J'aimerais connaître l'avis de personnes connaissant la Floride plus particulièrement la ville de Fort Lauderdale. J'ai comme projet de m'y installer en famille d'ici 3 ans et j'aimerais avoir l'avis de personnes y ayant habité. Nous sommes un couple avec deux enfants (11 et 2 ans).
Merci de me donner des avis sur les écoles bilingues, la vie au quotidien, le climat, les pour et les contres.
Je trouve le marché immobilier étrangement bas, on peut avoir une très belle maison pour moins de 400.000 USD, y a-il des frais supplémentaires lors de l'acquisition ? où est le loup ?
Concernant les locations de maisons, faut-il payer des taxes, telle la taxe d'habitation en France, ou autres ?

je ne peux pas te parler de vrvre là-bas, je n'y vais qu'en vacances
mais pour le coût des maisons, et bien il y a un gros crash au USA c, est dans toutes les nouvelles.
les gens perdent leur maisons car ils les ont financé à un taux très bas et là il ne sont pas capable de faire face au taux plus élevé.
donc les banques ( et autres institutions hypothécaire) ont beaucoup de maisons remises par les propriétaires donc les prix baissent.

En plus des sites d'ambassade ou consulat il ya des forums ou tu pourras trouver toutes ces informations tapes la ville ou tu vas plus expat en l'occurence Fort Lauderdale expat et tu trouveras je pense ton bonheur en plus la contraction expat est bilingue anglais / francais....
Voyager, c'est demander d'un coup à la distance ce que le temps ne pourrait nous donner que peu à peu, c'est gagner son procès contre l'habitude.
J'espere que tu as une très bonne raison pour vivre en permanance à Lauderdale....😉

A Daerfield Beach (un peu au nord) tu peux trouver de charmantes petites maisons style bungalow pour moions de 200, 000
A Pampano Beach(Hypolixo) au complexe Waterside village, de beaux condos tout meublés dans un cadre luxuriant et tres bien paysagé pour 150, 000$....(frais de maintenance 120$/mensuel)
À l'époque où j'y allais souvent, c'était Hollywood qui était le "ghetto" québécois!
J'ai une tante qui a vécu là-bas, justement, avec sa famille durant quelques années. Elle ne parlait pas du tout anglais quand elle est arrivée de même que ses 2 filles. Mon oncle, lui, est anglophone, donc, parfaitement bilingue. Les filles ont été obligées d'aller à l'école anglaise.
Si des écoles bilingues existent, ça me surprendrait. Peut-être du côté privé.
Pour ce qui est du prix des maisons, condos et le reste, les Américains vivent une très grosse crise financière qui commence à se répercuter, ici, également... Alors, plusieurs vont perdre leur maison.
Il y a 12 ans, mon frère et ma belle-soeur ont acheté une maison mobile en banlieue de West Palm Beach. Ils l'ont payé 1 100 $ US. Une vraie farce! C'est vrai qu'ils l'ont rénové entièrement. Dans leur cas, et dans tous les cas des gens qui vivent dans ce genre de maison, ils doivent payer une location pour le terrain, même s'ils l'habitent 6 mois par année. D'ailleurs, ils sont en descendant, justement....
L'euro a une valeur plus forte que notre $ et le $ US. Ici, à Québec, plusieurs Européens et Américains viennent acheter des condos de luxe dans le Vieux Québec et dans les alentours du Petit Champlain. C'est très avantageux pour eux.
Fort Lauderdale est une ville très touristique. Il ya beaucoup de Canadiens qui viennent en vacances, mais en Mars et Avril pendant "Spring Break", la ville est envahie de jeunes collégiens qui passent leur temps à boire et faire la bringue....
Le climat est très très chaud et humide en été, et assez doux en hiver (attention aux ouragans!).
Lors d'une acquisition d'immobilier aux USA, il faut payer les coûts supplémentaires suivants:
1. les frais d'avocats lors de la finalisation de l'achat (closing cost - au moins 5.000 dollars)
2. la commision de l'agent immobilier (5%-10% de la valeur de la propriété)
3. Les charges (monthly maintenance). Si vous avez un apartment les charges mensuelles selon l'immeuble peuvent commençées à partir de $500 et plus... Fort Lauderdale est assez cher, donc les charges ne seront pas données!
Ensuite, il faudra payer les impôts immobiliers annuels (property tax). 20% au moins de la valeur de la propriété.
Aussi, je ne connais pas votre situation, mais je voudrai vous prévenir d'avance, que le seul fait d'achêter de l'immobilier en Floride, ne vous donne pas le droit de résider ou de travailler légallement aux USA. Bien-sûr vous pouvez y venir en vacances, profiter de votre maison et de la plage pendant 90 jours, mais vous n'aurez pas le status de résident permanent.

If anyone knows the rates charged by movers for a crate to French Polynesia, or what pitfalls to avoid (I know you can get quotes directly from movers, but I’d love insights from actual customers😉).

Actually, I’m currently doing a postgraduate diploma in pediatric respiratory physiotherapy and want to specialize in that area.
