La retraite n'est pas pour tout de suite ... mais je souhaite prendre de l'avance et organiser au mieux ce passage important.
Notre objectif à mon épouse et mois même est de nous partager entre la Suisse, Paris et le Maroc ou nous souhaiterions vivre une partie de l'année.
Nous voudrions faire construire une maison dans un lieu vivant et culturellement attractif.
Ayant parcouru régulièrement le Maroc en long et en large durant plusieurs années dans le cadre professionnel, j'ai quelque idées, somme toute classiques (Marrakech-Fès-Essaouira...), mais qui maintenant dates un peu.
Les choses évoluant très vite... pouvez vous, si vous avez franchis le pas, m'indiquer quelles seraient pour vous les lieux les plus agréables répondant aux critères ci-dessus évoqués.
Nous avons une préférence pour Marrakech au regard de la facilité d'accès, mais sans avoir la prétention d'acquérir un terrain sur le golf ou à la palmeraie... quels sont les zones autour de Marrakech que vous pouvez nous conseiller.

Marrakech fait chaud la bas l'été !! trop de monde en plus , Rabat c'est mieux en plus y'a l'Ocean c'est vivant Rabat , ou bien Agadir il fait beau presque toute l'année la bas c'est vivant aussi les température sont plus supportable ya moins de monde sur Agadir aussi on circule mieux climat agréable ;
Rabat ou Agadir vos avez tous ce qui faut grande surface clinique aéroport autoroute , si vous aimez Marrakech , Rabat Marrakech 3 h de route , ou Agadir Marrakech 2 h maintenant avec le nouvelle autoroute .
Essaouira trop de vent c'est jolie la bas climat trop dur toujours ce vent !! 🤪
si c'est pour y vivre qu'une partie de l'année pourquoi ne pas louer ?? faire plusieurs villes ?
Culturellement vivant , il n'y en a pas tant que çà .......dans ce domaine , c'est sûrement Rabat ? Casa , après Marrakech.

Casa : grande ville , pas idéale pour une retraite paisible

Le mieux avant de vous lancer dans la construction est peut-être effectivement de louer pour des longs séjours dans les différentes villes que vous envisager pour les tester en vrai et vous ferez votre choix ensuite...C'est un investissement important , ne pas se précipiter pour éviter les erreurs de choix et une revente bien aléatoire

Nous allons faire un grand tour du Maroc et prendre le temps de trouver un endroit qui réponde le mieux à nos attentes.
J’ai bien noté que Essaouira est très venteuse, ma crainte pour Agadir est le côté hautement touristique "mode littoral"
Marrakech me semble plus éclectique
Il reste Rabat, que je connais moins.
un internaute m'a indiqué Ouarzazate qui me semble moins tempérée durant la période allant d’octobre à mai (période où nous souhaiterions séjourner au Maroc)
L’outsider de taille est Fès qui est la ville qui m’a le plus marqué et qui m’attire le plus, mais son éloignement des grands axes de l’ouest peut être un frein pour mon épouse.

Tellement de critères !!!
La météo, c'est pas le principal , mais il y a quand même des gens qui ne supportent pas les chaleurs extrèmes , qui sévissent en juin juillet aout dans certaines régions, d'autres ne supportent pas l'humidité persistante entre ocobre et mars sur la cote, les pluies et le vent.
Le froid n'est pas à négliger non plus dans le pays ou le chauffage est une option , les doubles vitrages et l'isolation une utopie! et dès qu'on chauffe électrique , on vide son compte.
Un critère important .. le Maroc est un vide sidéral au niveau culturel pour un européen, 3 villes avec des cinémas moyens, pratiquement pas de librairies , encore moins de bibliothèques. on ne peut pas se contenter tout le temps de la parabole et de la télé , et de Julien Clerc tous les 3 ans au centre culturel du consulat.
Seuls Casa et Rabat s'en tirent tout juste dans ce domaine.
Un point jugé vital par les retraités , la santé!! pour les soins courants on peut s'en sortir, mais les hypocondriaques seront sevrés, et les vrais cas d'urgence n'auront pas la prise en charge à laquelle on est habitué.
La proximité d'un aéroport international est aussi à prendre en compte.
Une autre question importante !!!
Est il vraiment nécessaire d'acheter un bien immobilier ??
le pas cher est vraiment du pas cher , vieux avant d'etre fini , et souvent , sinon toujours invendable!
le "luxe" trop cher à l'achat , se dépréciera encore plus vite , et vu le nombre de chantiers en cours, à l'abandon, ou même pas vendus, la situation ne peut qu'empirer.
Garder son bien en Europe , le mettre en location, et louer ici , est une sage solution.
Cela permet en outre de réagir rapidement si on voit que l'on s'est trompé d'endroit.
Ormis le vide culturelle (comme la plupart des villes), El jadida reste selon moi la meilleur ville pour un retraité etranger.
Climat doux toute l´année á part l´humidité comme toutes les villes cotieres.
La ville la plus centrée: 2 h de Marrakech, 1h de casa, 2 h de Rabat, 1h 30 de Safi, 2 h 30 d´Essaouira, á partir de 4 h on peut deja Meknes, Agadir...
Le facteur le plus important pour une qualité de vie ds nos temps moderne est de ne pas avoir besoin de la voiture pour aller au centre ville, á la plage, super marché etc.....
tenir en compte que l achat á El jadida fera economiser une somme importante á l´achat et pour la consomation quotidienne.
Et pour moi la meilleur ville pour faire du sport en plein air tout les jours et mm la nuit ds de bonne conditions á la plage.
La culture citadine est en génerale importé, l´autre culture marocaine est constituée d´evenements repartis par regions et dates : les moussems, et la mode du festival, salons...d´oú l´importance d´une ville au centre. (je parle de la culture touristique...)
La culture marocaine c´est ces evenements et surtout autres choses dont on parle jamais ds le domaine touristique.
A mon humble avis, il faut prendre en compte plusieurs facteurs :
- Prix de l'immobilier
- Climat sur l'ensemble de l'année
- Animation et activités possibles
- Transport... en particulier aérien (pour aller de temps à autre en France ou recevoir des amis ou de la famille facilement)
- Infrastructures de santé
En fonction de vos goûts et de votre style de vie... le choix devrait être assez simple.

Pierre, si en fonction des critères que j'ai énoncé, vous hésitez entre Fès et Marrakech, je me permets de compléter l'analyse en précisant que :
Fès : climat plus chaud que Marrakech en été et plus froid en hiver
Fès : prix de l'immobilier moins chers qu'à Marrakech
Fès : plus calme que Marrakech, moins de "vie"... (événements culturels, sorties, animations...)
Marrakech : moins proche de la mer que Fès (malgré la récente liaison autoroutière avec Agadir !)
Marrakech : probablement plus porteur en terme de plus-value immobilière possible (sous réserve de bien acheter !)

La grande majorité des avis émis me paraissent justifiés et de bons conseils.
Reste ensuite l'appréciation personnelle..et choisir telle ou telle ville dépend de tes goûts.
Mais tu connais déjà assez bien le pays pour avoir, je pense, " dégrossi " ce problème.
Seule chose - dont certains ont déjà parlé - sur laquelle je me permet d'insister : plutôt louer qu'acheter, au moins dans l'immédiat , surtout si tu ne comptes pas passer la majorité de ton temps au Maroc....
Tres difficile d´avoir le beurre et l´argent du beurre.
Car en effet tu cheches á chaque fois une chose en optant pour son opposé.
- Tu souhaites une retraite et tu ne cherches pas á t´enrechir alors que tu veux gerer un riad.
- Tu veux un bon climat mais, Marrakech, fes trop chaud, les cotes humides.
- Tu veux un prix d achat moins cher alors que tu optes pour les villes les plus cheres
:Tu veux les meilleurs infrastructures de la santé, ils se trouvent á Casa, rabat que tu tends á ecarter
- Et tu nous a pas dit ce que tu entends par activité culturelle (tres importante pour toi), il se peut qu elle n´existe nul par.

After living for many years in the West (Belgium, Italy, Switzerland),
I’ve decided to return and settle in Cameroon, my home country.
