Il y a déja quelque temps que nous avions prévu de venir au Bresil dans le but d'acheter une pousada et d'en vivre. Entre temps nous avons vendu notre maison demenager ............ et enfin acheter nos billets pour le Bresil. Nous arriverons à Rio le 23/04/07 pour un voyage d'étude de 4 mois.
Depuis que notre projet existe nous avons communiqué avec plusieurs internautes dont certains sont sur ce site (chico brasil, et d'autres) et sur d'autres sites crées par des français de Fortaleza. Nous demandions dans nos questions quel était le coin le plus judicieux pour racheter une pousada et pouvoir en vivre, les réponses que nous avons eues sont assez divergentes. Pour certains le Nord est saturé de structures hotelières et commence a être envahi par les américains qui voient d'un mauvais oeil que d'autres veuillent s'installer.
Pour d'autres le nord est l'eldorado du tourisme. On nous conseillé de monter jusqu'a Sao Luis, qui est promis a un développement touristique important avec la prochaine ouverture d'un aéroprt international.
On nous a conseillé les etats de Rio et de Sao Paulo qui seraient plus propices pour les études de mon fils de 13 ans (la encore les avis sur le niveau scolaire au Bresil divergent du tout au tout) et plus performant au niveau médical (nous partons avec une dme agée).
On nous a aussi parlé du Sud florianopolis..........
Je dois ajouter que je connais bien le Bresil pour y etre venue a plusieures reprises depuis 1985 : le Sud, Rio (j'y suis restée 3 mois) l'interieur, Salvador, Belem, Manaus Brasilia... mais a part Recife pas du tout le Nord
On nous a dit aussi que les brésiliens appréciaient assez peu que des français viennent racheter des pousadas pour les gerer, qu'il fallait se mefier des despachentes, des avocats, de certains français, ......
Enfin on a affirmé tout et son contraire, c'est pourquoi nous espèrons que ce voyage d'étude nous permettra de faire la part des choses car malgrès tout nous n'avons qu'une envie nous installer au Bresil. Nous avons peut etre tort mais nous pensons que l'avenir n'est plus europeen du moins pour un certain et nous souhaitons le meilleur pour notre fils.

Et bien le mieux c'est ce que tu as déjà fait : "écouter tout et son contraire". Et ensuite c'est ce que tu vas faire : partir 4 mois pour un voyage d'étude, et prendre votre décision définitive sans influence et en toute connaissance de cause.

1°) pour le nord, effectivement il y a saturation sur la zone Recif - Fortaleza, selon une étude de l'office du tourisme national Embratur, la cappacité hôteliere dépasse de 9 fois le besoin en nuité......d'ou une concurrence accru et des prix bas en saison estivale, sans compter la ré-évaluation du Reals et le renchérissement du prix des billets d'avion sur les lignes internationales et nationales, limitant ainsi le nombre de touristes etrangers, qui ne sont que 280 000 à avoir visité le Nord en 2006 pour 3 millions entre Rio et Sao Paulo !!!
2°) Sao luis, si vous avez 30 ans à perdre avant d'esperer gagner de l' argent pourquoi pas, la ville est petite et le tourisme peu developpé et peu nombreux, les nouveautés que ce soit en qualité de débit internet, de matériels actuellmeent sur les capital que sont SP, RIO et Brasilia n'arriveront pas de sitôt à Sao Luis, question de volume et de capacités financiéres des gens vivnt localement sur place.
3°) Les pousadas sont en faite des gîtes à la sauce française, ensuite que les bresiliens n' apprécient pas que des etrangers envahissent le pays, c'est compréhensif à l' image des anglais dans le Périgord, mais ils n'ont pas les moyens de les acheter n de les entretenir, donc le patrimoine et l'immobilier est conservé et embellie...Ensuite se mefier des gens, peu importe, la nationalité, oui, c'est une réalité dans 80% des cas, car au Brésil, les gens ne raisonnent que et par l'argent, et comme ils sont dans 95% des cas désargentés, les convoitises pour plumer plus riches que soi sont énormes. Quand on demande à un maçon s'il s'est faire un mur il dira oui, l'electricité aussi, la peinture, aussi, la charpente, aussi, reparer une voiture, aussi, faire l'architecte, aussi etc.....les gens s'improvisent expert en tout et en réalité ne savent rien faire de correct par manque de professionnalisation...ils voyent en premier, combien ils vont pouvoir gagner 😮
4°) Pour les études, plus on est perdu dans la pampa, plus les ecoles privés brésiliennes sont onéreuses, et moins la qualité de l'enseignement est bon, comme la qualité des strucutures proposées....encore une question de volume, les ecoles privées etant gérés comme des entreprises, ont gagne un max, en donnant un mini.... cout moyen pour un enfant de 13 ans entre 80 et 150 euros par mois, et si c'est le lycée Pasteur ou géré par l'education nationale française comme à Sao Paulo, prevoir 400 euros par mois 🤪
5°) pour la grand mére faite attention à la chaleur qui peut se réveler insuportable, car 35° en journée et 26° la nuit pendant 15 jours cela va, mais 10 mois par an cela peut s'avérer un calvaire, surtout pour des europeens habitué aux changement de saison et à des temperatures plus froides...Le 26° en journée et 15° la nuit sont des températures idéales que l'on trouve qu'en Montagne ou je suis et dans le sud du pays à partir de Florianopolis....
5°) Comme vous venez d'ici 1, 5 mois, si le coeur vous dit, passez me voir dans ma pousada, qui est en dehors des circuits commerciales europeens et américains, mais dans celui des Brésiliens de SP et de Rio, insensible au variation de change, ni de frais de billets d'avion....je vous acceuillerais avec plaisir, sans arriere pensée mercantile, le tout etant de me prevenir car la saison d'hiver démarre pour moi...je suis qu' à 150 kms de SP en direction de Rio, et à la montagne.....email : eric.gabert@voila.fr accessible par ligne de bus direct depuis SP de la gare Tieté ou depuis l'aeroport de Guarolhos, idem direct via ma ville de résidence.....
Je vois avec plaisir que vous êtes revenus au Brésil et c'est avec joie que nous viendrons passer quelques jours dans votre pousada, depuis le temps que nous correspondons je serais ravie de vous connaitre de visu.
Nous arrivons à Rio le 23/04 et nous pensons y rester une semaine avant de commencer notre voyage d'étude. Nous serons donc chez vous début mai ou nous pourrons rester 2 ou 3 jours.
C'est en partie d'après vos conseils que nous avons décidé d'aller aussi voir le marché immobilier touristique du Santa Catarina, nous avons passé 2 séjours a Florianopolis et j'avoue beaucoup aimé cet endroit bien qu'il soit un peu plus européen que notre "rève brésilien", mais je pense effectivement que pour ma mère compte tenu de son age et pour mon fils compte tenu du sien et des études qu'il souhaite faire (pour le moment architecture) il vaut mieux opter pour la civilisation.
S'il faut attendre 30ans pour voir notre vie professionnelle décollée j'abandonne l'idée de Sao Luis mes finances ne me permettant pas d'attendre aussi longtemps.
J'espère seulement que le prix d'une pousada dans le Sud ou dans l'état de Rio correspondra à nos possibilités financières.
Pour le concret nous pensons louer une voiture de Rio pour un mois afin de naviguer tranquille. Si on va voir le Nord nous prendrons l'avion jusqu'à Fortaleza, car d'après des internautes du cru les locations de véhicules sont moins chéres dans le Nord qu'à Rio.
Question chambre il nous faudrait une chambre pour 3 et une pour une personne.

Moi je suis revenu pour refaire une saison de 6 mois ici et ensuite repartir en France pour 6 mois.....et ainsi de suite ....je gere 2 affaires temporairement, en même temps à 10 000 kms d'intervalles🤪
Pour la location d'une voiture pendant 1 mois, compter environ 4 à 6000 reals selon le modele choisie !!! le mieux, c'est de vous déplacer en car de ligne entre les grandes villes, confortables et climatisés
Si vous voulez un coup de mains pour votre premier jour lors de votre arrivée sur Sao paulo, si vous débarquez à Sao paulo, je peux vous conseiller un hôtel à proximité qui assure une navette gratuite avec l' aeroport, au centre de Guarulhos, la nuit pour 1 couple est à 85 reals, café du matin et navette aeroport comprise, standard Hotel Ibis/Mercure
Pour info : Le prix d'un taxi depuis l'aeroport au centre de Guarulhos est à 35 reals de moyenne et pour le centre de SP à 100/150 reals....

G habité 2 ans au Brésil et nous pensons également nous y installer définitivement. G l'impresion que la plupart des gens se rendant o Brésil ne pensent pouvoir se faire de l'argent kan travaillant avec les étrangers en vacances. Pour ma part je trouve que la clientèle locale à savoir les Brésiliens sont une meilleure cible commerciale....Les Brésiliens sont de gros consommateurs et adorent "l'exotisme européen". Des amis ont un resto à Olinda et leurs principales clientèle est Brésilienne ...depuis 10 ans ils ont acquit une réputation et leur "Lapin " est connus dans tous le nordeste (haha)...
ils génèrent avec leur ptit resto un très bon chiffre d'affaire (entre 8 et 11 0000 us$) par mois...de plus ils bossent toutes l'année et pas seulement durant les périodes de vacances. Pour les écoles (problématiques pour nous également) les écoles brésiliennes ne sont vraiment pas tops, préferez y les lycées français (c cher mais paraît que Sarko veut les rendres gratuites pour les Français (Zut jsuis belge). Y a des coins super comme Jericoacoara mais c super isolé et avec un enfants c un peu compliqué pas d'ecole, pas de soins médicaux....) Le Brésil est très grand et offre une multitudes de possibilités....faut les trouver
