J'avait l'intention de prendre ma retraite à Madagascar, au soleil avec une vie bon marché, mais je me demande si le jeu en vaut la chandelle. Il semble impossible d'y acheter un bien immobilier en pleine propriété. Une loi d'août 2003 autorise seulement les étrangers à acheter en pleine propriété pour au minimum 500.000 dollars et encore il faut de nombreuses autorisations d'administrations qu'évidemment il faut monnayer sous la table. Les gens cèdent donc des baux emphytéotiques de 50 ans, même pas de 99 ans, que l'on n'est pas sûr de renouveler à la date d'expiration, à moins de repayer une seconde fois un prix à la discrétion du propriétaire du bien. Il semble sacrilège à un Malgache de vendre la terre de son pays à un étranger, alors que pour nous en France c'est une transaction normale. Si certains ont été confrontés à ce problème qu'ils me fassent part de leurs remarques, précisions ou corrections éventuelles.

Merci de votre réponse. Vous avez raison en ce qui me concerne. Un bail emphytéotique est d'une telle durée, 50 ans minimum, que j'aurais "passé l'arme à gauche" quand il viendra à expiration. Rete la question de mes enfants. Les prix pratiqués par les cédants de tels baux sont ceux d'une vente pure et simple en peline propriété en métropole, du style 150.000 Euros la villa ou l'appartement de 140 m2 à Noisy Be vue mer. Dans ces conditions, y engloutir les économies de toute une vie pour que les enfants n'en profitent pas n'est pas tentant. Vos remarques et commentaires m'intéressent.
Nous revenons de Madagascar et à Nosy komba ( ou mananjary) on a trouvé beaucoup de retraités ( ou futurs retraités) ayant ou voulant acheter un terrain pour y construire un bungalow et vivre au soleil pour pas cher ( en étant servi éventuellement) .
Ce phénomène engendre un inflation telle des terrains que Madagascar deviendra la cote d'azur et que les malgaches ( les rares qui pourraient devenir propriétaires) ne pourront plus investir .
Allez en vacances à Madagascar, consommez, mais ne leur prenez pas tout

Mada n'est pas le seul pays à ne pas permettre l'acquisition du sol par des étrangers.
La misère pousserait beaucoup de petits propriétaires (ou pseudos) à se défaire de leur seule ressource -agricole- pour toucher le pactole.
Il faut attendre que le niveau de vie monte ! Et à Mada, ça risque d'être long, très long !
Reste la constitution d'une société ou le mariage. Dans les 2 cas, une prudence extrême ne suffira pas toujours à éviter la faillite...
Attention aussi aux baux longue durée. La propriété du terrain doit être vérifiée et confirmée par un juriste malagache ayant pignon sur rue, qui devra aussi impérativement établir le bail et le faire enregistrer.
Dernière solution : soudoyer l'administration. C'est facile, mais comme les rouages sont du type soviétique d'antan, ça concerne tant de fonctionnaires que la note sera très conséquente, et la fiabilité pas forcément à l'épreuve du temps !

Rien ni personne ne t'empeche de prendre ta retraite a Madagascar... en location.
Si tu achetes une propriete en France et la mets en location, cela te fera un revenu regulier qui, j'en suis sure, financerait largement une retraite a Madagascar. De plus, tu te blindes de tous les cotes, car, si, disons apres 3 ou quatre ans, tu en as marre de Mada et veux aller autre part... tu peux le faire.
Ta famille etant en France, pourrait garder un oeil sur la propriete, et tu leguerais a tes enfants un capital immobilier.
Qu'en penses-tu ?
Pour moi, j'ai encore quelques annees avant la retraite, mais c'est ce que j'ai l'intention de faire

A dire vrai les prix de l'immobilier ont tellement flambés en France que je voulais plutôt que d'acheter un F2 en France dans un quartier quelconque, acheter pour le même prix un grand appartement avec vue sur la mer à Madagascar (Nosy Be ou région de Diego Suarez). Evidemment les revenus tirés de la location en France d'un F2 couvrant largement le prix des loyers à Madagascar, je vais m'orienter vers l'investissement en France moins risqué et la location à Madagascar. c'est exact, et ceci est pratiqué dans beaucoup de pays, ce qui permet au locaux de pouvoir acheter, sinon les prix flamberaient, comme en France dans certaines régions où beaucoup d'étrangers plus fortunés font grimper les prix.
