Evidemment, c'est encore embryonnaire! Pas avant 2-3 ans certainement, mais afin de réussir, nous préférons programmer et étudier cette possibilité !
Afin de désamorcer les commentaires négatifs ou interrogatifs, je précise que quoi qu’il arrive, nous ne partirons pas sur un coup de tête, sans préparation, sans avoir déminé le terrain sur place…

Nous avons l’habitude de voyager en Amérique Latine depuis plusieurs années et ce continent nous fascine. Nous voulons tenter d’y vivre quelques temps…
Parmi les pays que nous avons traversés, le Pérou et la Bolivie sont ceux qui nous ont le plus marqué !
Vu la situation bolivienne actuelle, notre choix se porte sur le Pérou…
Nous aimerions donc ouvrir un hôtel pour commencer dans une région du Pérou dont le tourisme est encore balbutiant, nous avons identifié les régions de Chachapoyas au nord qui devrait profiter du développement du tourisme à Kuelap et d’Abancay/Cachora avec Choquequirao.
Les fins connaisseurs du Pérou peuvent ils nous aiguiller sur ces destinations (ou d’autres) et sur la possibilité d’un tel projet ?
Nous avons par ailleurs du mal à cerner le marché de l’immobilier au Pérou avec des tarifs qui varient énormément…
Le meilleur conseil que je puisse donner c'est de contacter le propriétaire d'un hôtel à Puno que tout le monde connaît ( qui est Belge...) et avoir des retours....
demander son chiffre d'affaire , ses charges en personnel si c'est possible, bref des questions très pragmatiques..

je ne sais pas si c'est une bonne idée ; Chachapoyas c'est une ville un peu retirée, la plupart des touristes n'y passent pas sauf un nombre limité
Il faut demander aux autorités locales, au ministère du tourisme du Pérou les chiffres de fréquentation
Sinon des hôtels pour routards , il y en a des tas au Pérou déjà
Voilà la logique/méthodologie que jétablirais:
* pour Chachapoyas connaître la fréquentation touristique locale auprès des autorités
* se renseigner sur le nombre d'hôtels existant , leurs classes ( hostal, hôtel 2,3 étoiles..) pour jauger la concurrence
* faire une recherche locale sur les niveaux de prix combien coûte un hôtel à reprendre
* évaluer au plus près les coûts de fonctionnement : chiffre d'affaire , bénéfice net, coûts d'exploitation ( personnel, réparations de l'hôtel..)
dans Open Office ou feuille de calcul Excel ça se fait magiquement...

d'accord le Pérou ça fascine tout le monde mais encore une fois entre y aller en routard et mettre de l'argent dans un investissement il y a un gouffre désolé un peu pour cette banalité
Ensuite il faut voir si c'est une opération financière rentable ; si ça coûte plus que ça rapporte alors c'est de l'argent perdu
Evidemment que la partie financière sera étudiée de près... nous avons l'habitude des business plan et des études de marché dans nos vies actuelles... 😉
Chachapoyas semble effectivement à première vue un peu à l'écart des circuits actuels, mais notre volonté est d'anticiper le développement touristique de demain... si développement il y a s'entendant.
et évidemment que le projet sera précédé d'une vie sur place quelques mois afin de voir ce qu'il en est réellement, notamment pour les côtés cachés de la vie quotidienne!
la region où tu veux t'installer est tres importante et fera que tu reussisses ou bien que tu perdes pas mal
A mon avis, la region du choquequirao est la plus interessante pouquoi?
parce que:le machu picchu est bloqué en frequentation et est au maxi (refus de la billetterie de plus en plus souvent) et les travaux envisagés actuellement sur les environs proches ne sont que pour des raisons de securité et de desenclavement de la region de aguas calientes et santa theresala ville de cuzco veut developper encore le tourisme, malgré ce probleme du MPLes autorités semblent vouloir developper le Choquequirao , la preuve est la rapidité de la remise en etat des chemins y menant apres les crues de l'arripumacc'est le seul site d'importance qui a des accès rapides qui peuvent être ammenagés. Les sites au nord comme espiritu pampa ou vitcos sont dans des zones troubles et agitées qui ne seront pas nettoyées d'ici le delai que tu te fixesdans cette region, evidemment tu as le trek de 4 jours ou de 7 jours pour rejoindre le MPa partir de Cachora, donc ce lieu est tout designé a l'heure actuelle. Mais si, un amenagement est fait pour faire du choquequirao, un nouveau machu picchu, il y a fort a parier que des accès rapprochent les touristes du site pour pouvoir le faire sur 2 jours.......et c'est là qu'il faudra être......
en ce qui concernent kuelap et chachapoyas, ce sont des sites qui n'attirent pas beaucoup de touristes et sont dans une region aussi assez trouble.
Bien que ces sites sont proches de la la route chicayo - Jaen - Moyabamba - Tarapoto, le flux de touristes est faible
Personnellement, je serais a ta place, je m'installerais quelques temps dans un petit hotel proche des sites à chachapoyas et à cachora et ceci à 2 saisons differentes pour juger de l'animation des lieux
Effectivement nous avions en premier lieu songé au choquequirao et à la région de Cachora mais ce secteur ne risque t'il pas d'être la chasse gardée de gros groupes?
D'ailleurs le projet de téléphérique avance d'après ce que je peux lire...

le Pérou c'était bien avant maintenant c'est trop touristique..
la première fois que j'y suis allé en 1990 , aucun touriste c'était un pays où on ne pouvait aller à cause du Sentier Lumineux, des attentats, on se faisait dépouiller à tous les coins de rue..
Dans les années qui ont suivi la chute du Sentier Lumineux et l'ouverture au tourisme c'était vraiment intéressant on pouvait investir, monter son resto ou hôtel ; Mais maintenant ce n'est plus du tout intéressant, trop saturé en installations.
Est-ce que tu as fait une recherche sur la personne que j'ai mentionné ?
J'ai trouvé un blog sur lui il a fait son trou au Pérou il est parfaitement installé mais pour les nouveaux arrivants ça risque d'être plus difficile
ne faisons pas une généralité sur le pays non plus... il est évident que de vouloir faire quelque chose à Cusco ou Aguas Calientes est devenu impossible...

Le Pérou étant en plein boom économique actuellement, tout achat immobilier est un bon investissement. Ma guesthouse achetée il y a 4 ans à Lima a vu son prix au m2 triplé...
Pour ce qui est du business en lui même, soit tu fais comme les autres et tu fais du quantitatif qui te permet de gagner beaucoup d'argent mais qui requiert plus de frais fixes en personnel (attention aux arnaqueurs qui piquent la caisse au bout de quelques mois) et de travail soit tu te positionnes sur une niche qualitative et le prix n'est plus un critère essentiel et tu gagnes un peu moins mais tu profites de la vie en recevant des clients qui deviennent des amis t invitent au restaurant te font des cadeaux et te recommandent etc...
Prendre des risques sur une niche à Chachapoyas cela veut dire contacter directement les tour opérateurs entreprises associations etc à l'´étranger pour recevoir les touristes qui naturellement ne visiteraient pas cette région exclue des circuits classiques.
Est ce une bonne idée à votre avis d'oser envisager d'investir dans le projet d'un hôtel de charme ou " tout est fait " ?
Je suis dans l'hostellerie depuis 25 ans, New York puis Marrakech. J'aimerai monter une petite affaire en bord de mer, mais cherche un maximum d'infos avant de me rendre sur place bientôt .

If anyone knows the rates charged by movers for a crate to French Polynesia, or what pitfalls to avoid (I know you can get quotes directly from movers, but I’d love insights from actual customers😉).
