J'ai comme grand projet très prochainement, si le ciel me le permet, de investir dans mon pays en achetant un terrain et construire une maison dessus, puis la mettre à louer pendant le temps que je serai en France.
Mon intention est de acheter et de construire dans la région de Kumba, ma ville natale. J'aurais aimé donc avoir un nombre suffisant d'informations si avec la somme de 8000 euros ( 5 millions cfa) est-il possible ou est-ce assez suffisant pour l'achat d'une terre et de sa construction; étant donné que c'est très petite ville, je suppose que les prix doivent beaucoup moins chers que Douala et Yaoundé...
en effet, à titre indicatif, les prix à Ydé ou douala sont exorbitants et 8000 euros, c'est un terrain dans une zone périphérique de Ydé. Tu peux avoir les prix qui vont de 2500cfa( Ahala, prix en 2004) 30 000 ou/et plus le mètre carré, selon que tu achetes un terrain à Ahala ou à Essos... Mais, dans les petite villes, ce n'est pas la mm chose. Quoi que... Dernièrement, les célébrations du 50ème anniversaire de l'armée ont mis l'éclairage médiatique à l'ouest et toutes ces villes. Cela a fait grimper les prix de terrain. Je dis cela car, le comice agro-pastoral d'Ebolowa, qui est aussi une petite ville comme Kumba, je suppose, cela a fait grimper les prix des terrains.
Je te conseille d'aller au Cameroun, d'aller à Kumba, de te balader dans les quartiers qui t'intéressent, de poser innocement des questions sur les couts de terrains. N'en parles pas trop aux locaux de tes intentions d'investir, car, le fait que tu viennes de France avec, potentiellement des moyens, tu risques de "contribuer" à l'inflation des couts... Devant certaines agences immobilières, il y a des tableaux avec des prix de terrains...
Investir au Cameroun, nécessite d'y aller sois-même, assez souvent, dans la mesure du possible. Surtout, reste très discret sur tes intentions, mais très ouvert pour glaner le maximum d'infos, en discutant avec les parents, les amis, les gens...
Je te dis cela car, c'est ce que je fais depuis un moment, en allant assez souvent au Cameroun.

mon frère tu as grandi où???! J'ai juste envie de rigoler. 5 millions de francs pour acheter terrain ET construire!!! Je suis étonnée que Lilianne qui t'a répondu ne soit pas épatée par ça et que personne n'ai réagit.
Car ta maison...je suppose que tu ne la veux pas en terre battue ni en carabottes, n'est ce pas?
Prenons la construction: crois-tu que le prix du ciment , sable, tôles, sanitaires modernes, fer, etc...soit spécialement different entre douala et Kumba? je me demande même si c'est pas plus cher dans les petites localités à cause du transport...Là où il y aura une difference (de prix et parfois de qualité en ce qui concerne les techniciens), c'est au niveau de la main d'oeuvre...sauf si c'est toi-même qui fait tout. LOL
donc toute novice que je sois, mon humble avis est que tes 5 millions ne suffiront même pas rien que pour la construction .
en ce qui concerne les terrains, je trouve que tu poses des questions assez...surprenantes. tu es vraiment Camer??! Kumba n'est certes pas Douala ou Yaoundé mais c'est quand même un chef-lieu bien connu...donc les terrains au centre doivent y être un peu plus cher qu'au village...et je suppose aussi en toute logique que puisque tu dis vouloir construire dans le but de mettre en location, c'est que tu vas viser les terrains au centre de la localité...Alors tes 5 millions risquent d'être fameusement entamés d'autant plus si tu veux titrer ton terrain (ou acheter un déjà titré)...ce qui est très fortemment conseillé au pays (et d'autant plus si on est mbenguiste).
Vivant loin comme toi, je comprends l'argument affectif que tu évoqus: c'est ton village natal...mais je vois aussi que tu as seulement 27 ans(sur ton profil), que tu n'es pas encore milliardaire (sinon ton projet ne serait pas de 5 millions seulement) et que tu veux investir (c'est à dire que tu attends un retour ) en mettant en location:

Je srais toi je priviligerais pour le moment l'achat de terrains où qu'ils soient...les prix grimpent au pays grave. Vu ton âge, tu as le temps d'investir par la suite quand d'autres vont galérer pour trouver la même chose.

comment vas-tu? tu ne m'as plus vue sur le forum car plein d'évènements familiaux m'ont tenue éloignée. A force de jouer les wonder women, j'ai fini par accoucher au pays (partie au départ pour un triste évènement familial): Le premier moment de panique passé, la famille était aux anges...je suis restée 3 mois...Césarienne d'urgence qui s'est déroulée à merveille... mon fils a aujourd'hui 6 mois , il est adorable . donc oui on peut accoucher au pays sans problème, même en urgence....tout dépend de où et de combien on est prêt à investir pour les frais, héhé....j'ai aussi fait l'expérience de europ Assistance: 20/20 dans notre cas.
Enfin...j'ai donc plein d'annecdotes à raconter....nous sommes partis 3 semaines en décembre au pays...et nous retournons encore 10 jours en principe fin semaine prochaine.
Tu parlais des prix de terrains à l'ouest...ma chère le cas de bandjoun est tout simplement sidérant: on se croirait à douala. En effet, depuis que fotso Victor a "offert" son institut à l'état et que celui-ci en a fait l'IUT de bandjoun (qui fait partie de l'université de Dschang), Bandjoun a la côte. et en plus, Biya en a fait ensuite un chef-lieu d'un département (koung-khi). Sans compter que fotso Victor a bien amenagé le centre de bandjoun...par contre si tu construis une maison dans le but de mettre en location, c'est autre chose...surtout pour quelqu'un qui vit à 6000km.
Merci pour ce conseil ( Fanta2)! Je me doute que 5 millions cfa n'est que miettes et morceaux... mais c'était juste un point de départ pour l'achat d'un terrain et le début de sa construction. Mais je sais, étant donné que je suis né et passe mes vacances annuelles à Kumba, que je devra dépense beaucoup plus que cela... ce qui n'est pas un problème en soi. Sinon je préfère investir et construire dès maintenant à Kumba, parce que cette toute petite ville ( grand village il y avait des décennies) est en très grande expansion... Donc il faut profiter aujourd'hui des bonnes occasions possibles... Pour revenir sur Douala, cette ville pour le moment ne plait pas assez pour y investir quelque cfa...
En fait, je ne voulais pas trop décourager les initiatives de Clovis. J'ai juste introduit un peu d'elements relatifs et comparatifs. Surtout ne pas se faire de fausses idées car, le Cameroun est devenu aussi, si ce n'est pas plus qu'en France!!!!

juste pour répondre a votre question, avec 8000 euro vous pouvez acquérir un terrain entre 200 m² et 400m² mais ca ne sera pas suffisant pour y construire un logement en dur (même en bois blanc `cela ne peut pas se faire ) un logement moyen en dur varie entre 15 000 000 F cfa et 35 000 000 F cfa et voir plus selon le standing... je reviens en force pour la nouvelle année avec beaucoup de nouvelles du pays...😉

vous êtes bien conscient que le village d hier est devenu une ville maintenant, le cout de la ville doit nécessairement augmenter!!!! le cout du terrain se mesure en foction de son urbanisation : si ton petit village est déjà urbanise alors ne soit pas surpris du cout du terrain élevé, a moins que la population ne soit pas informe, pour que vous les trompez!!!
les terrain imatricules(titre) varient 12 000 F cfa/m² a 200 000 F c fa/m² au Cameroun.et a mon avis ne prenez pas le risque de vous acquerrir un terrain non titre...

After living for many years in the West (Belgium, Italy, Switzerland),
I’ve decided to return and settle in Cameroon, my home country.
Currently an entrepreneur in real estate and transport, I’m looking for a partner / partners / foundation to collaborate on an agriculture project, as I own 10 hectares of land.
The hectares have remained unused for years due to a lack of financial means, since the project requires what I’d call a considerable investment. As the main stakeholder, I have a minimal contribution to offer.
