mon ami a acheter un terrain au sénégal situé a Saly, depuis le début de l'année 2008.
Actuellement il cherche un moyen d'effectuer un crédit en france, pour financer la fin de l'achat du terrain ainsi que la construction de la maison;
Un probleme, il n'a pas de bien en france, et ne peux donc pas hypothéquer. Les banques lui refusent un pret immobilier, et un pret personnel ne serait que " acceptable" mais a un moment inférieur a la valeur meme du terrain.
Y a t'il des francais qui ont deja eu ce souci? sachant qu'l touche un salaire plus que correct, et que son crédit voiture se termine dans tres peu de temps.
Avez vous des solutions, ou connaissez vous des banques qui peuvent faire confiance?
Bref tout ce qui pourrait lui permettre d'obtenir une somme d'argent ( grand maximum 60 000€), a part passé par des banques sénégalaise ( taux d'interet trop elevé) ?
Je ne voudrais pas te décourager, mais pour obtenir un crédit pour un terrain situé à l'étranger, en Afrique de surcroit; ça me parait mal engagé.
Les banques déjà très "frileuses" auparavant sont complètement "gelées" depuis la crise des subprimes...
Vois avec des banques qui ont des filiales ou succursales là bas: Société Générale, BNP, Crédit Agricole, et Crédit Mutuel je crois.
Tu verras ce qu'elles te diront....
Et n'oublie pas le dicton applicable en Afrique: pour être millionnaire il faut y venir milliardaire 😄

mon conjoint et moi même sommes propriétaires d'un terrain à toubab dialaw (non loin de saly) sur lequel nous avons décidé de construire notre maison (je suis française, il est sénégalais résident français)
j'ai fait le tour en france de toutes les banques pour un prêt immo et la réponse a été définitivement non...pourtant nos salaires étaient largement au dessus de ce que les banques demandaient.
mon beau frère (qui a une entreprise de bâtiment à dakar) qui s'occupe de nous a tenté de nous aider via les banques sénégalaises, les démarches sont assez simples et les crédits sont assez facile à obtenir mais le hic est bien entendu le taux d'intérêt bien plus élever que chez nous, ceci dit cela peut se discuter aussi (tout se marchande au sénégal)
Nous avons donc au final obter pour la solution de payer notre entrepreneur sous forme de traites et ce afin de pouvoir avancer sur cette construction au rythme de nos moyens. Peut être que ceci pourrait être une solution pour ton ami, à voir avec son entrepreneur.

Un crédit pour un achat au sébégal, plutot utopique, sauf si vous ave un patrimoine, au Sénégal le crédit idem, meme avec un tout élévé nada.. car pas de fiche de paye et jamais au dessu de 15 000€ par contre je suis constructeur sur Saly, je peu e*éventuellement revoir le devis qu'il posséde et voir si il peut construire mois chere et revoir eventuelement un crédit perso en france.. surtout ne jamais dire la destination au banquier par contre un crédit travaux peu atteindre les 50 mill € selon certaine banque
oui c'est le prix global moins ce qui a déja été donné.
nous sommes encore a la recherche de financement, avec une possibilité qui s'est offertes a nous.
cé simple, il te suffit de faire un credit personnel et la tu n as pas besoin de justifier a quoi va servir l'argent mais en contre partie le taux est legerement plus cher
Salut Virginie, hélas je n'ai pas de solutions à t'apporter car je suis presque dans la même solution que toi. J'ai acheté un terrai à Ngaparou (vers Saly) en août 2008, j'ai fini de le payer mais là j'aurai besoin d'un crédit pour financer les travaux là bas. J'ai un bon salaire dans la fonction publique mais comment obtenir ce prêt puisque moi aussi je ne possède pas de bien en France? J'accepterai volontier tes conseils.
La solution proposée par ma banquier est d' acheter en France, revendre et prendre l argent pour aller construire à l étranger tout en continuant de payer ton crédit en France

il n'y a pas 36 solutions à ton problème : tu dois faire un prêt sous seing privé enregistré chez un notaire . A toi de trouver un créancier .
Ce problème est récurant . Je vends ma maison et les acheteurs potentiels ne peuvent financer faute de prêt

désolé de vous contredire mais si votre prêt n'est pas un prêt avec hypothèque , la vente du bien en question n'est pas soumis au règlement anticipé bancaire .
La condition est drastique : que le prêt ne soit pas soumis à hypothèque .Pour cela , il faut bien-sûr posséder des garanties immobilières comme par exemple une résidence principale exempte de créance .
Je me permets de faire une remarque et de donner un conseil : il serait très risqué de faire l'acquisition d'un bien en Afrique si on n'est pas capable de payer comptant .

si vous avez acheté une maison a credit, il y a une hypotheque obligatoirement... et quand vous vendez la maison, l'acheteur et son notaire demanderont une levée d'hypotheque (obligatoire) et le certificat qui va avec, le notaire devra garder le montant du remboursement pour la banque et le leur donner lui meme. Aucun acheteur avisé n'achetera une maison sans un certificat de non hypotheque.. c'est basique.
c'est tellement basique que c'est faux , archi faux .Si tu peux justifier de garanties (immobilières .....) l'hypothèque n'est pas obligatoire . Je travaille dans ce domaine et je crois savoir ce que je dis

ah et pour prendre les garanties immobilières on fait comment.... De plus la personne qui demande veut vendre une maison achetée a crédit pour récupérer l'argent, donc les garanties immobilières...... il ne doit pas y en avoir beaucoup....
alors selon vous on peut emprunter 50 ou +60000 euros comme ça, car la garantie immobilière ce n'est pas avec la parole, c'est avec un engagement qui légalement s'appelle hypotheque...
j'ai aussi un peu d'expérience en la matière.... De plus je vais en parler a mon banquier ce matin, manière de le faire sourire...

tout simplement à cause de l'instabilité politique et je crois que cela suffit à soi-même. Mais là , c'est un choix personnel et je n'ai pas voulu prendre ce risque car bien malin celui qui peut dire ce que sera demain le Sénégal .Le seul argument qui pourrait amener de l'eau au moulin de mes détracteurs : il n'y a pas de richesse dans le sous sol de ce pays ce qui n'attire pas les convoitises .

If anyone knows the rates charged by movers for a crate to French Polynesia, or what pitfalls to avoid (I know you can get quotes directly from movers, but I’d love insights from actual customers😉).
