Je viens de m'acheter une maison à Margarita, j'y suis allé 3 fois en une année, je suis espagnol et j'habite Barcelone en Espagne, mais je suis né à Genéve, j'ai donc deux langues maternelles, français et espagnol. J'ai déjà de très bon contacte à Margarita et mon avocat est un des meilleurs de l'île, plus cher, mais très efficace, la semaine prochaine il signera pour moi l'achat d'un autre terrain à playa el Agua avec la procuration du notaire que je lui ai faite la dernière fois. Il est de mère allemande et père italien, né au Vénézuéla, il parle plusieurs langue, dont l'anglais, je ne suis pas sûr pour le français.
Quand je dis qu'il est plus cher que les autres, c'est qu'il est très bon, la maison m'a coûté environ 45.000 Euros et il m'a pris pour ses honoraires et tous les coûts (impôts, taxes etc) la somme de 1.600 USD. Donc tout est relatif, cher là-bas c'est rien pour nous et tu disposes d'un excellent avocat.
Si tu veux je peux te conseiller pour l'achat, j'ai galéré tout le mois de janvier pour trouver, agences etc et pour finir j'ai trouvé une petite merveille et par hasard le terrain à côté qui avait un écriteau avec un numéro de tél. 750 mètres2 pour 7.500 Euro et tout ça à playa el Agua, une des zones les plus recherchée. J'ai aussi des contactes pour louer la maison quand je ne serai pas à Margarita.

Pas de problème, du coup j'ai trouvé un billet pas cher depuis Barcelona avec Iberia 477 Euro à Caracas et après Laser Airlines vers Margarita pour 60 Euros. Je vais en profiter pour voir où en sont les travaux de ma maison et commencer à acheter le mobilier, comme ça en septembre je pourrai tout mettre en place. Je compte m'y installer en novembre.

😊 bonjour en reponse a la demande d un bon avocat, j ai la chance d en avoir un tres bien, j ai achete 2 choses bien differentes un terrain, et une posada, et je n ai eu aucun probleme. Comme toi j ai beaucoup voyage et j adore vivre a Margarita :pas de mousson, ete toute l annnee pas de cyclone, langue tres accecible, modernisme et authenticite peu de stress et aussi cout de la vie tres interressant .L essence est donnee (1.5 euro pour un plein )electricite eau tres peu cher et surtout immobilier tres accessible .Comme tu as du lire je travaille dans l immobilier donc tu cherche un terrain ou une maison ptres de la mer quel est ton budget ?quelle superficie de la maison environ ?vvoudrais tu un jardin ?Dis m en plus pour que je puisse t aider .

On peut tout trouver, mais attention, les prix ne sont pas forcément ceux que certaines personnes vous proposent par ici......
pour avoir une idée, j'ai payé mon terrain à dix minutes à pied de la Playa El Agua, la plus recherchée de l'île, 7.500 Euro pour 750M2 et 45.000 pour ma maison de 180M2 sur un terrain de 480M2. La maison par une agence et le terrain d'à côté en appelant le téléphone qui était inscrit sur le panneau au milieu du terrain.
Je vous conseil vivement de jetter un oeil sur http://www.UnoCasa2.com c'est l'agent qui m'a vendu la maison, pour Margarita vous devez cliquer "Nueva Esparta" c'est le nom de l'Etat où se trouve l'île.
Vous pouvez aussi regarder sur http://www.ElSoldeMargarita.com le journal local qui à une section de petites annonces et souvent se sont des agents et vous pouvez consulter leur web.
Tout ça vous donnera une idée pour ne pas vous faire abuser. Moi j'habiterai définitivement à Margarita en décembre et serai à votre service.
