salut, je pense de plus en plus a m acheter un pied a terre au maroc, a votre avis pour ceux qui connaissent, quels sont les pieges a eviter, y a t il des mauvaises surprises sur lesquelles ont peut tomber? je parle en matiere de fiscalité de droit d impot ect ect pas sur l achat lui meme

Le principal piège à éviter est la prix de vente actuel au Maroc des programmes neufs, qui n'a aucun rapport avec un marché normal, et surtout avec la qualité souvent lamentable en finition, et même en gros oeuvre (des immeubles de 3 ans paraissent en avoir 30!), des biens proposés.
Faire un tour sur www.casawaves.com, un blog d'entrepreneurs au Maroc, et de professionnels de l'immobilier.
En tout cas ne jamais retenir et acheter sur plans, vu le nombre de projets à l'abandon, et ceux qui ne verront jamais le jour. Ne jamais acheter en copropriété, si on ne veut pas se retrouver seul à payer les charges et avoir des équipements collectifs délabrés, sans entretien, et naturellement voir son bien complètement déprécié et invendable.

Le Maroc est un beau pays qui nous fait tous rêver mais il faut y investir en connaissance de cause.
Il serait grand temps d'arrêter de faire rêver les Européens avec l'investissement immobilier au Maroc. Je peux témoigner de ma propre expérience, et il y a un élément capital que personne à aucun moment ne vous dévoile et que bien souvent vous apprenez quand tout est réglé, c'est le problème qui se pose pour un Français lorsqu'il veut vendre et récupérer ses fonds.
Il faudrait enfin informer les Français (Je ne parle pas des MRE) candidats à l'acquisition immobilière au Maroc que si un jour ils veulent vendre leur bien, l'argent reste bloqué sur place, le Dirham n'étant pas convertible. Vous pouvez avoir besoin à un âge avancé, ou pour un besoin d'argent ou pour toute autre raison, de vendre votre bien mais vous ne pourrait rapatrié l'argent.
Pour la petite histoire, pour notre projet d'achat d'appartement sur la côte Tetouannaise, nous avons choisi par principe, de faire travailler un promoteur Marocain qui était aussi cher du reste que les Anglais et Espagnols présents sur cette région. Le projet de construction d'un Golf au pied de notre immeuble qui avait été un argument de vente verbal, se révèle en fait quelques mois aprés l'achat, être la construction d'une gigantesque barre, une résidence R+3 à quelques mètres de notre balcon. Aprés demande d'explication, Le promoteur prétend bien sûr qu'il n'était pas au courant; aprés enquête nous apprenons que ça fait deux ans qu'il connait le projet. Notre appartement est complètement déprécié car il n'est plus vendable au prix que nous l'avons payé, nous n'avons aucun recours; nous allons travailler dur en France pour se payer ce bien pendant 18 ans, cela dans le mépris et l'indifférence du vendeur.
Cela est monnaie courante au Maroc. Attention aux Français qui sont perçus là-bas comme riches et candides.

N'importe qui peut ouvrir un compte en dh convertibles ! on l'alimente en versant des euros, par virement de préférence, qui servent éventuellement à faire un achat immobilier, et si le bien est revendu, on peut le réalimenter avec le produit de la vente, et récupérer sa mise en euros ! Y'a quelques formalités et quelques preuves à apporter, mais ça marche !
Mais effectivement, si la transaction a eu lieu direct en dirhams, sans passer par ce type de compte, le fric reste au Maroc. Attention aussi à la part en black, souvent importante, elle échappe aussi au transit par ce compte, sous peine de redressements méchants !

Merci Raoux, je ne comprends pas pourquoi la banque Marocaine, a refusé de nous ouvrir un compte en Dh convertible, prétextant que ce genre de compte n'est accéssible qu'au Marocain résident à l'étranger. nous avons donc seulement un compte en Dh simple. Une petite précision: Le crédit a été fait en France et l'argent viré sur le compte sequestre du Notaire Marocain et convertit automatiquementen Dirham, le notaire a ensuite reversé la somme au vendeur. J'espère que nous pourrons rentrer dans le cas de figure que vous citez

les taux d'interet pour un emprunt immobilier c'est combien? (pour 15, 20 ans)

Il faut impérativement acheter un bien titré et surtout refuser les dessous de table, ou du moins si vous en faîte un il faut
savoir qu'à la revente, l'administration vous redressera à hauteur de 20% de la différence entre le prix d'achat et le prix de vente. Exemple: vous achetez un appartement 600000 Dirhams officiellement et en réalité vous l'avez payé 800000 Dh. Vous le revendez quelques années plus tard 800000 Dh. L'administration vous redressera de 20% sur 200000 Dh, soit de 40000 Dh ce qui fait 3630 €.
Assurez-vous qu'il soit impossible d'avoir un vis-à-vis car le Maroc n'ayant qu'une faible politique de valorisation des espaces verts, le moindre M² sera construit un jour ou l'autre, et peut-être devant vos fenêtres.
A part ça le droit immobilier Marocain est calqué sur sur le droit immo Français donc pas de mauvaises surprises.
Sachez que si vous êtes MRE (Marocain résident à l'étranger), vous avez des taux préférentiels et des possibilités de prêts à 100%, par contre si vous êtes étranger, vous pouvez emprunter auprés des banques Marocaines mais il faut avoir un apport de 30 % et à la revente vous ne pourrez récupérer vos fonds que par tranches de 25% sur 5 ans.

Non ctte banque vous a menti. Mon epouse de nationalité étrangère non Marocaine a ouvert un compte en dirhams convertibles au Maroc. Mais il faut avoir des documents pour pouvoir ouvrir ce genre de compte , documents comme preuve de résidence au Maroc etc... S i non vous pouvez ouvrir ce compte auprès d'une banque Marocaine a l'étranger, si vous voulez. Bonne chance.

I’ve decided to return and settle in Cameroon, my home country.
Currently an entrepreneur in real estate and transport, I’m looking for a partner / partners / foundation to collaborate on an agriculture project, as I own 10 hectares of land.

Our departure time is getting closer (we have less than 2 years left—it’s both a long time and so short!). To start preparing seriously, we’ll need quite a bit of info. If anyone knows the rates charged by movers for a crate to French Polynesia, or what pitfalls to avoid (I know you can get quotes directly from movers, but I’d love insights from actual customers😉).

Hi, I’m a self-employed physiotherapist in France, and as my wife (a nurse) and I look into working abroad in about two years, I’ve been offered an equivalence to become a respiratory physiotherapist in Switzerland. Actually, I’m currently doing a postgraduate diploma in pediatric respiratory physiotherapy and want to specialize in that area. Anyway, that’s not the main point—could anyone explain the pros and cons of doing this job in Switzerland? Based on the paperwork I’ve received, the equivalence seems purely administrative or almost... What about working conditions, quality of life, salaries, etc.?

In the summer of 2026, my husband is being transferred to New Caledonia. We’ll be living near Nouméa. Do you know if the early childhood sector is a good field for jobs there? Can’t wait to discover this island! Right now, we’re in the middle of all the administrative paperwork for our 3 kids, finding housing, bringing our cat to the territory, and so on! We’re a couple with a child living in the Paris region, and I’ll be relocating to Aix-en-Provence in spring 2026. We’d love to swap our apartment for a house with a pool within 20-30 minutes max of central Aix, with a budget of around 650k €.
In terms of climate and geography, I’ve read that Aix is in a basin where it can get really hot. What about the surrounding villages that are a bit more elevated, like Venelles? Is it just as stifling?
For a family, which area would you recommend?

Starting this spring, we want to settle near Aix-en-Provence. We're tired of living in the mountains with all the snow—we really need some sunshine and a fresh start. Is it hard to find a house to rent there? What about prices? If you have any great tips or useful info about the area, we’d love to hear it. I work in education and want to do prevention work in Marseille or Aix—are there jobs in the social sector?

I’m an osteopath and I’d like to set up and open an osteopathy practice in Thailand. I don’t have a precise location in mind yet, but I’m thinking maybe Hua Hin. I saw there’s an osteopath based in Phuket, so I wrote to him for some info, but he still hasn’t replied🤪!
So I’m reaching out to people who live there or know the country well: I’d like to know what the best ways are to advertise and get known in Thailand. Are there any local classifieds newspapers? First, I’d like to practice from my apartment. Is that allowed in Thailand? Ideally, I’d like to work part-time in a private hospital as an osteopath. I’m thinking that in Thailand, the medical field is much more open than in Europe!!! Has anyone seen an osteopath or chiropractor working in a Thai hospital? Do you know the price of a consultation?
