
si le deslinde et le titulo sont ok, tu signes l'acte de vente avec ton notaire et à ce moment (tu paies bien sur) l'ancien propriétaire te remet son titulo que tu devras faire passer à ton nom (ton notaire s'en chargera).
ça prend quelques mois pour le changement de nom.
tu paieras des frais (impots) d'environ 3,5% du montant DECLARE du bien, sachant que le montant déclaré est toujours inférieur au montant réel.
demande bien au notaire le montant de ses honoraires AVANT tout ça, et fais gaffe aux marchands de rêve... (agents immo etc...)
vérifie aussi le montant des charges de copro si c'est un appart, les honoraires du syndic si tu es dans un condominium, bref, à peu près comme en france.

Si vous achetez un bien il ne suffit pas de le faire borner par un géomètre, pour se mettre en ordre, il faut qu'il ait été enregistré PREALABLEMENT et voir si les permis ont été autorisé par l'assainissement, ce qui n'est pas le cas dans les ventes de nouvelles parcelles, votre dossier risque d'être bloqué de nombreux mois avec litiges à la clé...donc en bref n'achetez que si le terrain est borné et que le titulo DEJA ENREGISTRE est précisement celui qui décrit ce que vous acheter.

D'après la rumeur il y aurait déjà 400 parcelles vendues sans les documents corrects rien que dans la région de SAMANA

Si tu souhaites réellement t'installer en République Dominicaine les démarches sont assez simples cependant au niveau de l'immobilier il est certains qu'il faut que tu fasses réellement attention, je vis moi-même en RD depuis peu de temps et j'ai une connaissance qui habite Cabrera qui tient une agence immobilière SELECT IMMO je t'invite à aller jetez un coup d'oeil http://www.select-immo.net , cette personne pourrait t'aider en ce qui concerne tous les papiers car c'est elle même une expatriée.
Si tu recherches un bien, dis moi dans quelle ville, ce qui te plairait et je verrai ce que je peux faire pour toi, je travaille dans l'immobilier et j'ai justement uns maison très charmante qui pourrait te plaire!

Posez vous quand même la question suivante : pourquoi tant d'expatriés vendent leurs biens situés au "paradis"...y'a t-il anguille sous roche? : sûrement si vous achetez sans connaître le pays soit 6 mois à un an de vie rééle sur place, et plus particulièrement dans la région convoitée !
A vous de voir pourquoi ils vendent, moi je l'ai assez dis et répété !

oui, d'accord avec toi, le miroir aux alouettes! j'ai fait ma propre expérience sur 4 ans, et aujourd'hui c'est en connaissance de cause que j'ai choisi , chacun doit trouver son coin de paradis!
au niveau des démarches pour un appartement tu dois tout d'abord contacter un notaire, un avocat te renseigner sur le produit (m², emplacement si il est en hypothèque ou non ) c'est en celà qu'il est recommandé de passer par une agence immobilière car même si tu devras dépenser plus tu auras une garantie sur le produit. Ensuite il faudra que tu ai en ta possession une copi du titre de propriété (recto-verso et à ce moment tu devras faire bien attention que la signature du locataire est bien dessus et si le propriétaire est marié il te faudra alors la signature des deux conjoints, vérifier le mètre vendu) après se charger de l'acte de vente qui doit être accompagné du plan et tu devras t'occuper du bornage (géosatellisation).
Vous avez entièrement raison de venir investir dans ce pays... pas d'impot/sauf si vous acheté un bien très , très cher !! pas de taxe d'habitation etc ....seul les charges de maintenances et l'électricité sont à payer une fois par mois.
Je viens de Lyon et j'ai acheté un appartement du coté de punta cana "station balnéaire ou l'on est sécurisé en fourniture d'électricité et d'eau " je n'ai eu absolument aucun problème, ni financier, ni de transaction, ni d'ordre administratif , je suis passée par une agence immobilière reconnue et sérieuse... ces gens disposent de leurs propres notaires et avocats ... je me suis seulement occupé de faire la transaction bancaire.
Mon acte de propriété je l'ai eu 10 mois après... mais ici c'est normal.

Après vous avez les résidences avec piscine commune entre 100 000 dollars US et 300 000 dollars pour vous donnez une idée j'ai un 95 m² avec 2 salles de bain, une cuisine équipée, salon, chambre, dressing , laverie, terasse pour 120 000 dolllars US et je suis à 500 m de la mer.....
tout ce qui est en front de mer maison ou appartement les prix s'envolent !!!
si vous êtes un passioné de golf vous avez la possibilité d'avoir une maison privé ou un appartement dans un golf ... c'est à dire vous ouvrez la porte et vous êtes déja sur le green !!!!
chacun à ses attentes et son budget .....
mais c'est sur ce sera toujours moins cher qu'en France !! avec du soleil garantie et la bonne humeur des gens

la location représente toujours un risque en ce qui me concerne j'y vais plus au feeling et je part sur la base de faire confiance à cette personne. Apres en ce qui concerne l'achat des appartments ici c'est assez compliquée et il est préférable et recommandé de plutôt se tourner vers les maisons mais si les papiers sont en ordres il n'y a aucun problème! En ce qui concerne le travail c'est vrai qu'il est recommandé d'avoir son propre commerce mais avant de vous lancer je vous conseillerai de bien vous installer au niveau des gites éco je ne sais pas si cela marcherait ici l'écologie ce n'est pas trop sa ici, mais en ce qui concerna la boulangerie ou service garage se serait le bon plan.
j'ai une épicerie à domicile et je vends aussi des excurssions aux touristes comme l'ile de Saona, manati park, des ballades en quads et buggys, l'ile catalina, visite de st domingue etc.... avec de très bons prix !!!
Oui c'est bon de venir avec ses capitaux et monter un commerce il y a plein de chose à faire mais pas n'importe ou, le lieu est primordiale suivant votre buziness.
Exemple ici il y a beaucoup de restaurants mais ils ne fonctionnent pas tous car si vous compter sur le tourisme c'est pas bon, presque tous les hotels sont all inclusive c'est à dire manger et boire à volonté !!! donc quand ils sortent de l'hotel ce n'est pas pour aller au restaurant, une fois peut-etre mais c'est tout et puis les restaurants dominicains coute si peut qu'il faut ce démarquer avec un concept different et pas cher et puis les dominicains mangent toujours la meme chose poulet frit avec du riz et des fayots.....
Ici il n'y a pas de gite à ma connaissance, dans le nord oui , d'ailleurs vous pouvez vous informer de ça dans le guide du routard.
Pour le garage, il y a déja beaucoup d'endroit, je ne sais pas si vous pouvez apportez du nouveau, il y a aussi des garages de fortune ou une personne vend ses pièces automobiles et des gens travaillent comme ça dans la rue et sont payés a la tache... ces garages sont ouverts jusqu'à.... très tard dans la nuit.....
Il y a une boulangerie a vendre ici.... 350 000 dollars !!!! je ne sais pas pourquoi il l'a vend
si je puis me premettre de vous donner un conseil avant de faire le grand pas pour le buziness c'est de venir ici 1 ou 2 mois pour vous rendre compte par vous meme .
Acheter un appart pour le mettre en location c'est de coutume ici, mais il faut savoir que la saison ne dure que 4 mois le reste de l'année il sera vide.

nous sommes en pleins projet ici en RD nous avons décider de construire de petits bungalows ( enfin ce sont plus de petites villas qu'autre chose) de 75m² ( pour 85 000 dollars) ou 95m² (pour 105 000 dollars), selon les envies du clients nous pouvons nous adapté, nous avons à notre disposition un architecte français génial qui sera être à votre écoute. les villas sont directement habitable c'est à dire que l'on fournie les serviettes, les couverts, tout le nécessaire.
