Nous revenons d'un voyage au Mexique et nous avons adoré ce pays. Depuis plusieurs années nous pensons à acheter un condominium ( appartement) dans un pays chaud pour pouvoir y aller en vacances et pour pouvoir le louer en dehors de nos vacances et finalement pour y aller plus souvent dans quelques années lorsque nous serons à notre retraite. Nous avons adoré notre séjour dans la région de Playa Del Carmen et nous débutons des recherches sur internet concernant un achat là-bas. C'est un beau projet mais nous aimerions avoir l'avis de personnes qui ont déjà fait un tel achat et de ceux qui vivent là-bas. Est-ce quelque chose de difficile au point de vue administratif, est-ce que cela se loue facilement, est-ce que vie là-bas est facile pour un étranger etc..... Tous les commentaires nous aiderons dans notre démarches et nous aiderons à prendre une décision.

Nous avons un vrai petit paradis dans la comunauté de Playacar . Aussi on s'est dit que ce serait bien de passer d'abord des vacances en location à Playa del Carmen car nous y avons été dans un all inclusive. On aimerait voir la vie au quotidien dans la communauté mexicaine.

Accès, assez facilement a la résidence permanente, plus facile pour les gens faisant partie du Commonwealth comme le canada, le. coût de la vie intéressant, voir bas si tu n’est pas touriste, eau potable, seul pays latino a avoir ça, pays le mieux scolarisé de l Amérique central . moi mes taxes annuel pour un terrain de 27 acres sont de 45bz (22.50us.) . À Sarteneja ici ou pour une population de 3000 personnes, un seul policier, pour ainsi dire qu’il n y a pas de criminalité. qui dit mieux…. les touristes de je croise ici me dise souvent qu’ils ont rarement vue un endroit avec autant de sourire surtout les enfants et les enfants sont le reflet d’un endroit.
Le pays que tu choisira et très important pour différente raison, car tu n’y vas pas en vacance pour qqs semaines mais plutôt y vivre en investissant de l'argent, et la stabilité du pays sera un gage de sécurité.. Avant tout regarde le passé de ses pays, c est garant de l’avenir et attention au boom émotionnel… parfois ça coûte cher, quand c’est pays ont un changement radical de gouvernement …

Pour l' instant nous preferons louer au mois car nous ne voulons pas nous precipiter dans 1 achat qui pourrait etre une erreur. Les prix à la vente sont tres alléchants et nous acheterons par la suite mais je pense que les meilleures affaires se font sur place, une fois qu'on connait la valeur réelle. Je le dis aussi par expérience car nous avons acheté un terrain il y a 2ans en bord de mer à 2h de route de Playa et les prix peuvent completement variés selon les intermédiaires.Il nous a fallu l'assistance d'un avocat et créer comme un sorte de société/coorporation, rien que ça!!
En revanche, nous avons été très bien reçus dans les agences meme si nous sommes un jeune couple et ils nous envoient regulierement des propositions, cela nous donne une idée.

Non! nous ne vivons pas encore à Playa del Carmen! Je suis comme vous, j'ai fait plusieurs sejours et je demande un congé à ma boite pour tenter l'aventure pendant 1an. En revanche, nous avons deja acheté un terrain la-bas, c'est pourquoi je suis au courant de quelques trucs.

Pour répondre à votre sujet d'un achat d'appart a playa, je peux vous donner quelques conseils car j'ai acheté en mai 2008; si vous achetez sans etre sur place et meme si vous etes sur place je vous conseille de prendre un bon avocat et prendre quelqun de confiance en tant qu'agent immobilier.
Un bon avocat vous fera un contrat béton et vous n'aurez pas de surprises une fois devant le notaire ou lorsque vous voudrez revendre...
Le plus important surtout si vous n'etes pas sur place sera votre agent immobilier car c'est lui qui résoudra tous les problèmes une fois l'achat effectué. J'ai des problèmes avec des locataires et sans l'agent immobilier qui s'occupe de ça j'aurai surement revendu de suite!
Il y a des détails de la loi mexicaine qu'il faut bien connaitre c'est pourquoi mieux vaut payer cher un bon avocat cela vous evitera des surprises.
Pour ce qui est de la location, dans le cas ou vous louez pour de longues périodes (+6mois) je vous conseille de faire un contrat de location devant notaire, car le quintana roo est le seul état du mexique ou sil il y a un contrat devant notaire, il est beaucoup plus rapide de virer des mauvais payeurs;
Pour un achat au mexique il faut mieux que vous aillez un compte dans une banque mexicaine afin de récupérer les loyers directement.
en résumé, mieux vaut connaitre des gens de confiance pour ne pas avoir de mauvaises surprises!!

If anyone knows the rates charged by movers for a crate to French Polynesia, or what pitfalls to avoid (I know you can get quotes directly from movers, but I’d love insights from actual customers😉).
