Nous sommes Graciana & Livier, un couple français du Pays Basque de 28 & 29 ans. Après plusieurs voyages et un rude retour en France, nous souhaitons vivement repartir et cette fois-ci investir nos économies dans un projet hotelier.
Nous étions intéressés par l'Amérique Centrale et tout particulièrement par le Nicaragua et le Panama pour poser nos valises et entreprendre.... C est pour cette raison que nous vous écrivons ce post et vous poser plusieurs questions afin de mieux préparer notre voyage de reconnaissance:
1) Quel est le pays le plus touristique des 2?
2) Où pouvons nous trouver des infos sur le marché du tourisme des 2 pays afin d'établir un prévisionnel "réaliste"
3) Quels sont les zones les plus touristiques et celles qui offrent un potentiel touristique futur?
4) Quel budget faut-il compter pour l'achat d'un terrain légal bien situé (proche des plages) d'1, 5 ha environ au Nicaragua et au Panama?
5) Est ce que le Nicaragua offre les mêmes avantages fiscaux que le Panama, sachant que visiblement l'INTUR serait prêt à en donner pour les investisseurs étrangers dans le secteur hôtelier. Si quelqu'un peut nous apporter plus de précision à ce sujet, nous lui serions très reconnaissant car nous imaginons bien qu'entre ce qu'il est écrit dans les textes officiels et ce qu'il se passe dans la réalité, il y a un monde....
En ce qui concerne l'INTUR nous n'arrivons malheureusement à accéder à leur site, peut-être avons nous la mauvaise adresse (www.intur.gob.ni)
6) Connaîtriez vous des personnes honnêtes et de confiance que nous pourrions rencontrer sur place lors de notre futur séjour (agents immobilier, bâtisseurs, conseillers pour des démarches d'immigration, ...)?
Grâce à Philippe, nous avons d'ors et déjà des infos quant aux procédures d'immigration au Nicaragua. Nous en profitons pour le remercier....
Grâce aux différents posts sur le Panama, nous avons aussi vu la nouvelle législation qui régissait l'immigration dans ce pays.
Nous vous remercions énormément pour votre aide car il est toujours difficile d'immigrer avec un projet d'investissement dans un nouveau pays où la culture et moeurs sont différents....
Bonnes questions, mais difficiles à répondre. Vous devrez considérer le futur politique et économique de chaque pays, et risquer pour gagner le pain quotidien et quelque chose en plus.
Vous pouvez trouver les statistiques touristiques par recherches en Google ou Yahoo.
Je doute qu'un membre de VoyageForum puisse vous donner des comparaisons sérieuses sur les différences fiscales entre Panama et Nicaragua. Les conseils d'experts coûtent en fonction des investissements.
De même pour les "prix" de terrains: il faut beaucoup de patience et connaissance des différentes situations "sur place" avant de prendre une décision. Personne ne la prendra pour vous !

Je ne peux vous donner d'informations très précises sur vos sujets d'interet, mais seulement des "impressions" d'un français vivant au Panama depuis 14 ans. Actuellement je m'y "distrait" en y organisant des séjours et excursions touristiques.
Effectivement, le secteur touristique est actuellement en plein essort, bien qu'ayant réellement démarré ici depuis 2001, il s'est rapidement développé, pour arriver à etre à présent la seconde source de revenus du pays.
Mais comme c'est encore assez récent, une certaine authenticité est toujours préservée.
Malheureusement le corollaire de cette expansion, est que les prix de l'immobilier et du foncier, ont explosé ces deux dernières années, et franchement, je considère que c'est surévalué et que ce n'est pas le moment adéquat pour investir dans ce domaine, à moins d'utiliser les projets d'incentive touristique et obtenir une concession de terrain.
Mais il faut trouver un bon avocat, qui fasse un travail sérieux, et puisse vous offrir toutes les garanties.
Si cela vous interesse, la semaine dernière j'ai rencontré un ami français qui possède 2, 5 hectares où il exploite un restaurant et deux cabannes qu'il loue, sur la cote caraibes, et il me disait qu'il cherche à vendre pour se rapprocher de la capitale, je peux vous mettre en contact avec lui, mais là s'arrete mon role et mes compétences.
Egalement, une amie de ma femme est agent immobilier, et sérieuse, si vous vous débrouillez en espagnol, je peux aussi vous mettre en contact avec elle.

Je suis Canadien et ai vecu recemment un an au Panama a Panama ciudad.
Je suis maintenant a Leon, au Nicaragua.
Vos questions sont tres pointues et necessitent une reponse d experts qui pour prendre le temps de vous donner des reponses fiables vont vous demander des honoraires , ce qui est normal.
Fraluchi vous a bien conseille; il faut etre SUR PLACE sinon vous risquez d acheter de l etranger les reves inconclus d autres etrangers.
Tout agent immobilier ou avocat en contact avec vous va essayer de vous vendre son produit ou service. C est leur metier et il faut bien qu ils gagnent leur vie.

If anyone knows the rates charged by movers for a crate to French Polynesia, or what pitfalls to avoid (I know you can get quotes directly from movers, but I’d love insights from actual customers😉).
