Je viens d'arriver sur le forum et recherche toutes les informations possibles en vue d'une prochaine instalation en RD.
Nous vivons ( avec ma Femme et mes deux enfants en Colombie - Bogota donc pas de probleme d'espagnol) nous en avons un peu mare du mauvais temps et pensons nous installer en RD au nord de l'ile soit du cote de Rio san Juan soit du cote de terrenas ( ecole oblige) nous pensons acheter une petite maison ou faire construire selon les cout et les opportunités. Je n'ai pas besoinde travailler en Rd parce que j'ai deja mon boulot en Colombie et je continerai a le faire a distance.
J'ai beaucoup de questions, si quelcun peut m'aider ceserait sympa.
1 ) Ecole celle de Rio san Juan est elle réellement organisée en d'autre terme es ce une école ou es ce un tutorat pour de l'enseignement a distance,
2) Que me conseillez vous comme école celle de Rio san juan ou celle de terrenas?
3) Question papier est il difficile d'obtenir les visas de resident si on fait un investissement imobilier, faut il payer un avocat ou autre pot de vin. je suis Francais mes enfants aussi ma femme est Colombienne.
4) Y a il réelement une difference de cout de la vie importante entre Terrenas et Rio san Juan.
5) Je n'ai pas une idee claire des distances peut on vivre pas trop loin de terrenas dans des petites villes ou condo et lesquels.
6) Le niveau de sécurité est il globalement satisfaisant et permet il d'envisager une construction de maison en dehors des condo.
7) Comment faire pour arriver a Rio san juan a partir de Santiago qui est l'aeroport desservie a partir de Bogota? Taxi bus, combien de temps???
8) si l'option est de faire construire pouvez vous me recomander des entrepreneurs ou architecte ou macon expert etc
9) est il facile d'obtenir les autorizations pour construire et quel est le prix approximatif du metre carre pour un habitant de la region ( non touriste)?
a) question ecole.. moi je vois plutot l'alliance francaise a saint-domingue, pour tous ce qui est des technique moderne de connexion internet, saint-domingue c'est quand meme ce qu'il y a de plus rapide fiable et abordable aux non ressortissant n'ayant pas de societe ici.
b) pour les papier si vous parler bien espagnol allez vous meme au service de l'immigration a saint domingue si vous le faite seul (croyez moi c possible cela vous coutera entre les visites medicales (deux prise de sang et radio) - les photos et les taxes plus ou moins dix mille pesos soit 220€ ou 300$ au cours actuel. Si vous utiliser une officine ou les service d'un avocat c 30.000 pesos au mieux. Sachez que vous aurez d'abord une residence provisoire d'un an ( mais passage oblige et conseiller) car dans ce temps vous pourrez importer dans le cadre du demenagement vos effets personnel !!! La attention aussi utiliser les service d'un agent en douane (serieux) qui vous indiquera les produits que vous pouvez amener en franchise de droit (mais pas de taxes) et ce qui est soumis a droit de douane !!! he oui y'a pas de subtilite ici....
sachez que au bout d'un an pour obtenir la carte definitive (hum renouvelable obligatoirement tous les deux ans) si vous passez par une officine ou un avocat il faudra repayer au mieux 30.000, si vous le faite seul ce sera 5.000........
Le cout de la vie au jour le jour (produit de bouche) dans toutes les "stations balneaire" est de 30% superieur a la capitale..... par contre vous trouverez des loyer moins chers... Abondance de biens a louer (la question a se poser est pourquoi).
Pour la securite tout est relatif, pour une famille avec deux enfants (de quel age ?) il est quand meme plus securisant d'habiter dans un immeuble de la capitale ferme securise et garder par des serenos armes (faisant parties des grandes compagnies de gardes !!!!
Les gardiens "free-lance" je ne vous le conseille pas, car 80% des affaires delictuelles sont a l'origine "donnée par les gardiens.....
Pour ce qui est de construire une maison... je vous conseille de vous rapprocher de l'ambassade de france... ils ont un service pour ca a destination de ses ressortissants, ce sera peut-etre un plus cher que toutes les offres que vous aller avoir par des locaux mais au moins vous serez sur a la fin d'avoir votre bien en toute securite et pas de vous faire plumer !!! comme cela arrive a beaucoup de gens .. parce que a la derniere minute on sort une loi .... qui remet tout le projet en question.. ex on ne peux pas obtenir le titre de propriete definitif avant l'achevement des travaux !!! Si pour une raison ou une autre ... querelle entre les associes-promoteurs ou faillitte... et bien vous vous retrouvez gros jean comme devant....
Voila un petit resume des precautions elementaires a prendre mais le monde est fait de gens qui savent mieux tous que tous le monde, et cela est le filet de poisson des pecheurs vivant ici
Pour ce qui est de construction ici, je m'y entend. A Rio SJ, attention a la loi protection litoral, elle commence a etre appliquée et ils abattent les maisons illegales, sur la bande cotiere.
Pour les prix du terrain, dépend si c'est proche ou retiré de la mer, compter pour un solar avec possibilité d'elec. et d'eau, de 350 a 500 Pesos m2, apres la maison, dépend de ce que vous ferez vous même, dépend de l'arnaque aussi compter de 7000 a 13 000 pesos M2 construit.
Ici c'est facil de construire, mais je doit dire que la premiere m'a coute tres cher, c'était le prix a payer pour aprendre...

Our departure time is getting closer (we have less than 2 years left—it’s both a long time and so short!). To start preparing seriously, we’ll need quite a bit of info. If anyone knows the rates charged by movers for a crate to French Polynesia, or what pitfalls to avoid (I know you can get quotes directly from movers, but I’d love insights from actual customers😉).

Actually, I’m currently doing a postgraduate diploma in pediatric respiratory physiotherapy and want to specialize in that area.
