Nous avons vu une annonce pour une auberge québécoise en République dominicaine et avons un coup de foudre! Toutefois, en découvrant ce site aujourd'hui j'ai lu plusieurs messages qui ne sont pas tous encourageants...
Nous sommes des professionnels (je suis avocate en droit commercial et mon conjoint travaille dans le domaine de l'automatisation - génie électrique) et nous serions prêts à vendre notre maison pour acheter un petit hôtel ou une auberge. Celle que nous avons vu en RD est à vendre pour 350 000$, elle compte 8 chambres, entre Sosua et Cabarete... entièrement meublée. Peut-on espérer vivre des revenus d'une auberge dans le sud? Nous n'espérons pas devenir riche, seulement vivre "adéquatement" et profiter d'un autre milieu de vie. La sécurité semble toutefois problématique dans certains pays...
S'il y en a qui ont déjà tenté l'expérience, nous apprécierions connaitre vos commentaires!

Bonjour, ici les ventes sur chiffre d'affaire ne se font pas, car c'est quasi inverifiable, trop de liquidites non déclarées. Sans entrer dans la rentabilité, je me livre seulement a une petite analyse de cout.
Ramené en Pesos, c'est un cout de 12 millions. Si je retire 2 pour un terrain de 3/4000 m2 ce qui donne pour la construction et les parkings pour 8 chambres, reste 10 millions pour la construction.
Les chambres, font sans doute +- 25 m2, avec la salle de bain ce qui est bien, soit 8x25= 200m2, s'ajoute une cuisine, un appartement pour vous et les parties communes, soit + 300 m2, donc un total de 500 m 2 construits.
Le cout moyen de la construction est +- 9000 le m2, soit 9000x500= 4 500000 Ajouter 2 millions pour deco et meubles vous avez un total de : 6.5 + 2 (terrain)= 8, 5 millions qui serait la valeur neuve si vous construisez vous-meme.
Moralite construisez votre auberge, économisez 3, 5 millions et faite la a votre gout. 12 c'est trop cher.

C'est bien également d'avoir une idée de la valeur des terrains et des constructions. Nous nous doutions que c'est un peu cher 350 000$ car j'ai vu deux autres auberges à vendre autour de 220 000$:
Une à Boca Chica, comptant plus de chambres et une piscine, mais j'ai eu l'occasion de lire sur cet endroit sur le présent forum et ce n'est peut-être pas l'endroit idéal pour opérer une auberge (et même si j'ai lu de bons commentaires à l'égard de la propriétaire actuelle, une certaine Lucie).
L'autre est à Cabarete et compte un petit garage, mais les photos et la description ne sont pas suffisantes pour se faire une idée précise.
Celle à 350 000$ est déjà une auberge "québécoise", la Casa Emery et Johanne ou quelque chose comme ça, meublée en neuf avec salle à manger et 5 salles de bains rénovées... Une très belle terrasse donnant vue sur la montagne et la plage et accès à la plage à pieds...
L'idée de se construire est intéressante également, mais nous nous interrogeons sur la clientèle à bâtir ainsi que sur les permis à obtenir... et trouver de bons entrepreneurs...
Bien sur, nous planifions nous rendre sur place si nous décidons d'aller de l'avant, mais nous devons en premier voir si c'est un projet viable... et je comprends que c'est difficile d'avoir des chiffres représentatifs de la réalité.

If anyone knows the rates charged by movers for a crate to French Polynesia, or what pitfalls to avoid (I know you can get quotes directly from movers, but I’d love insights from actual customers😉).
