Il n'y a aucun problème pour un Français pour acheter un bien immobilier en Tunisie ;
voir le site du consulat de France à Tunis vous y trouverez toutes informations utiles.
Vous pouvez acheter en zone urbaine après avoir obtenu l'agrément du gouverneur de la région où vous achèterez.
L'acte pourra être reçu soit par un notaire soit par un avocat ; l'avantage de l'avocat c'est qu'il rédigera tous les actes en français alors que le notaire doit rédiger en arabe.

il n'y a aucun problème pour acquérir un bien immobilier en Tunisie pour un français. Cet achat est soumis à autorisation du gouverneur de la délégation dont dépend votre bien. Celui-ci met 5 à 7 mois pour vous répondre, après signature de la promesse d'achat chez votre avocat tunisien, il y a ensuite un délai de 3 à 4 mois pour l'obtention des titres définitifs. Cela parait assez fastidieux, mais c'est ainsi. Si vous ne projetez pas d'être, dans l'immédiat, "résident" tunisien, mais simplement investisseur, il vous en coutera 1% de frais d'enregistrements à l'issu de la vente, si vous envisagez de vivre ici, ce droit sera de 6%.
A votre disposition pour tout autre renseignement sur votre projet, ou sur votre éventuelle installation. Je vis ici depuis 2 ans, à Monastir, la Tunisie est un pays merveilleux, et il y fait bon vivre !!!

En Tunisie, les étrangers ne peuvent se porter acquéreur de terres agricoles ou à vocation agricole. Toute vente conclue en ce sens est nulle, sachant que cette nullité est absolue.
AVANT TOUTES DEMARCHES Avant toutes démarches, il convient de s’assurer de la régularité du titre foncier auprès de la Conservation de la propriété foncière, de vérifier que le bien figure sur les plans d’urbanisme de la ville via les services techniques de la Municipalité des lieux, et, le cas échéant, d’en prendre une copie instantanée. Les points essentiels à voir
la nature du terrain (agricole ou non agricole)
le caractère individuel du titre
l’inscription des droits de propriété du vendeur
la vocation des lieux (terrain constructible)
l’absence de clause de réserve de propriété au profit de l’Etat Tunisien (suite à une expropriation pour cause d’utilité publique ou à une nationalisation en vertu de la loi du 12 mai 1964).
AUTORISATION D’ACHAT Une autorisation préalable d’achat du gouverneur est obligatoire, pour l’acquéreur de nationalité étrangère, après la signature de la promesse d’achat. Le versement d’un acompte sur le prix total de la vente peut être prévu par la promesse d’achat et consigné au Trésor Public afin d’être restitué en cas d’échec de la transaction. Le montant de cette avance sur le prix total de la vente est conventionnel.

avec 70.000 € vous pouvez trouver quelque chose, mais tout dépend de ce que vous cherchez et de la région.
Quant à la scolarisation de vos cela doit être possible, il y a de nombreux établissements scolaires en Tunisie, mais je ne les connais pas,

Je travaille à Tunis depuis 3 ans. Bien sur, comme expliqué par les autres personnes il est possible d'acheter en Tunisie pour un Français, mais je vous conseille quand meme de bien vérifier auprès du Consulat que s'il vous fallait un jour revendre ce bien il vous sera possible de rapatrier votre argent en France car ce que m'ont expliqué des amies cela peut etre bien problématique.
Bon séjour en Tunisie, pays très agréable

Aussi je vous suis reconnaissant de bien vouloir m'indiquer si il est réellement obligatoire d'être résident en tunisie pour acheter un appartement sur place ? D'autre part est-il possible d'emporter des liquidités (déclarées en douane) pour déposer sur un compte bancaire aux fins de financer un promesse de vente ? Connaissez-vous des promoteurs fiables dans le secteur de Monastir où j'ai justement l'intention de m'installer. Il n'y a aucune obligation d'être résident pour acquérir un bien immobilier en Tunisie, bien entendu, il faut effectivement déclarer des devises à son entrée sur le territoire tunisien pour pouvoir ouvrir un compte bancaire et éventuellement acquérir un bien. Je connais bon nombre de promoteurs sur Monastir ou Sousse et pourrait vous aider avec grand plaisir dans votre recherche.

je souhaite connaitre si sur la zone raoued plage il ya pas de difficulté d'achat des maisons et si les titres fonciers sont bien en règle dans cette zone.la villa que j'ai en vue et en front mer.
de toutes les manière si la maison na pas de titre foncier en règle la vente et quasiment impossible, le gouvernorat ne donnera jamais son autorisation pour l'achat est ce bien exact.

par contre il et necesaire d ouvrire un compte convertible dans une banque tunisienne il faut y depo'àà euros minimum

Our departure time is getting closer (we have less than 2 years left—it’s both a long time and so short!). To start preparing seriously, we’ll need quite a bit of info. If anyone knows the rates charged by movers for a crate to French Polynesia, or what pitfalls to avoid (I know you can get quotes directly from movers, but I’d love insights from actual customers😉).
Are there any special requirements before leaving France (aside from taxes...)?

Hi, I’m a self-employed physiotherapist in France, and as my wife (a nurse) and I look into working abroad in about two years, I’ve been offered an equivalence to become a respiratory physiotherapist in Switzerland. Actually, I’m currently doing a postgraduate diploma in pediatric respiratory physiotherapy and want to specialize in that area. Anyway, that’s not the main point—could anyone explain the pros and cons of doing this job in Switzerland? Based on the paperwork I’ve received, the equivalence seems purely administrative or almost... What about working conditions, quality of life, salaries, etc.?

I’m currently a childminder in a MAM (multi-accueil) and I’ve also worked for about 6 years in several daycare centers as a childcare assistant. In the summer of 2026, my husband is being transferred to New Caledonia. We’ll be living near Nouméa. Do you know if the early childhood sector is a good field for jobs there? Can’t wait to discover this island! Right now, we’re in the middle of all the administrative paperwork for our 3 kids, finding housing, bringing our cat to the territory, and so on! We’re a couple with a child living in the Paris region, and I’ll be relocating to Aix-en-Provence in spring 2026. We’d love to swap our apartment for a house with a pool within 20-30 minutes max of central Aix, with a budget of around 650k €.
In terms of climate and geography, I’ve read that Aix is in a basin where it can get really hot. What about the surrounding villages that are a bit more elevated, like Venelles? Is it just as stifling?
For a family, which area would you recommend?

Starting this spring, we want to settle near Aix-en-Provence. We're tired of living in the mountains with all the snow—we really need some sunshine and a fresh start. Is it hard to find a house to rent there? What about prices? If you have any great tips or useful info about the area, we’d love to hear it. I work in education and want to do prevention work in Marseille or Aix—are there jobs in the social sector?

So I’m reaching out to people who live there or know the country well: I’d like to know what the best ways are to advertise and get known in Thailand. Are there any local classifieds newspapers? First, I’d like to practice from my apartment. Is that allowed in Thailand? Ideally, I’d like to work part-time in a private hospital as an osteopath. I’m thinking that in Thailand, the medical field is much more open than in Europe!!! Has anyone seen an osteopath or chiropractor working in a Thai hospital? Do you know the price of a consultation?
