Est ce que tu sais comment ça se passe, par hasard, si je veux acheter un appart 3 pièces (pour une résidence secondaire) à Buenos Aires, quartier Palermo (par exemple) ? Pour les démarches depuis la France à qui doit on s'adresser ? Agence immobilière ? Est ce que nous avons des comptes à rendre au service d'emigration ? est ce que tu connais les prix actuels ? On va commencer par ces 4 questions ...

Voila les reponses :
1) Pour acheter un appart a Bsas, rien de plus facile: tu en visites, tu en trouves un qui te plait, et tu l'achetes....ou se trouve la difficulté ? Le Quartier de Palermo est tres grand, taille de 3 arrondissements parisien, donc il faut connaitre reelement la zone pour te donner un prix au m2. Mais saches que dans ce coin la : ca va de 400 Euros le m2 a 1500 Euros le m2 ( donc comme tu vois de grosses differences en chaque secteur )
2) Pour les demarches a partir de France, aucune ! C est impossible, puisqu il faut que tu sois sur place pour signer les papiers chez le notaire, donc tout organisme, societe ou autre via internet qui va t assurer que c'est possible...est une arnaque ( et il y en a ) . De toute facon comment vas tu acheter un bien sans le visiter ?
3) Pour L emmigration : Aucun compte a rendre, un touriste a le droit en Argentine d'acheter un appart ou meme plusieurs...autre truc pour les papiers d'emmigration va voir mon post dessus, il est toujours possible en ce moment d entreprendre les demarches ( a partir de BSAS ) pour avoir ces papiers en Argentine ( equivalent de carte de sejour d un an renouvelable ).
4) les prix actuels : sans aller acheter un cabanon dans une villa miseria ....je parle de prix intra muros de Buenos aires ( sans la banlieue ).....le moins cher : autour de 250 Euros le m2 dans certain quartiers "vivables", et jusqu a 2000 Euros le m2 dans des constructions neuves dans des quartier super fashion et "IN"............ entre les deux, il y a une marge ...( mon quartier, dans le centre est a 600 Euros le m2) .
Derniere chose a dire : En 2005, les prix vont doubler !
Le mois de decembre j'ai acheté un appartement à Buenos Aires.
Il faut beaucoup se mefier des agences immobilieres!!! Faites attention, même etant argentine on a voulu me faire payer des sommes au noir.
Surtout prenez un "escribano" (notaire) qui soit de votre coté et pas celui de l'agence immobiliere.
Si vous voulez aussi aller dans une agence de confiance et bureau de notaire, contactez moi. Je n'ai rien a gagner, mais je connais les argentins... ils sont superbes, mais bon...

Tu previens ta banque avant de partir que tu les everras un fax pour demande de transfer.En Argentine tu ouvres un compte (la BNP c l'unique banque française sur place) en euros pour recevoir. Mais tu auras besoin aussi d'un compte en dollars (l'immobilier se paye en dolars) et une autre en pesos (pour convertir les euros en dollars)Quand l'operation est prête tu fais le transfer (3 jours ouvrables).

On entend souvent parler de la crise, de tensions sociales et je me demandais s'il existait des problèmes particuliers que pouvaient rencontrer les propriétaires, surtout si l'appart n'est pas occupé tout de suite.
