Nous sommes en train de faire les démarches pour immigrer au Canada. J'ai regardé votre message et vu que vous vendiez votre maison à Sherbrooke. Mon mari, mes filles et moi même souhaitons nous installer dans la région des cantons de l'est. Des amis m'ont dit que les banques canadiennes ne prêtent pas d'argent pour des crédits ou prêt hypothécaire la première année.. il faut faire ses preuves... Les locations sont -elles abordables dans la région??? Le prêt hypothécaire est il calculé comme en france sur un taux d'endettement de 33%??? Un apport est il nécessaire???

Nous non plus nous ne savons pas ce que c'est...ça serait plus simple si vous nous expliquiez ce que vous faites exactement comme travail, car juste le titre monitrice éducatrice c'est obscur pour nous...
Pour les prêts hypothécaires, c'est basé sur vos revenus, vos dettes et votre apport que vous prévoyez verser. Les banques viennent cependant tout juste de reserrer leurs critères, alors c'est plus difficile d'accès maintenant (ces renseignements m'ont été donnés par mon agent immobilier la semaine dernière).
Je m'occupe d'enfants ou d'adultes handicapés. Actuellement je travaille dans un Institut Médico Educatif. En france il existe plusieurs diplômes pour travailler avec. Educateur spécialisé (3 ans d'études après l'obtention du concours), moniteur éducateur (2 ans après l'obtention du concours.). J'ai vu qu'au Canada ils parlent de travailleurs sociaux, ou éducateur spécialisé, ce n'est pas la même chose chez vous.
Savez vous où puis-je obtenir la liste des établissements d'enfants ou d'adultes handicapés dans la région de l'estrie, style hopital psy ou établissement d'autistes (j'ai travaillé avec et fait mon mémoire sur ce sujet) ...
Pour nous les immigrants, les prêts hypothécaires ne sont accordés qu'au bout de 1 an et après évaluation de notre dossier??? Il faut apporter beaucoup comme apport??

Alors je pense que l'équivalent ici au Québec c'est éducateur spécialisé.
En éducation spécialisée, l’intervention s’effectue auprès d’un éventail diversifié de clientèles :
• jeunes contrevenants;
• personnes ayant des limitations fonctionnelles (intellectuelles, physiques ou sensorielles);
• personnes ayant des problèmes de santé mentale;
• personnes ayant des problèmes liés aux tentatives de suicide, à la toxicomanie;
• jeunes ayant des difficultés d’apprentissage;
• enfants victimes de mauvais traitements;
• jeunes manifestant des troubles sérieux du comportement;
• femmes victimes de violence conjugale;
• personnes ayant des troubles alimentaires;
• personnes ayant des troubles envahissants du développement;
• personnes ayant des pertes d’autonomie liées au vieillissement; • etc.
Pour la liste des établissements, peut-être essayer en tapant le nom hôpital - estrie dans Google pour avoir une liste?
Par contre, sachez que votre diplôme ne sera probablement pas reconnu au Canada. Il faudra refaire vos études ou une partie de vos études au Québec pour pratiquer votre métier.

Non, ça ne marche pas comme ça. En fait, les banques se fichent pas mal que vous soyez immigrants ou pas, elles veulent voir votre historique de crédit, or quand on est immigrant on n'a pas d'historique de crédit (celui en France ne compte pas). Mais bon, il faudrait voir auprès d'immigrants qui ont acheté une propriété au Canada, il y en a sûrement sur divers forums. Une chose est sûre, c'est possible d'obtenir un prêt mais combien de temps ça prend, aucune idée.

Il faut au moins 5% d'apport, idéalement 20%. Certaines banques acceptent d'accorder un prêt avec 0% d'apport, mais c'est devenu plus difficile maintenant.

After living for many years in the West (Belgium, Italy, Switzerland),
I’ve decided to return and settle in Cameroon, my home country.
Currently an entrepreneur in real estate and transport, I’m looking for a partner / partners / foundation to collaborate on an agriculture project, as I own 10 hectares of land.
