Je suis français, marié à ma femme mexicaine et nous souhaitons investir dans l'achat de notre maison de vacances à Tulum au Mexique.
Bien que je me sois déjà renseigné sur les impôts et taxes à payer pour cette acquisition, il me manque le principal, à savoir :
Est-ce préférable d'acheter une maison déjà existante avec son terrain, où vaut-il mieux constuire soi-même ?
Avez-vous une idée du prix du M2 d'un terrain à Tulum, pour à peu près 1000M2 plutôt proche du centre ville (region 8 ou region 9) ?
Du prix du M2 de la construction à Tulum, pour une maison maximum de 200M2 ?
Nous recherchons à savoir quel est le prix réel du M2 en mexican pesos pour les terrains et la construction car nous voyons de tout, sur Internet.
Nous recherchons aussi un bon notaire public, un avocat basés à Tulum, sérieux et au tarif mexicain.
D'autre part, pensez-vous que j'ai les bonnes infos sur les montants des impôts et taxes à prévoir ? a savoir :
Impôt d'Acquisition = 2% de la valeur de la maison (TVA inclus)
Honoraire d'enregistrement Pulic = 1,3% de la valeur
Honoraire d'un notaire public = 1,5%
Assurance Titre de propriété = 0,5%
Catastro (impôt foncier) = 0,3%
Qu'est ce que le Bank Trust Annuel ??? de 500 US$ ??
Est-il préférable que nous achetions la maison à nos 2 noms (ma femme mexicaine et moi), plutôt elle seule ??? ou moi seul ??
Quelle serait la différence d'impôts, taxes éventuelles ??
Quand on achète une maison et un terrain est on réellement propriétaire où seulement propriétaire pendant une période de 50 ans ??? J'ai lu celà quelque part ??

Pour acheter un terrain, en tant qu'étanger, vous devez passer via une banque ou un fideocomisioniste.
Les droits d'enregistrement et notaire valent environ 6% du prix d'achat (attention, le prix d'achat mentionné dans l'acte de vente est bien souvent différent du montant de la vente réel... C'est à dire que si quelqu un vous vend un bien à 200000 us, en général, vous déclarez moins devant le notaire pour faire diminuer les autres frais d'acquisition).
El 'titulo' ou titre de propriété définitif vaut 10% de la valeur du terrain.
En ce qui concerne le prix, c'est bien entendu très variable! Mais TULUM explose et les prix ont déjà doublé en 2 ans.

Bonjour, Nous sommes présentement en recherche d'une maison dans la région de Bucerias. Nous avons appris qu'il faut payer une taxe annuelle si la propriété se trouve à moins de 50 km. de la mer. Il est difficile d'obtenir les renseignements exact de l'ambassade du Mexique au Canada. Nous partons pour 3 semaines et nous espérons avoir de plus amples informations sur les lois mexicaines une fois sur place.
