Cela fait maintenant un an que je prépare mon arrivée sur le caillou, nous sommes à 5 mois du départ ( mi-Aout), et v'là ti pas que la question du logement est maintenant arrivée...
Pour mémoire nous sommes deux couples ( + une petite fille) qui débarquont sur le caillou pour changer de vie...
Nous avons commencer par regarder les annonces à la location dans le grand Nouméa, envoyer quelques mails aux agences, mais les réponses ont été plus négatives, car la coloc c'est pas top pour les proprio, et en plus pas d'emploi pour le moment donc dossier difficil à monter (ce qui est très comprehensible).
Du coup, nous nous orientons vers une location saisonnière (certe un poil du plus cher) mais moins contraignante, le temps de trouver un job...un appart...
Et puis m'est venu l'idée d'acheter !!! J'ai actuelement une bonne situation (financière) je peux emprunter...alors pkoi pas..
mais l'immobilier est un marché local or je ne connais pas celui du grand Nouméa, je fais donc appel à vous tous, pour m'en dire plus...
je sais que les prix flambent depuis quelque temps...est-ce que çà à refroidi les transactions ou la demande maintient le marché??
Mont-Doré, Dumbéa, Paita...quels sont les rapports qualité prix (je sais c'est assez vague..lol)??

C'est sans doute un peu (un peu) moins cher dans les communes proches de Nouméa. Ce sera plutôt des maisons avec jardin, mais rapport qualité prix on trouve de tout, ça il faudra voir sur place.
Comme Nouméa est une presqu'île, toutes les personnes habitant le grand Nouméa se tapent d'énormes bouchons chaque matin pour se rendre au travail. C'est le point noir !!!
Flogui est sur Dumbéa et moi sur le Mont Dore, mais moi j'y travaille également, donc pas de problèmes de circulation.
Ca ne répond pas vraiment à ta question, désolée, je ne travaille pas dans une agence immo, mais en lisant les journaux des offres il y en a énormément. Il faudra visiter sur place, pas d'autre choix.

En gros çà se tient, ce qui va changer c'est l'agencement, la vue, les petits plus de la maison ou de l'appartement...

je viens d'avoir ma banque au téléphone, et je ne peux pas acheté un bien en NC si je n'ai pas de garantie à hauteur du crédit...comme je n'ai pas 130 000euros(12 U) de coté...la réponse est NON! Car hypothèque impossible hors du territoire métropolitain.
Donc ma seule solution est faire un crédit d'une banque de NC...je vais les appeler pour tater le terrain...

tes économies passent très vite(logement bouffe)
partir sans emploi en pensant trouver un truc sur place, je déconseille très fortement!
pour un boucher, tu peux trouver du boulot, et plutot pas mal payé (autour de 200 000 francs, soit près de 1700€)
le mieux c'est de faire appel à des agences qui t'aident à dégoter un travail, car ici l'emploi local est mis en avant, et personne ne te répondra si t'a pas de contact local!
si tu as besoin, je peux t'en conseilelr un de sérieux
pour toi, les postes de surveillant st bien pris, à voir si tu acceptes de faire de spetits boulots....
