Etant dans le métier du batiment nous avons pris contact avec un maçon local (étant venu pour acheter l'année derniere), avant de démarrer les travaux je souhaiterais connaitre les adresses de magasins
vendant fenêtres et portes fenêtres standard, ...
Ya t"il dans la capitale des gros magasins de bricolage style Leroy merlin en france ??
Egalement, que trouve t on comme magasin électro ménager .??
Trouve t on de l'électro ménager 12 volt car nous envisageons de mettre une éolienne ?
Y a t"il des adresses en énergie renouvelable (éolienne, panneau solaire) ?? sur la capitale

Nous avons visité le blog de KIKOURD de boca chica qui est très représentatif de la rép dom.
Nous venons pour 3 mois, et si nous nous plaisons, ce que nous pensons, car nous nous adaptons facilement, nous comptons venir ensuite au moins 6 mois par an. (Dès que nous serons en semi retraite)

Etant un vieux ici, et ayant construit quelques maisons, je peut peut être vous répondre.
Fenêtres et portes standards, ca n'existe pas. Le macon laisse les ouvertures ( huecos) et apres le menuisier fait les portes aux dimensions. Je vous conseille les fenetres en alu coulissantes, avec verre anti-bruit, compter +- 9000P. selon la dimension. Portes de Plywood pour la distribution +- 2500P avec le cadre et porte de Caobas pour l'entrée, +-
50 000P.Ne pas oublier les protections de fenetres et portes en barreaux metalliques, tres cher, selon le dessin.
Il ný a pas de grands magasin ici, a part peut etre la ferreteria Americana ( Av. Kenedy), tres cher.
Les prix aujourd'hui sont connus, 1 parpanig (blok) coute en 6, 16 P, le sac de ciment 200, le M3 de sable 550, le M3 de gravier 600.
Attention dans les prix, car ici les parpaings ont 2 trous et sont creux, alors le macons vas mettre tous les 3 trous un morceau de fer a beton ( varilla de 3/8) et le remplira de concreto
ici, un macon pour coller les parpaings se paye de 15 a 20 pesos le parpaing.
L'ouvrier qui se paye le plus cher est le carreleur.
Si vous avez besoin, n'hesitez pas.

J'ai oublié, pour les panneaux solaires, il y a 4/5 entreprises ici, seulement attention, la technologie n'est pas bien adapté aux ourragans, il est rare de rencontrer des panneaux qui résistent a plus de 180 KM/H de vent. En plus l'investissement est tellement lourd que aux vues du prix de l'electricité ici tu auras besoin d'une vie pour ton retour sur investissement. Les panneaux solaires que je vois sont souvent donné par des associations ou des gouvernements et installes dans des région reculées (dernierement en Dajabon).
Quand aux prix de la construction, pour savoir si tu es dans le marché local ou dans celui de l'arnaque, pour une personne qui s'entend de batiment, qui fait ses plans et son suivi de chantier, compter 5 000 Pesos/m2 en campagne et 9 000 en ville, hors prix du terrain, maison finie avec ouvertures, sanitaires, carrelage et enduits exterieurs.

Comme on vous l'avez dit, j'ai fait moi-même les plans et je peux m'occuper du chantier pour avoir construit plusieurs maisons en France. D'autant plus que nous souhaitons simplement une petite maison
sans prétention, toute simple.
Pour le moment j'ai trouvé un maçon local de LAS GALERAS qui me prendrait 400.000 pesos pour une maison de 50 m2 blocs et toit béton. Il s'occuperait de tout, même du permis de construire, moi je ne serais là que pour surveiller le chantier pour que tout soit conforme.
En revanche, dans ces 400 000 pesos ne sont pas compris les portes, fenêtres, sanitaires et carrelage.
Si nous rajoutons tout cela - fenetres et portes environ 70 000 pesos, électricité 40 000 pesos,
plomberie 60 000 pesos soit la maison finie de 50 m2 pour un total de 570 000 pesos.
à rajouter les frais pour le permis de construire, la fosse et la réserve d'eau.
Qu'en pensez vous, sommes nous dans des prix logiques, sinon auriez vous d'autres solutions plus intéressantes, nous sommes à l'écoute des tous les conseils.
Nous souhaiterions faire une forage, qui peut le faire, et quel en est le cout approximatif ??
Pour la fosse septique, est ce une fosse avec drain filtrant, comme en France ??
Pour la récupération de l'eau de pluie, quelle grandeur de citerne faut il prévoir en béton sous la maison ??
Peut on trouver comme en France des abris de chantier pour ranger le matériel ??

Vous pouvez contacter à las galeras Rémi CATINOT qui vous aidera dans vos démarches. Il parle couramment le dominicain, il a fait construire plusieurs habitations pour des amis et pour lui même sur las galeras. Il connait donc les obligations dominicaines et surtout les us et coutumes du style : le menuisier qui vous dit à "la maniana" pour ne pas dire à quand j'en aurais envie.
C'est quelqu'un de droit avec un coeur d'or. A connaître.
De toute façon, si vous établissez à Las Galeras vous le rencontrerez obligatoirement et vous pouvez le voir à la Villa Plantacion, le dernier Guest House sur la route qui mène à Casa marina Bay.
Nous avons passe 3 mois à las galeras, sommes revenus depuis 1 mois, avons fait construire notre maison durant ces 3 mois avec une équipe de dominicain, tout s'est parfaitement bien passé (mais nous étions la tout les jours pour diriger)
concernant Rémy nous le connaissons bien et sommes en relation par mail avec lui
Comme moi il est passionné de pêche, et nous repartons pour 3 mois en novembre
très impartients de retrouver la vie à la dominicaine, que nous apprécions malgré tout ce que l'on peut lire sur les forums et qui sont parfois loin de la réalité.
