Franco-mexicain de nationalité mais n'ayant jamais habité au Mexique (juste passé quelques mois pour mes vacances depuis mon enfance), j'aurais aimé avoir vos conseils pour l'achat d'une maison dans le sud du pays.
Ma bribe d'idée serait d'acquérir une maison déjà existante d'environ 40 à 50 m² dans le but d'avoir un petit pied-à-terre pour y passer mes vacances ou quelques mois dans l'année, que je louerais le reste du temps (à des touristes type "couple" ou "famille" par exemple). Parmi les villes du sud retenues : Tulum, Mérida et Cozumel.
J'insiste sur le fait que je ne fais que demander votre aide pour me renseigner, et en aucun cas je ne suis pour l'instant prêt à partir et me lancer dans quoi que ce soit.
- La première question qui me vient à l'esprit est de savoir si l'idée vous semble viable, tout en sachant que je ne cherche pas à devenir millionnaire grâce à ça mais surtout à me faire un placement, et à faciliter mes vacances.
- A combien pensez-vous qu'une habitation dans chacune de ces villes me reviendrait (avec et sans petit jardin) ?
- Pensez qu'il est préférable d'acheter une maison déjà existante avec son terrain, où vaut-il mieux construire soi-même ?
- Pourriez-vous m'en dire plus à propos des taxes et des impôts à payer pour une telle acquisition et ce genre de location ?
La dernière fois que je suis allé au Mexique remontant déjà à Juillet 2010, Mérida était égale à elle-même, Cozumel aussi, la quiétude de l’île m'ayant grandement séduit, par contre, Tulum semblait bien se développer même si toujours aussi calme en soirée. Qu'en est-il aujourd'hui ?

je ne conseillerais pas Cozumel et Tulum c'est la Riviera Maya; le moindre logement c'est 150000 USD pour un appartement 2 chambres si c'est pas 200 000..
étant donné que c'est très touristique comme endroit eh bien il y a inflation des prix de l'immobilier ; la Riviera Maya c'est des contingents entiers de nord-américains et d'européens qui vont passer leurs vacances, sans compter les Spring Breaks des étudiants et l'arrivée éventuelle de retraités.
Tulum est peut-être abordable mais j'en doute..une recherche dans google avec Riviera Maya Real Estate ou venta de departamentos Tulum te renseignera mieux
( au Mexique d'ailleurs on dit plutôt venta de pisos que departamentos il me semble)
Si tu veux habiter dans le Quintana Roo , des endroits comme Chetumal, Felipe Carillo Puerto ou Puerto Morelos sont certainement plus accessibles..

Merci pour tous ces renseignements, Mathews. En effet, après quelques recherches avec tes mots clé, les prix de l'immobilier trouvés sont légèrement loin de ceux que j'avais en tête. Comme Cozumel est moins animé que la côte opposée, avec Playa del Carmen, j'aurais pensé que ça serait aussi moins cher. Un peu pareil pour Tulum, et même s'il est possible de tomber sur des offres environnant les 80 000/100 000 USD, ça ne correspond toujours pas exactement à ce que je recherche (souvent mitoyen à d'autres habitations, sans jardin ou avec une allée minuscule, etc...).
Je ne peux vraiment pas me vanter de connaitre le Mexique, c'est pour cela que pour le moment, je ne faisais allusion qu'aux endroits que j'ai à plusieurs reprises visités, ainsi qu'à celui où nous résidons toujours (ayant de la famille là-bas) : Mérida. Mais je suis à peu près certain qu'il pourrait y avoir bien plus joli dans les environs. D'ailleurs, à ce propos, si certains voyageurs auraient des conseils de coins à visiter dans le Quintana Roo, je suis preneur.
(Parmi les lieux visités : Cancun, Chichén Itza et Uxmal, Dzibilchaltún, Ruta Puuc, Xcaret et Xel-ha, quelques cenotes dont Ik-Kil, Chansinic'ché, Bolonchoojol, Celentún, etc...).

je vend ma maison car nous l'avons acheté pour ça - nous l'avons entièrement rénové, meublé, équipé.... en attendant sa vente je la loue donc à 200 euros la semaine - pas de taxe - elle a été mis sur la société que nous avons créée et le prédial (taxe foncière annuelle) est de 1000 pesos pour l'année !
juste un petit détail : lorqu'un étranger veut acheter en bord de mer au Mexique (dans une bande de 50 kms) il faut contracter un "fidéocomiso" (qui va surement être supprimé ???) qui est une garantie autant pour l'acheteur que pour le vendeur (ça passe obligatoirement par une banque) et ensuite des frais sont à payer annuellement - sinon il faut créer une société !!!

Ceci étant un projet dont j'y crois , j'invite toutes personnes intéressées à apporter une touche personnelle, sous la forme d'un conseil, une orientation et enfin une implication.
NB: projet à l'échelle nationale et internationale au niveau de l'emplois.
