A votre avis : Est ce bon d'investir à cet endroit ?

Moi je te conseille de ne JAMAIS acheter neuf ici, c'est emmerde sur emmerde, une résidence vient d'être livrée à la colline des poètes: infiltration, caves inondée, fenêtre à 3 mètres du sol, jardin annoncés plat et grand c'est en faite un bout de talus en pente et j'en passe, le promoteur a répliqué qu'il ne fallait pas se plaindre car ailleurs c'était pire... Ici le bâtiment c'est ni fait ni à faire, en plus franchement PK7, c'est moche, loin de tout, coincé entre la SAV express et Rivière Salée (quartier bien pourri). En plus la législation ici est très très light.
je ne comprends pas trop la réponse de lucrecia, le 7em est encore un bon secteur, le 6em également ( j'y ai vécu 16 ans donc je connais bien ce coin ). Comme son nom l'indique tu es à 7km (ou 6 ) du centre ville. Lycée et college, hyper marché à moins de 8mn. Mais ça bouchonne pour aller au boulot vers le centre ville.
Pourtant, j'ai cru comprendre que la baie de Tina est superbe (avec piste cyclable ... ) et très bien fréquenté (belles demeures)
La residence en s'appelle "opus-verde " au croisement des rues Chitty-Koenig/iekawe soit à 500 m de Tina
il y a peut - être PK7 Est et PK7 Ouest ?
Sur les annonces, on voit des T4 sur un même quartier à des prix allant du simple au double.
Est ce important d'avoir une piscine en NC ?
Est ce mieux d'avoir un appartement exposé NORD ou SUD ? ( fraicheur ou soleil )

j ai vécu un an rue chitty, c sur ke tina c est pas pareil que le 7ème si l argent n es pas un souci alors choisi tina, c est plus reculer de la route plus calme, de très belle résidence , pour la piscine si tu aime l eau alors oui je te conseil d en avoir une mme si tu habite tina sur mer, c est pas trop un endroit ou l on se baigne tina ( assez vaseau ) . je n ai jamai entendu parler de PK7 ouest. et au niveau soleil ou fraicheur la ton choix est facile car il n y a pas de fraicheur que tu sois sud ou nord t aura pas beaucoup de différence de température ça se joue plus sur, veut tu avoir ta terrasse ensoleillé ou ombré mais oubli la fraicheur !!
mon budget n'est pas sans limite, je ne pourrai pas acheter sur Tina
Le 7eme ( à l'angle de Koenig Chitty et Iekawe) me paraissait théoriquement assez bien placé,

La residence Opus verde n'a pas de piscine et pas de vue mer mais il y a

un T3 neuf de 92m² + terrasse 14 m² = 31 millions
Pouvez vous me dire si en NC, c'est important d'avoir une grande terrasse ombragée au point de la payer 5 millions de plus ?

Non je connais la Calédonie , j'ai fais deux séjours en 86 et 88 sinon je ne serais jamais venu . Mes autres séjours tahiti , ile marquise , martinique , guadeloupe etc...Je n'aime que le chaud et içi actuellement ce n'est pas le cas + le vent comme dans le sud est de la france avec le mistral et j'ai également "fui" la grippe et la aussi j'ai été servi bonjour la semaine passée .Enfin dimanche je suis dans l'avion avec un billet aller et retour modulable ??? Il y a du bon quand même mais je suis mal habitué , vue mon age j'ai trouvé du travail sans trop de difficulter dans un premier temps a bourail ensuite a Nouméa ducos CDD mes deux employeurs ont faient tout pour me garder mais on ne peu pas m'attacher le vieux vole seul ??? Je comptais donc acheter pour : defiscaliser mes revenus actuels tout en investissant pour en profiter personnellement en 2010 ou 2011
Je prévois quand même le risque de la revente et ne pas perdre d'argent, c'est pourquoi je ne veux pas choisir n'importe quoi.
le 7eme ( et plus précisément l'immeuble à l'angle de Koenig/Chitty et Iekawe ) me paraissait bien situé
la résidence est terminée, la moitié des appartements ont été vendus à des locaux, l'autre moitié pour du locatif.
Elle s'appelle Opus verde ( 2 batiments en pointe avec toit vert sur le carrefour que je te dis )
si tu connais ou si quelqu'un connais ce serait sympa de m'aider.

Ecoute, comme je te l'ai déjà dit le pb c'est la qualité des logements, vraiment j'en parlais à un ami qui fait de la clim et il me disait qu'il n'avait jamais vu des bâtiment neufs aussi mal construits et ce quel que soit l'endroit où il va.Tout mes amis qui vivent dans des résidence neuves sont en perpétuel conflit car tout est bancal. Après tu fais comme tu veux... Et Maiki a mal compris, je n'ai pas dit que le 7ème KM était un mauvais quartier, mais coincé entre la voie express et rivière salée, cela veut dire un seul point de sortie: le Rond point de Belle vie, cela veut dire qu'à chaque conflit USTKE tu es bon pour être coincé, car perso je traverse pas Rivière Salée quand ça chauffe.
je vend actuellement ma maison à Dumbéa F4/F5 120 mètre carré + 40 mètres carré de terrasse couverte, piscine. 550 m carré de terrain à 15 minutes de Nouméa et dans un lotissement résidentiel !( 39, 9 millions )
je trouve que c'est un peu cher ce que l'ont vous propose à pk7 !! c'est mon avis biensur !!

Je ne peux qu'approuver : attends de voir sur place avant d'acheter.
De toutes façons, ça me paraît très cher pour un appartement à cet endroit : ta terrasse, tu n'en profiteras guère, à cause des bruits de la circulation. Evite !!! Avec ce budget, tu peux même trouver une maison dans un coin plus sympa ...
finalement moi qui ai toujours critiqué la NC par le passé, et sans retenue sur de nombreux points, je m'aperçois que certains qui l'ont nommé le "paradis" n'y voient que des inconvénients...
faudrait commencer à etre clair, non ?
de mon coté, ce que j'avais à dire, je l'ai dit, maintenant je me contente d'essayer d'aider ceux qui veulent s'y installer, le plus objectivement possible.
Pour en revenir à "Opus verdé" je maintiens que l'emplacement géographique est idéal ( cela rapporté au prix bien entendu ). proximité du c. ville, de Ducos, de Carrefour, des lycées et colleges, du péage, de la route du mont Dor....
Bien sur c'est moins bien situé que l'Anse Vata, BD, ou Tuban, mais ce n'est plus le même prix. Pour la même surface il faut compter de 5 à 10 millions en +.
Après, si les apparts sont bancals, c'est une autre histoire.

Si je ne me trompe pas il est pile en face d'un gros centre de montage de pneumatique qui est ouvert du lundi au dimanche matin. L'endroit est loin d'être sympa: grosse route qui ramène tout le flux vers les lieux de travail le matin et retour le soir, cette grosse station de mécanique auto, c'est un endroit encaissé.
C'est un immeuble proposé en défisc. sur certains sites parisiens: les propriétaires dont tu parles n'y mettront surement jamais les pieds...
Voila mon sentiment !

Non, j'ai simplement cliqué sur le dernier post ( à ce moment là ) mais n'importe lequel aurait fait l'affaire puisque la majorité affirme que l'endroit n'est pas bien.
J'ai bien précisé " à tous ".....
Je précise encore que j'ai vécu 16 ans à moins d'1 km à vol d'oiseau de ce lieu, que le centre de montage n'est pas tout à fait en face et qu'il n'accepte que 3 ou 4 voitures simultanément ( pour dire que ce n'est pas une "usine", la Z.I étant à Ducos ). Il me semble que ce centre de montage ferme le samedi midi !! ( point à vérifier )
Il y a une épicerie à 1mn à pied, une petite succursale Ste Générale à 30 secondes à pied, un médecin à 2 mn, un autre à 4 mn, un tabac journaux à 3 mn toujours à pied.
2 ou 3 cours de tennis à 5 ou 6 mn en voiture ( 6em );
le centre commercial " la belle vie " à 7 ou 8mn ( banque, resto, tabac, dentiste etc...)
Bref tout ça n'est pas interressant pour le simple investisseur, mais cela le devient pour celui qui cherche un logement avec toutes les commodités à proximité.
Déjà précisé à bebweb en privé, cette route est completement bouchée le matin aux heures de bureau, donc circulation lente au moins le matin, de plus la proximité des feux et la limitation à 50 km/h n'en font pas une route très bruyante.
( perso, je ne vivrais jamais à proximité d'une route car une route ça évolue dans le temps )
Tout cela n'est pas "un sentiment" mais une description objective de l'endroit !!
ensuite les futurs investisseurs feront comme ils le sente....
Non je ne suis pas du métier de la défisc. mais j'essaie de ne pas être celui qui passe à côté de tous les bons plans donc je m'y suis intéressé un peu. C'est comme cela que j'ai vu cet immeuble proposé à des investisseurs en métropole.
La qualité de la construction ici est très, très loin des standards en France, selon un expert en Génie civil, les constructeurs ont une vingtaine d'année de retard, c'est un peu mieux pour les grosses filiales de sociétés de BTP mais celles-ci sous-traitent leurs chantiers aux locaux.
J'ai pensé à acheter car je paye un loyer hyper-élevé mais devant les problèmes de voisinage (qui peuvent être insupportables) et les malfaçons, j'ai renoncé.
Je pense que c'est risqué d'acheter de métropole, de s'engager sur des années sans voir et sans savoir. Après, quand on a vu sur place, chacun fait ses comptes et prend ses décisions.

Bonjour, sauf errreur de ma part, tout logement neuf donne droit à la défisc. Les programmes de construction sont plus que très nombreux, il y a des grues et des chantiers de partout dans Nouméa et les abords.
Certains promoteurs le font mieux savoir que d'autres et leurs pubs arrivent en métropole...
Personnellement, vu l'instabilité du pays ( on a vu au début de l'été des émeutes très violentes), vu la jeunesse qui s'impatiente, je pense que seuls les quartiers Sud sont à l'abri d'une forte dépréciation: Anse Vata, Baie des Citrons, Val Plaisance, Ouen Toro, Receiving, Baie de l'Orphelinat et peut-être Trianon.
D'ailleurs, lorsque le quartier Tuband a été construit, il a été très chic et branché de s'y installer (et donc très cher). Les logements HLM ( de la SIC) étaient déjà prévu tout prêt de ce quartier: c'est normal de prévoir la mixité sociale dès le départ puisqu'on sait les difficultés que posent les ghettos en métropole. Eh bien ces logements sociaux ne sont pas encore habités que les parents d'élèves du collège de Tuband sont déjà sur les barricades pour défendre leurs chères têtes blondes...
Enfin, les promoteurs ici sont sans scrupules, ils peuvent très bien proposer un bien en cachant qu'il va être complétement déprécié par une future construction: la Cocoteraie (Anse Vata) est un beau complexe immobilier, beaucoup de cadres/cadres sup s'y logent mais il va y avoir de nouvelles tranches construites qui vont boucher la vue mer des apparts vendus actuellement... avec vue mer ! Cette petite arnaque exceptée, je pense que c'est un investissement bcp plus sûr que le Pk7.
